Ladies and gentlemen, welcome back to the channel. In front of me, I have the Sela floor plan. A beautiful layout with a three-car garage, and these are the single bay is separate from the two-bay garage. This house has a starting price of $563,000 with 2,210 sq ft that could be expanded to about 2,400 sq ft if you get the next-gen setup over here in place of the third car garage. We'll talk about that later when we go in.
Huge driveway on this house, by the way.
You'll get about a 30-ft driveway going into your uh two-car garage set up here. The reason why is because most of the house extends on this side, and then you have all of this space open.
Then we are located at Aries, which is a master-planned community built by Pulte.
Specifically, this this community is called Oasis Canyon, and um this is the Sela floor plan.
Beautiful layout, and we'll go inside and check it out.
Base price is 563. We have to add on top of that lot premium and upgrades. We'll talk about those later.

Do you walk in?
Nice hallway leading you to the living room. You can see through the other side of the house, there's a big sliding door going into the backyard.
To the left side, we have an office, spacious office. To the right side, your laundry room and your garage. Over to the left side, in this case, this is the included floor plan, which gives you two big bedrooms with walk-in closets, and this would be the shared bathroom in between for these two rooms. We have a single sink, toilet, and then a walk-in shower. Usually comes with a tub and shower combo. This one has the upgraded walk-in shower with a zero threshold, plus all the tile upgrade.
>> [snorts] >> It could go up to 10 grand to do something like that. Otherwise, just the zero threshold is about five. Just all the tile that they upgrade and brings it up to 10.
Now, this is the first suite that we're going to look at. It's about 11 by 11. Good size room, maybe 11 by 12. Yeah, it's an 11 by 12 with spacious with a walk-in closet right next to it.
And 8-ft doors throughout the house, 9-ft ceilings.
This is the second room, which is even bigger. It's about 12 by 13. That's a queen-size bed, it looks like.
Maybe full. Maybe it's a full-size bed.
But, it's spacious, this room. You can put a king bed if you wanted to.
>> [music] >> It does have a walk-in closet on this side. Now, behind this wall, we have a single-car garage. If you want to do the next gen, you can. And they'll they'll turn that single-car garage into the living space for this bedroom. So, you'll have, you know, set up with a little kitchenette, couch, TV inside the one-car garage that will be turned into living space. That adds about 200 sq ft to the square footage of the house, which in this situation, it's 2210 sq ft, but adding 200, it'll be around 2400.
As we walk up, we'll see to the left side your den.
And this one comes with only two bathrooms, which means this powder room is an upgrade.
And it's a nice upgrade to have. But, what it does is it shrinks this office to about 11 by 13.
Still a good size office, plenty of room. If you want a bigger room here, say you want to make a gym or something, you don't have to add this powder room.
And it would just extend this room all the way up through here, which is very nice.
Onto the right side, you'll see this laundry room.
Spacious smart panel, security box that's optional. This is a linen closet. Oh, wait, sorry, coat closet.
And then this will lead you out to the garage, which is now the just an office like storage space that they use. A two-car garage in this situation.
But we have the third over on the other side, remember?
Going into the your living room. This is probably the smallest one out of all three of the floor plans that they offer, which by the way, I'm going to leave a link up here to the Garden Gate, which is the one next door. Similar square footage, just slightly bigger.
And then I'm also going to leave a link up there to the Parklane floor plan.
That's all the floor plans that they have in this specific community.
Huge island. We have five seats in this island. Quartz countertops, cabinets, they extended them all the way out into your dining room space as well, which makes this kitchen amazing. Love it.
Beautiful setup. This is the included appliance package. We have a Whirlpool built-in cooktop 36-in canopy hood, microwave above your built-in oven. And then you can also add for an extra fee built-in oven underneath your cooktop.
And then on top of that, you can go to the KitchenAid line, which adds an extra four to five grand to the price, which will give you KitchenAid brand.
Optional refrigerator. The cabinets still over there included. Beautiful quartz. They definitely upgraded this house like all the models that they upgrade. This is usually a granite. It comes with tile in the kitchen and dining room. Living room, all the bedrooms and hallways get carpet. All the wet areas get tile.
This upgrade to extend those cabinets cuz normally the cabinets will end where this countertop ends, right here, lined up with there. And then all of these are all upgrade.
That's going to add an extra 6 to 8,000 dollars.
Big dining room. And if you don't add them, you have even more space in the dining room if you want a big rectangular table. But this is a great setup. Big windows also. Sliding door leading you out to the backyard, that's an included option.
Also here it comes included with windows.
And you can add this big sliding door, it's about 12 ft wide by 8 in height.
Leads you out to your covered patio.
Very nice.
This specific lot looks like it's a little bit bigger than the other lots that we saw next door. We'll go there in a second, but we do have your primary bedroom back here.
As far as upgrades, this house has quite a few. Just to show you, okay, 6 to 8 grand for that extension. Countertops, 8 grand.
Cabinets, maybe another eight, maybe 10.
Uh appliance package, this is the included.
Refrigerator, 2 grand.
And here we have the powder room added, 8 grand.
We have the Let's see. No, that's pretty much it for this one as far as structural. We do have this luxury vinyl plank throughout all the main living space. That's about 20 to 25 grand with the builder.
And then carpet most likely has some extra upgrades. Lot premiums range anywhere between 22 90 grand.
We'll talk about that later.
This is your primary bedroom. It has separated sinks.
Walk-in shower. Now it comes included with a a shower just like this. This one has a zero threshold. Like not the tile.
This one they did some custom tile setup with the bench, which is really nice.
Then we have the water closet and a big walk-in closet.
Spacious.

If you don't have a realtor, it'll be great if I could represent you. If you do have one, be loyal, stay with your realtor and have them represent you. Although they should know about these new construction homes because there are so much competition on this side of town. I mean, you get a house similar to this one for about the same price, lower, higher. It really depends on what you're looking for.
Big pergolas are an upgrade. So, back here you just get dirt. This is a good size lot. This will give you plenty of room for a pool. Specifically, this one is kind of widening out to this fence in the back, which is giving you more backyard space compared to these other homes next door.
But we do have some strip view lots, which are those up there. They're available right now anywhere between 70 to 90 grand, which is not a bad price for a strip view lot.
They overlook [clears throat] all the homes beneath them and you will get that view of the strip.
Obviously, mountains, 360 mountain views. On that side we have a a lot of mountains and there's hiking trails throughout, so really nice.
Big covered patio all included. Now, upgrades. So, base price is 563 for this house after we put in let's say on the low end 60 grand if you don't want to do flooring with the builder.
You don't do many upgrades like you don't want to do anything as far as structural goes like bedrooms added or uh powder rooms or sliding doors all that stuff then you're probably looking around 50 to 60 with the design center.
If you start adding all the structure the the bedrooms and all that stuff you can easily be at at a 100.
If you go crazy build for something like the model home you can be at 150. So you got to watch out you got to get some incentives from the builder to try to uh make up for that difference because otherwise you're overpaying for the house probably going to have issues with the appraisal as homes I mean they do sell for a good amount out here but I don't think you can justify the CN800000 or 750000 or house um you know if you start doing all these upgrades in the house.
