[music] [music] >> How's everyone doing? Gavin Johns here from Trillion Real Estate with your real estate market update and insights. Uh super blessed to be a real estate advisor for clients here in Temecula, California and surrounding areas.
Uh just had um a broker's open at a new listing from one of my friends in Santiago Estates right off of Day Portola. And um I'll be posting a video uh so you can check that out for more. Um as always, just to keep up to date with everything, stay stay subscribed to the channel and uh and stay tuned, right? Some real exciting things going on in the market right now.
Uh despite what some of the news and media might say, you got to take that for what it is and for also with a grain of salt, right? Um you don't want to get too much in a fear-based mindset, a negative-based mindset because in life and in real estate, there's always opportunities.
You just got to be looking at it from the right perspective, right? Uh so that's super important as well, the mindset, right? Just in life in general, mindset is really powerful.
Uh I wrote down right here, uh right now um in the last 30 days uh Temecula surrounding area areas, the average sale price of a home was $825,000.
Average days on market, 30 to 45 days.
Uh interest rates right now, they've gone up a little bit, 6.67% 30-year fixed-rate mortgage, 6.22% FHA 30-year loan. Um there's a lot of new listings, right? As I explained in the last video, uh in the last month and a half to 2 months, there's been an increase in 25% or more listings in the area. People are buying.
There is a little bit in negotiation right now, um because some of the homes that are staying on the market for a little, they're having to flex a little bit, right? You got to um keep in mind that, you know, there's a supply and there's a demand, right?
The supply with the sellers and the inventory, the demand with the buyers buying the homes, right? So, they all work together, right? Uh in a perfect cohesion, right? And that's what we do with Trillion Real Estate is we help you. We sit down, we consult with you.
We run the comps in the area, uh take everything into account from your home and the market so we can list it at the best price for you to best position you for success. And if you're a buyers on that side, we help people go visit properties, tour properties, and obviously to get pre-qualified and pre-approved from a lender so you can best position so we can best position you for success and your family as well.
And we also work with investors, of course, uh whether it's land, whether it's commercial real estate, whether it's fix and then flipping a home, renting it out, um whether it's buy and hold, right? Um as a homeowner, technically, we're all investors, right?
Because for your home, right? That is generally generally for the United States of America, for the world population as a whole, generally, if you're a homeowner, that will be the biggest if one of the biggest, if not the biggest purchases of your life, right? It's important, right? It's a big asset. It's a way to be able to uh funnel that wealth in your life strategically and grow it over time to create generate generational wealth, right? It's an asset, which is super huge, right? Super important to take into consideration.

The market right now, uh, you know, heading from spring into summer, it is still kind of picking up. There's uh, still a little bit of fear. Uh, the interest rates are a little bit higher.
Um, there's a lot of different things that go into play there as I've talked about before. Just uh, political, um, but also with some of the war as well. Uh, just the real estate market in general. Uh, but nothing to be fearful of, right? There Like I said, there's still great opportunities.
Uh, so focus on that. Let's see. Story of the week. I didn't have one planned and prepared, but let's see. I got one.
Um, well, I uh, just ended up helping someone secure a lease for a commercial property. So, um, yeah, I'll share that.
Uh, we'll go into too much of the details, uh, just for privacy reasons.
Uh, but great client, great person, love working with these people. Um, they reached out, we toured some properties, and um, finally found a good happy medium with what they're looking for, and um, was able to secure that lease.
Um, there was some back and forth sometimes in real estate where there's offers and counteroffers and negotiations. It can be a little stressful. Uh, but the reason I tell you this story is to uh, one, keep your goals in mind. Two, stay calm under pressure. And then three, partner with a good real estate advisor.
Um, they were super gracious to partner with me on this, and I was super grateful to be able to help them with this.
Um, not only are they clients, but they're really good friends. Um, so super excited to um, see them, and um, be able to help them. Uh, what I'm saying is see them, uh, have great success in this business, and be able to help them along the journey. It's been super rewarding. So, uh, that is the story. Uh let's see. Call to action is use and utilize real estate as an asset, right? I want you to keep that in mind.
Real estate is an asset. Uh it's not a liability, right? It's an asset because you can accumulate wealth over time through that.
It will more than likely improve and increase in value, right? In the long run. So, that's something you can be confident with. It's a great investment.
