All right, guys. Another day, another property home tour. If this is your first time tuning into this channel, my name is Chuck. It's Cruel with Simply Vegas, licensed real estate agent out here in Las Vegas, Nevada.
So, today I'm out here in uh Cadence, which is a beautiful master plan community just east of Henderson. So, we are literally in the city of Henderson.
We've got the Hemingway. We have the Seth model that we're going to be touring today.
And this is actually by American West Homes. Here's the main street right here, which is Grand Cadence.
Now, one thing I've noticed here is the flight path for the airport goes down this way here. It is a little bit noisy, but for me, it's not a big deal. For some, it may be, but today we're going to probably start off with the Seth model. So, let me just uh you know what?
I'm going to just walk inside real quick. Now, as you can see, this is a threecar garage.
I'm going to tell you a little bit more about the property, but let me get inside cuz it is a little bit hot.
So, if you guys come out here, we actually got John, the sales agent. Just make sure to let them know you've seen this video. Uh, John, are you kidding me on video?
>> I'm here.
>> I just got a couple questions for the audience. So, guys, this is John right here. So, make sure when you come out here, let him know. Super cool guy. Just real quick, how many lots do we have total?
>> Uh 44.
>> 44. What are the HOAs?
>> 75.
>> And you do have some specials as of today on certain closings, correct?
>> Correct. Yep.
>> So, they may not exist by the time you watch this video. Can you break it down real quick?
>> Yes. So, it's June and July closings for sure. We've got promotional rates, VA, FHA, conventional, um, and then we've got specs all the way up till September.
>> I appreciate that.
>> Yeah, of course.
>> All right. So, let's go take a look at the Seth model here. Okay.
All right, I'm going turn this camera around.
So, as you can see, the Seth model, they've got a couple elevations. The only thing right now with Richmond is that they don't let you really build from ground up. And the reason why they've really kind of stopped this right now is because if they let you build from ground up, you're not going to get the incentives, right, as far as like the interest rates and all that stuff because you can't lock in the interest rate with a six-month build. So you may go into this deal, you're trying to negotiate the deal. You're getting, you know, 6% towards closing cost, 3% towards like a rate buy down, but the rate buy down is only locked for a certain period of time. Matter of fact, I actually do like this model. So what this means to you is that they do have June July closings. Based upon June, July closings, they have special financing offers that they can offer to you, right? But you also have to keep in mind what you are getting. You may not get everything that you see here in the model. So it's a case by case. Now if you guys want the list of standing inventory here, just go ahead and reach on out to me and I will give you the list of standing inventory right now. So that way you can get the best deal as possible.
Or just make sure when you come out here you see John, just let him know you seen this video here. Okay. So right now they do have a Seth model which is this model lot 83 going for 712,000. So this is roughly about 3,000 square ft. Five bedrooms, three bathrooms with a threec car garage. I mean this is a pretty pretty nice home actually.
I love the uh the layout. So, there has been a lot of upgrades as far as like the flooring, the additional sliders, the baseboards, 42 upper cabinets here.
Now, at the design studio located over there on like Blue Diamond and I think Blue Diamond, Dean Martin, they actually really have a nice design studio. So, if you can actually build from ground up, you're going to have a lot of options.
So, we got the white shaker cabinets, quartz countertops, 36-in cook countertops. We got the subway tile here, 42 upper cabinets with a 3-in crown. The only thing that I feel like Richmond needs to do is change the lighting. Okay, these are the old school Reese's lighting. So, you know, if you're the CEO of Richmond American Homes, you're seeing this video, please change it to the LED lights. Okay, that's one of my requests.
Let's take a look at the undermounted sink. So, this one has literally all the bells and whistles. Let's take a look at the slide here. These are all going to be the vinyl slides.
Got that safety bar, which is I really do highly recommend.
So, as you can see, we have pretty much the stock standard slides.
So, it looks like you're set back for your backyard with this covered patio here. You're probably looking at a good 15 to 18 feet.
Now, the setting inventory will not come with the backyard, so something to keep in mind.
I do like the flat tile versus the uh Spanish tile.
We've got two Goodman AC units, so on a 30,000 square foot. Um, as far as energy efficient, um, I feel like these are properly installed with two units, that is actually a plus.
It makes sense to add this additional slide here versus having a window.
