Well, I think just by sticking to our vision of light and space >> and uh providing people with a sense of place, just speaking to on people's unspoken desires in terms of what they want to see and where they want what they want to live. Things that developers usually overlook like uh tranquility, calm, landscaping, you know, um just space really, not cramping up the space and really. So that's what we s that's what we stuck to and we just saw that we executed it to the end and provided now we have we have it showing up and it's proven to the public now. So yeah.
>> Beautiful. How how long have you guys been in construction and what have been your previous projects if you can just mention a few?
>> Okay. Well um I was born into this pretty much. I've been born into construction.

>> So over 30 years now.

>> Family. Yes. Family. Yes. And so >> um so mostly products are in Victoria Island and Koi. Some for First Bank, some for um legal firms like the Banodalo um office. Then we have the Muse on Gerard Road.

>> When you started this project, who exactly were you building it for? We had clients that's the high-end client, high net worth individuals in mind who have possibly lived outside of Lagos or lived in Lagos and just want to have their all their need all their needs catered to terms of leisure, entertainment, relaxation, um everything, you know, just in one space um shopping needs as well, you know. So we thought about everything and just giving them all those things while also maintaining the peace and tranquility in an environment that anybody would love to have in their home like it just gets away from the business of Lagos, you know. So yeah, >> when your investors or when anyone walks into AG2 residences, what's the emotion you expect to hit them before anything else? Those cool breeze, peace and tranquility, you know, a sense of place, a vision of life, light and space, you know, those few salient points people that what people are looking for, they can find here. What people are searching for, their unspoken desires that being met in in the residences.

>> What makes this project different?
Because we we tour homes all the time and we notice some distinct features in every home. And actually that's what makes our our clients and our viewers subscribers interested in Nigeria what Nigeria has to offer because we are bringing something unique to their faces. So what makes it different different from every other project now I know >> space >> it is very spacious. I think this is on 320 m right each apartment. So I know the space I know the greenery but what makes it different? Well, what makes it difference is that we are the like I said, we are the first to do this hotel apartment scheme in a luxury development. So, think about like your four body lawns, your Belmonte, 39 body lawn. They just build and they sell, you know, but we have built and we've now made it a hotel apartment. So, we are the first in that class. Everybody else builds let's say mid luxury or you know you know but we have actually made it luxurious and every term of this in term of the standards we've met all the standards in term of finishing that's kind of what differentiates us >> okay so you can see how spacious the apartment is >> I can the living room I can it is incredibly spacious my goodness >> wow >> um mark at agency residences is attention to detail and superior specification >> okay So when from the floor to ceiling glazing on both sides allowing for cross air ventilation to the fire alarm system. What gives you confidence in the earning potential of AG2 over time?
So what gives me confidence is that the people that we've the people that we've come into partnership with how eager they are to come on board term of the hotel franchises as well that have come to our doorstep terms of the restaurant that we're seeking to uh the fine dining we're seeking to um put at the rooftop terrace the private cinema as well the personal shopping experience we have want to have going on here how everybody can see the vision that we are looking to achieve and how they are able to realize that this is not something that's that's been done in the market.
So, and so they can see they can they can see the television where we're going to. So, that gives me confidence when I see how eager people are to partner with me. And then also um the investor investor feedback, people that have come in around and those who have keyed in already as well, mostly people from the diaspora really that's how that's what I've that's what I've come to notice because people here in Nigeria sometimes have different expectations. But those who understand what those who can see beyond what's what they want to see are able to key in to both both here both home and abroad.
>> What kind of return should people expect people who get to invest here?
>> Yeah. So we are safely promising between 10 and 20%. Safely promising between 10 and 10. Peranom peranom. Yes. Paranom.
Yes. So but we are aiming to increase this increase this above that 20% you know so we we are very confident that we will be able to do so but at least we it's better to under promise and overd deliver. So at least the under the under promise would be between 10 and 20%.
Yeah that's what I'm talking about. Show me the money and I'm sure that's what my investors like to hear. How can they make money?
>> Let your mind rest easy when you're laying in your bed as ourations still running through your head. We've got big decisions.
Yeah. They're staring in our face. And I didn't know. I didn't know just how to say.

>> There's 24 apartments in this building.
We've >> fully furnished eight of the apartments as a proof of concept. So what we've done is that we've allowed people to come in and stay you know have to let us know their experiences you know how they feel and generally the general consensus has just been just a piece like I said they've received that piece just quiet calm it's just you know tucked away so um we are rolling this out this hotel apartment investment scheme >> we'll be rolling that out within the next one to two months >> okay >> so people will be able to come and stay on a nightly basis or monthly basis whatever you know whatever people might need. So I think there we'll have more we have more um feedback >> more people are feeling but so far so far it's been good for a while.
>> Okay so the rooms >> are in there three rooms give you a tour of all the three of them >> they're all quite big so >> I can I mean >> three master bedrooms pretty much >> of course. So start with this room.
>> It's so chilly here. So all all the rooms come with AC.

