When evaluating property investments for campsite development, key factors include land size (8,000 square meters being double the minimum requirement), existing infrastructure like wells and living areas, planning permissions for campsite operations, and natural assets such as olive trees; these elements collectively determine the property's potential for both personal use and income generation.

We Didn’t Expect To Be Considering This Type of Property
Added:Central Portugal, [music] wrapped in quiet beauty, hidden trails, and forgotten places. There's a feeling here that something is waiting to be discovered.
Yet, beneath the scenery, we're carrying [music] a mix of emotions. Hope, comfort, pressure, indecision. We always knew leaving the UK and moving to Portugal [music] wouldn't be easy. Deep down, we still believe that we're doing the right thing. But, as each day passes, the questions seem to grow louder. [music] Because choosing one place means letting go of all the others. But, when we pause and look back at how far we've come, we're reminded why we started this journey in the first place. And that gives us the determination, the courage, and the hope to keep moving forward towards the life we've dreamed of building.
>> Good morning, everyone. It's been nearly 4 months since we arrived in Portugal in [music] search of our new forever home.
And today, we are looking at a type of [music] property that is very different from anything we've looked at before.
>> [music] [music] >> We've had some very hot weather the last few days. It's due to reach 39° today.
And our viewing is not till 4:00. So, what we're going to do is we're going to go and visit something [music] just around the corner from the property we're viewing that has been recommended by the owner who's selling it.
Um [music] and we're going to take a packed lunch with us and just spend a few hours >> [music] >> out there enjoying nature. Let's go and see what Matt is preparing for us [music] for lunch.
>> [singing] >> What we got here?
Our packed lunch for the day.
So, we've got Trying to keep it healthy. We've got some tomatoes. What I love about Portugal is these are some of the tomatoes.
>> That's a Coração de Boi.
>> This is a Coração de Boi.
All right?
>> Yeah.
>> Um They're really tasty. Philippa loves them.
>> [music] >> They've got a lot of different varieties of tomatoes here in Portugal, which is awesome. Um [music] Also, this is a pepper. Now, this is probably one of the smaller ones on the shelf, but this is absolutely mammoth.
So, um We're not sure we can be growing this big, but we'll give it a go. It's a pretty impressive, but they're lovely as well. So, yeah, we're having a healthy healthy lunch uh packed lunch today for our trip out. One thing I'll show you very quickly. We've got um In true uh man fashion, I made something what went down well once, so >> [music] >> let's just make it again and make it again and make it again.
So, we have our courgette muffins. Now, last time I made it with with feta. Actually, this time we've used goat's cheese. They're actually very very nice, so we'll be having them for our lunch as well today.
>> Why are we using goat's cheese?
>> We're using goat's cheese because feta in Portugal is pretty expensive.
So, um we use goat's cheese as an alternative and it's just as nice.
And it gives it a slightly different twang, which is which is cool. I used to hate goat's cheese, but I actually enjoy it now.
So, we're doing that.
And we are saving our cuttings.
Are they cuttings?
>> This is skin.
>> We're tak- saving the skin. We're going to make some vegetable stock later on for a soup that Philippa's going to do as well. Daniel is a massive vegetable lover, so um it's It's good to make sure we've uh got plenty of vegetables in our in our packed lunch. I've actually got a bit of Portuguese news on the background, which I found pretty beneficial. When I spoke to Filipa around um how she learned English, she watched a lot of English TV when she was younger.
All English channels which helped her learning. So, I'm trying to give that a go with the Portuguese news, which is helpful.
I found out today that the price of fuel will be going down by 3 cents a liter next week, which would be which would be good.
>> How are you feeling about today?
>> I'm very much looking forward to this day today. Um bit of a quirky one, so hopefully we're we're looking forward to um getting out of the house, having a bit of sun. It's 39°. We're um we want to get out on the water to cool off, so uh this should be um it should be a fun day. We've got a lot of stuff, and hopefully the the little ones will also love it as well. I'm hoping I'm hoping to be able to get the paddle board out.
>> [music] >> It is 20 past 11, and it's [music] very, very hot out there. We need to do some shopping and also get some water.
So, before we head over to the river beach, [music] and whilst it's too hot, we're going to take the opportunity to go and visit a small village called [music] Figueiró dos Vinhos. We've actually seen a lot of interesting properties around that area as [music] well. So, we're going to get to know the village. We're going to do a little bit of shopping and [music] hopefully find a water fountain that where we can collect some water for the week.
Okay, Naomi.
>> Yeah.
>> Hot day, isn't it?
What excites you most about the day today? What do you think is the most exciting bit?
>> Um viewing the properties.
>> Yeah? You're more excited about that?
Okay, we're going to have to wait a few hours before we get there.
>> [music] >> What a lovely area this is. I love how Portugal [music] still keeps so much of its tradition.
How you can see the old stone houses and how they still preserve and make these um washing clothes areas so beautiful.
I must [music] ask that Matt what the name for washing clothes areas are.
is. What's the name?
I like being the [music] camera woman in these instances.
The camera's not too heavy.
>> I'm out of breath.
>> Anyway, shopping done, water done.
Let's go and find a place for our lovely picnic.
>> Yeah.