Nice and breezy today, but if you're out in the sun, oo, let me tell you, does get a little bit hot.
All right, so we have a thermostat here.
Looks like the original pony wall was knocked down. They added the railing banister, which is really nice. So, this is your formal dining area.
Believe it or not, this is one of the popular models that this builder offers.
One of my favorites, by the way.
You'll notice the alarm system is always right next to the garage.
Now, what happens if you decide not to buy that alarm system? There's actually a 24volt always ran there, so you can use any company that you choose to after you close.
This is the Aqua fiberglass tub combo.
Uh, this is only 32 in, which is I don't like this. I definitely want my vanity a little bit higher. Let's take it up to that 36. Okay, so one of the benefits here is that we do have a bedroom downstairs. Remember, you have the option all the way up to the five bedrooms on here. So, here's bedroom number one. Another plus is we have a transfer duck, which is a plus here.
You notice 9 foot ceilings, 8ft doors.
You have the larger skip trial texture here. So, it's basically an orange peel, but it's more of a bigger type of orange peel.
2-in casings around the doors. Not bad.
Here's the threecar garage access. Looks like we have additional cabinet space.
Okay, I definitely do like this more storage underneath the staircase.
The doors are the two panel doors, but they're not solid uh doors.
Now, I feel like if you have the option to get rid of the pony wall to add this banister, it really changes the vibe and the look of this for sure.
Also, one thing I do want to mention is that with these builders, if you're going under contract, okay, with a builder, you don't have an agent, you're really screwing yourself because I literally just represented a client that we were able to negotiate 6% towards closing costs and fees. And based upon the type of loan, okay, we were only able to get four% credit to the buyer and we had like another $10,000, but because we used a builder's title company, okay, they literally tried to play these games and not give us the additional 10 grand. So, I literally had to fight with this builder.
And there's verbiage in their contract that states, "We will give you the 6%, but we will only pay for certain type of fees." But obviously, I was smart enough to add certain verbiages into the counter, recurring and non-recurring closing costs. But because of the title company, right, that the builder owns, they were coming back and they were trying to tell me like, "No, according to our contract here, we're not giving you an additional 10 grand even though that we said, you know, 6% in our contract states that these are the only things that we're going to contribute to."
And I had to be very polite, but you know, I was very disappointed in this builder, especially doing a lot of business with them, right? We got the drain pan, which is a plus. Cabinets here too as well.
Oh, with the sink. But anyway, I had to take it to upper management. We were literally going back and forth, okay? And I literally had to tell him like, "Dude, you guys cannot change the contract. This is real estate law.
contract 101 and basically it was a pissing match at this point. It was going back and forth, back and forth and they finally caved in. But it's funny to me like how a lot of you guys will watch this video and go out and go purchase a home by on your own because you're thinking that you can get a better deal, right, by not having a real estate agent. You're thinking you're getting a deal. But the problem is that if you don't know the contracts and you don't know how to look at a settlement statement and you don't know the guidelines when it comes to the loans, right? You're going to get hoes every single time.
Like I had a problem with this builder. So imagine if you were in this situation and you didn't have that type of knowledge that I have or have, right? You're going to be hosed.
And it just upsets me when a lot of you guys watch this video, go out and buy a home on your own, then now you're stuck into a contract, then you call me to ask for help.
By then it's too late because I can't represent you. Now I have to charge you out of pocket to for a consultant fee. That just doesn't make any sense at all.
But yeah, you know what? What I'm going to do is tell you the probably a full story in a whole another video of how everything actually transpired, the breakdown so that way you guys can actually be educated.
And what's funny is like the third party title company even though the builder owns this title company. Okay, that third party company knows or that title company knows that you don't work directly for the builder. Even though the builder owns that title company, your job is to take orders from the contract, from the buying side and the selling side.
But man, this was a battle.
But it was like literally one of those things where I was sticking to them like fly on I wouldn't let go. It was just to the point where just like just give him what he wants so we can just get this thing done.
And at the end of the day, look, it's about doing the right thing. It's about representing, you know, the client because the client doesn't know. The home buyer just doesn't understand all the terminology, all the people involved in the contract. how things actually work behind the scenes. They're just so excited about just, you know, I want to get the house.
Let's take a look at this bathroom here.