>> We decided to make give this two beds for the kids in case someone's coming with kids, you know.

>> Now a lot of people will look at Egypt 2 and see the architecture, the structure, the aesthetics, you know, but you and I know that beneath all of these are conversations around investment. Now when AG2 was being structured, who exactly was the investor you were building for? So originally it was just for people to live you know they're moving to a luxury development and then now a hotel apartment. So the kind of people I have in mind are those who want all their needs met.
>> Okay.
>> Those um high ended high network individuals that want all their needs met in a particular space in terms of return on investment as well as a place to know that they have as their own to stay as well at the same time. So it's like owning a hotel kind of thing. So those are kind of people we have in mind they were trying to cater to. So, let's talk about the investment angle because this is more like the first of its kind.
I really don't get to see much of this beyond um having to buy property and um probably you rent or shortlets. You know, these are the things most people have been able to make returns on their property. Now to hear that uh you've come into partnership with um companies, organizations and just to ensure you're not just buying a property but you're also getting value. Can you expiate further on that um that angle of investment?
>> Okay. So on the hotel apartment scheme can expate on that. Yes. So we there have been a few of them that rolled out and we are the first I say we're the first and you know in the luxury space in in the ultra luxury space to actually roll out this concept cuz we're actually we're where other projects are aspiring to be. We're complete.
>> So um with the hotel apartment we're looking to for people to those that have invested they have invested. We don't we don't want them to just have a property that's just not yielding returns. We want to get the highest possible value on on their investments. So what we were able to promise here is that on the investment we're able to secure the investment in 10 years and double it in 20.
>> Okay, >> that's that's what we're that's what we're guaranteeing to our investors at least.
>> So and it can and we actually plan to have it a lot higher than that. We're looking actually sweet spots about 20% on an annual annual um that's what we're aiming to achieve at least and then you know go on from there. So and in this concept people usually just buy properties and they don't necessarily get those returns on a regular basis.
They're just living in it or you know here we're looking for investors those who want to get returns in there and and the sweet spot about is that you can invest is also yours as well. So if you want to stay you know you can stay you know but >> not not forever so that you so you'll be able to get your return on investment return. Exactly. So that's that's that's the >> but I mean the option of having to purchase and leaving >> is there right? It's there of course and we that's actually our favorite kind of client living so we're so able to service you completely you know everything you know you're living in a hotel pretty much >> so now the second bedroom which is somewhat like it but it's >> okay >> not two beds like this one >> okay >> it's just the one bed as opposed to two as the other >> I mean it's still it's still big enough actually cuz you can have a bed right there >> so I think it's the same size as that room >> right I see I So you have your dresser over here.
>> Mhm.
>> Your closet closet. There's a whole space over there. You have something to come in over there as well. Like a sitting area over there, too.
>> And yeah, your on suite.
>> Amazing.

>> Yes. In the in the initial block, the first block from from the entrance. Um we also have a spa of a spa. We have a restaurant, rooftop lounge has doubles as a restaurant and a private cinema.
>> We have a talk shop that's like a mini cafe that services the pool area.
>> Okay.
>> A gym. So everything you'd look for in a space.
>> Basically a one-stop shop, you know, for everything.

>> So, I'll say a a residences kind of evolved over time. Originally it was just meant to be a development for for leasing but then we changed it into a luxury development and we enhanced the designs and then so that was where we that's where we were initially then we now now we moved into a hotel apartment that's where we are now so it took us about four or five years to complete um and what were the challenges challenges we had I would say um importing some of the finishing materials getting them getting them cleared through customs.
That was a headache and there were some serious fights on site regarding that.
But it's um but we have a wonderful team of consultants on the project, a wonderful team of project managers, uh engineers, general contractors, everybody's come together to bring the vision a to fruition.

