Property value in rural Tennessee is influenced by multiple factors including acreage size, location, property condition, and county-specific characteristics such as population, median home values, and property tax rates. Properties with significant acreage (10-28 acres) can offer privacy and natural features like creeks and waterfalls, while smaller properties (3/4 acre) may provide affordability. County variations significantly impact property values, with Green County (population ~74,000, median home value ~$295,000, tax rate 1.64%) showing different pricing dynamics compared to Hancock County (population ~7,104, median home value ~$300,000, tax rate 0.55%) or Pulaski County (population ~19,000, median home value ~$46,000, tax rate 0.42%).