>> [music] >> We just saw a sign saying Praia Fluvial.
Uh I didn't [music] get the name. I'll tell you in a minute. And there's picnic tables and looks really cute. And [music] yeah, like Naomi says, looks like there's a little waterfall. So, we're just going to explore this place a little bit before we move on to the fluvial beach.
>> [music] [snorts] >> Oh, there. Look, Daniel.
Come.
I thought you were supposed to swim down here.
I mean quite shallow, huh?
I think they're excited.
Daniel was a bit worried, but actually it's like a swimming pool.
Cool.
>> [music] >> So, the name of this place, I'm so sweaty and hot, is Praia Fluvial da Aldeia de Ana de Avis.
Something along those lines. And [music] it's so beautiful, we decided we're just going to settle here until it's time for the viewing. The kids are going to get some swimming out of the way.
I can't even talk. It's 39° everybody.
It's hot. Let's have some lunch.
Can we do a little bit of Portuguese?
>> [music] >> Hola.
>> Let's do four words of the day. Ella, how do you say bee in Portuguese?
>> Abelha. [music] >> Oh, very close. Say that again. A little bit louder.
>> Abelha.
>> Abelha.
>> Abelha.
>> Abelha.
>> [music] >> Oh, Daniel knows how to say ant. How do you say ant in Portuguese?
>> Formiga.
>> Formiga.
And Daddy, how do you say frog? [music] >> Frog is sapo.
>> How about [music] toad?
>> Sapo.
>> Oh, sapo.
>> Oh, sapo.
>> Naomi, how do you say snail?
>> I'm beginning to say >> Yeah?
>> Caracol.
>> No.
>> It sounds like paracetamol.
>> Caracol.
>> [laughter] >> No one gives Naomi a chance to try.
That's okay. Well, that's the words of the day for today, everybody. We need to go and cool off cuz it's so hot.
>> hot.
>> [music] >> Ella, do you like it here?
>> Yeah.
>> What's your favorite thing? Is it the warm water?
>> It's cold.
>> [music] >> Oh.
>> Did I bite Daddy?
>> I like it.
>> You did good swimming, though.
>> Yeah.
>> So, with this place, it's it's great that we actually stumbled across it by accident.
So, we went to get some [music] water from the local fountain Figueira dos Vinhos.
And um as we came through, we just saw a sign for this and we looked down and let's we pulled over and parked up.
And these river beaches [music] are all over central Portugal.
And I think there's probably a lot more than we even realize.
>> [music] >> Um but this one is really, really well maintained. The water is crystal clear.
The The river's flowing. [music] But it's really nicely done.
It is pretty chilly in the water, I'm not going [music] to lie. But it's high 30s today, so actually, it's a welcome [music] relief, and there's quite a few people here getting refreshed, and jumping, and loving it. And I think this is what the this is what it is about now.
Philippa, Fenna, and Ella are going for a little dip now.
And, yeah.
This is the sort of place we could take the kids to school, and then pop [music] here after school, and spend the rest of the evening.
And I think that's what we're [music] looking for.
>> [music] [music] >> What a stunning, stunning place that was. I really enjoyed getting into [music] the cool water. It was very cold.
Nonetheless, we are off to our viewing.
So, the viewing we're going to is 20 minutes away from this beach. So, it's great to know there's something there's something like that around the corner to come and cool down on hot days.
And, um, it's, I believe, 8,000 square meters.
So, double the bare minimum we want.
And also, they have a campsite license already approved, which makes it extra exciting. So, sounds very, very promising. A lot to look forward to.
We'll see you there.
>> [music] [music] >> It seems really crazy to think that we are considering buying a campsite [music] or a future campsite. It's not up and running yet.
So, we would have to finish off setting it all up.
It's quite windy up here, which feels a bit nice to have the breeze when it's such a hot day.
The property has multiple articles and it has urban articles that's uh ready and able to be lived in. And it already has the planning permission for the campsite as well.
Which can be a lot of bureaucracy and hard work. So, quite a few pros.
The campsite area is relatively flat, as well, which we like. And it has tens of olive trees, which is a dream. Some of them, I can tell, are one, if not 200 years [music] old.
So, very, very cool place to explore.
The land also has one of our main requirements, which is water. So, it has a well.
It hasn't been used.
So, we would need to get it up and running and a [music] pump connected to it. But that's not much of an issue.
And it already has a couple of living areas in place that we could use.
It has a little bungalow and a caravan.
So, lots of potential. [music] I am told that the foot of the ruin is about 170 square meters. So, that in itself would make >> [music] >> a very large house, and you can have it over two floors.
So, um again, very promising.
>> Before we go, we'd love to hear your thoughts on this one. With around 8,000 square meters of usable land, a ruin full of potential, and the possibility of creating an income opportunity through the campsite, this property certainly got us thinking. Of course, it would need significant investment over time, but that's part of what makes these properties so fascinating to explore. So, here's our question to you.
What do you think a property like this should be worth? And with the potential of the land, ruin, and a campsite be enough to make this a worthwhile investment? Let us know in the comments below, and we'd genuinely love to hear your perspective. As always, thank you for joining us on this journey, and we'll see you on the next one.