>> Well fully cladded. I mean we've done the thing where you tile on the building but that doesn't allow the building to breed and then it starts bleeding what we call bleeding when when the when the when after over time starts seeing bleeding on the building. So when you clad you it completely avoid that and it helps your maintenance cost over the years. So just have to just >> have clean just a cleaning. Yeah. with the L that's those hoists >> okay >> go around to clean so once like maybe once a year we we do that but you don't have to worry about that rain doesn't >> damage the exterior of the facade and all that yeah so >> well but um our main focus is the like you said the landscaping you can see over there the children's play area >> so yeah here you're in the primary states you can be looking over your kids exactly >> yeah and then just the pool area the focal point the pool area from here you can see the pool the gym over here and as the relaxation this and the landscaping all around. Talking about design in terms you can see how sunny it is currently.
>> Yes, it is sunny.
>> So this is created as a shade.
>> Okay.
>> So when you're out on your balcony fantastic people stay over here sit here and it covers the sunlight. It's all around all the >> Yeah, I can see I mean I was wondering >> people wonder. So it doubles as both the it covers the outdoor >> AC also as a shade as well.
Why was it important for you to think long term? Now, I'm saying this because um real estate, we we see lots of people buy properties, which is fantastic, not bad, right? You buy properties, you rent the regular rental panum or shortlets, but you went a step further into structuring an investment plan for investors. And why was it why was it important for you to think long term?
Okay. So, I studied in the US and I studed in the UK. And from the US, you always aim to achieve the highest and best use for a property. And that's what we that's what we aim to achieve here as well. So, it's almost like um squeezing an orange and getting all the juice out of the orange. That's what we've done here to get all the juice out of the property, okay?
>> In terms of um yearly annual return on returns on investment. So, when people look at that, they usually look more in commercial real estate in terms of office spaces. But we in terms of residential we find that the highest way to get gain return on investment is in a hotel apartment structure and that's what we've that's what we sought out to establish here at AG2 Residences world baby we're on the vision everything >> so at the AG2 residences what we've been intentional about communicating is brand excellence.
>> Okay.
>> In terms of like once you've hit the gates, you enter through the gates is the electronic gates, it opens in, then you have your security coming in here to check every every car that's coming in the vehicle. Attention to detail is what we're making sure we we are communicating with our brand, not just with our branding online, but with the brand with how people feel, the perception of the building entering and all of that. So here we have a security point, one security point, not security points over there. There's two entrances and exits.
>> Okay, >> on both sides we have generator sets, generator rooms over there.
>> So we are short of power, all of that, >> clean water and the likes >> 24/7 water treatment, everything. It's all here. We have your facility managements in here. And if you look around, you can see >> I can see I think I think coming in is an experience. And that is what um development should feel like. shouldn't just feel like structures alone and bricks and walls. I mean coming in there should feel it soul. I mean it should be soulful and when you come in here it's a whole new experience and then the whole greenery, the landscaping, the design. I think you guys got it right.
>> Thank you. So I mean as you can see landscape architecture >> that's the main thing that we want make sure we people can feel that when they come in here all around you have landscape or not. And you see the two palms representing AG2. Oh, >> so it's significant >> significant super amazing grace too residences. So >> yeah, so I mean so when I say communicating brand excellence as you come in, >> you're you're met there at the concierge point with the with the buggy the guys that come to bring your your suitcases and whatn not into the >> into the desk. The concier is in there.
So like I said, there's two concage desks, one for this building, one for that building. And like I said, the concage doubles as a building concage and a lifestyle conc.
And then guests, whatever they need at the front desk, they come and meet them.

>> What What's the size of land this sits on?
>> Here is This is about 3,700 m.
>> Wow. For just 24 apartments.
>> Yes.
>> We're supposed to have up to 50 apartments here. I'm sorry before anybody comes for me.
>> But I mean, that's what I get to see on 3,000. Like I said, here here in Lagos, especially Ecoim, every square meter matters. And then you've dedicated so much to landscaping.
>> This is all apartments. This can be apartments.
>> That's what I'm saying. Every square, this is a square. Every square meter matters. This is 5 million per square meter. So, I'm glad that um you you put all of these into consideration, the lifestyle, the entire experience driving in. You're not just driving into a concrete jungle.
>> Yes.
>> You're driving into a home, a peaceful home. All right. And you have um the car parking underneath. Yeah. Like how many cars to a unit?
>> Two. Two to two to a unit.
>> We have electric vehicle stations coming in, charging stations coming in as well.
So as you can notice this is all stamped concrete stamped concrete all through and then epoxil flooring over there in the car park and in the generator room as well.

>> You have all the furniture that's been put out here.
>> What's the idea about this this >> Okay. It's a design fee feature, but um also it allows light into the natural light into the car park which is beneath.

>> This. So those two allow for natural light into the car park. And then my favorite part of the landscape is the those massive potted plants.
>> Ah they all grow in blue.

Um so here coming in here is a fine dining afroofusion restaurant coming in inside over there inside and outside indoor and outside and then also a private cinema indoor and outdoor cinema. So at this point where we at we're people are also able to invest in this concept because it's uh it's a it's a one it's a first of its kind in there's not really any like finding restaurants in so currently this is something that we are open to investors also we have numbers also for you guys to key into this now so um in there is the private cinema out here is a private cinema as well have an outdoor TV screen in here and an indoor uh projector Ajitsu is a very spectacular development. You know, I have taught this project. We've had lots of investors come on board. But um I know this is not the only vision in motion.
>> I know you have something else coming up. And um we have two types of investors. We have people who want to see it standing and want to key into it.
For them seeing is believing and that is not that is not wrong, right? And we have others who always like to milk it at the early stage. They want to be a part of it basically because of um the goodies that come with you know starting early you know the the payment plan and um buying below the market value right so I know I am privy to a few information on your new project.
