Top 3 Real Estate Projects to Invest in Punta Cana for 2026 🇩🇴Added:
Everyone wants to invest in Punta Cana right now. But, most people are still investing based on beautiful renderings and sales promises. So, today I did something different. I visited three of the most promising real estate projects in Punta Cana for 2026 in three completely different areas to show you what's actually happening on the ground.
You will see work in progress, model units, amenities, rental potential, and which project I believe makes the most sense depending on what you are looking for, rental income, second vacation home, or a retirement property. Project number one, Vista Golf, located in the Cap Cana area. All right, so here we are, Vista Golf. The developers of Vista Golf are RV Group. These guys are well recognized in the whole destination.
They have delivered projects here in Cap Cana, Punta Cana Village, and in the Bavaro area.
Now, the location of Vista Golf is Las Iguanas. Actually, I've been talking about this spot in previous video, so I will drop a link here on the top where you can learn more about Las Iguanas, Cap Cana, different type of properties, and the price range. So, this area is one of the most promising one because as you can appreciate here, is happening a lot of new construction.
So, that means something.
Capital gain, more value.
So, while all of this is happening, I'm telling you Las Iguanas is big, and we also have other projects already done.
You can appreciate just right here, and amenities under operation such as half of the golf course of Las Iguanas, as you can see just right here. But, Vista Golf is not just located in a random area in Las Iguanas. Here, these guys are located on the second line of the beach.
So, that means that from here you can be able to walk to the beach.
And a time frame no more than 10, 12 minutes. And also, this project is offering views to the new golf course.
So from now I'm going to show you the distance from Vista Golf to multiple places of interest.
So if we start just right here, this is one of the ways you can go to Juanillo Beach in just half mile. In a time frame again between 10 to 12 minutes walking and just through this street you have multiple restaurants and trucks where you can just stop. It's really nice walking through here. Now let's say like you have a golf cart or just a cart and you want to go to to Juanillo Beach normally, you can continue just right here and there you go. Less than 1 mile if you're driving, I'm telling you you will take pretty much like 3 minutes, no more than that.
However, this is not something you have to worry about because the project will include shuttle to the beach back and forth.
Now let's say you want to go to La Marina for example. Right, you just come here right here. You have two ways to go to La Marina, so this is one, 3 and 1/2 miles or you can just come through here where all the restaurants are located, entertainment and everything else.
There you go. So less than 4 miles in a time frame like 5 minutes if you are driving.
Actually, the whole Cap Cana as you can see right now here is pretty much in a time frame from one place to the other in no more than 5 to 10 minutes.
Of course, depending on where you are, you can get by walking, but if you are wondering, I can just walk the whole Cap Cana, my friend, this is pretty much bigger than Manhattan. So you already know what I'm talking about. Now let's say you want to go to El Dorado Water Park for example. So we start right here.
Here to here, and there you go.
Just less than 2 and 1/2 miles. Again, between 5 to 10 minutes driving.
And that's pretty much what you can expect of the rest of the amenities.
Now, let's take a look about the project itself. So, these are renderings, but right now I'm going to show you a real video in working progress. And now you can compare the brochures with the reality. But, here in this town home, what you can expect is pretty much what you can see right here. I mean, here these guys are offering two bedrooms unit starting at 360 something, depending on the level, the view, and if you are having a jacuzzi, the price might change, but this is pretty much the range you can expect here.
In addition, these guys are offering comfort tour. So, you don't have to worry about paying taxes for 15 years.
They also are offering a very nice lobby with a corner where you can do your check-in, check-out. And this is the master plan of the whole project. It's actually a low-density project, which makes it like with more privacy, more exclusive, and at the end you have all these amenities that you can use for yourself if you are looking for a second vacation home, if you are looking to generating a ROI through short-term rental, or just being retirement retired in a place like this. Here they have mini golf, they have multiple swimming pools. This is the clubhouse where you will have co-working space, restaurants, like lounge space, really nice.

>> [music] [music] >> Project number two, City Place, located in the downtown area. All right, City Place luxury condos. The developers of this project are Bestinpro Group. These guys have been on the market for over 25 years of experience. They are powerful and they have delivered multiple projects in different areas such as Cap Cana, downtown, luxury villas. They are responsible of the top resorts in the whole destination. So, basically, what you can expect from them are good qualities and good expertise.
Now, regarding the location here, you are next to the downtown.
All this area is called City Place and inside of City Place, you will have multiple projects.
So, this one is called City Place luxury condos. So, this area is ideal for someone who wants to build a strong capital gain. Why this? You can appreciate that there are a lot of pre-construction, but here we are not talking about just residential. Actually, we are talking about business as well in all these first line by the highway are coming multiple businesses. Social business center is coming a hotel, casino. It's coming Um, international school, multiple hospitals. So, at the end this will create a high demand to this area. Now, from now I'm going to show you that this is from the project two places of interest. So, from City Place, which is located right here, you can appreciate that they already have alternative way, but let's start from here. If you want to go to the downtown, there you go. It's less than 1 mile and you can go by walking, right? Remember the downtown is the second place most visited in the whole destination. So, once you are here, my friend, is all yours. Here is the nightlife. Here you have the Dolphinarium, Caribbean Lake Park. Here you have the downtown mall, Plaza San Juan, Paseo San Juan, where you have all the restaurant and a lot of entertainment and activities are happening just right here.
On the flip side, let's say you want to go to the airport. It's a straight shot.
I mean, from here, as you are by the highway, is just pretty much through here and that's it. We're talking about just 4 miles that can take you pretty much between 15-20 minutes, depending on the traffic, but no more than that. Now, let's say you want to go to the beach.
This is great because you have multiple ways to go to the beach. So, from here the nearest one, let's say you want to go to Cabeza de Toro, is pretty much here you have an alternative way and there you go, pretty much like 3.72 miles in a time frame no more than 10 minutes. Let's say you want to go to Bávaro Beach, again, it is a straight shot from here.
There you go.
It's almost 3 miles, again, between 7 to 10 minutes. So, great location. Now, let me walk you through the project. Here the concept of this project is pretty much to have a residential, but on the bottom you will have commercial areas.
Actually, we are talking about 19 buildings and all of them will have commercial areas just downstairs.
So, on the top they also are having exclusive amenities, social swimming pool, social areas, barbecue area, pretty much to provide you something unique and not to collapse with all these people.
Um something that these guys do really nice are pretty much the final result. So, just take and save this image because now I'm going to show you a real video in work in progress and now you will see how accurate these guys are.
Um part of the amenities, it is just a central park where you will have other more things to do. It's not just about spending money, it's also about spending quality time with the families.
So, here they also have units, different typologies starting pretty much at 173,000 more or less, and they have lobby, they also have one bedroom, two bedroom, uh studios. So, now I'm going to show you a model unit and a >> [music] [music] [music] [music] >> Come to this 1,500 square feet two bedroom, two bathroom units.
And this guys looks like they are focused on small details [music] cuz you take a look that this is solid wood and always raised to the ceiling.
Beautiful living room.
I'll take a look to the secondary bedroom.
Of course, this is not 100% done yet, but I wanted to show you two beds.

This detail with the AC higher over there is amazing.

Here you have your desk.

And see how big is this island with enough [music] space, you know, for your breakfast, meeting, special moments.

And with this detail with the AC is spectacular.
Now, let's explore the primary bedroom.
And the first thing that we see is a king bed with enough [music] space, your desk for your meetings or if you work remotely.
Very nice closets.
And again, enough space to save your things.
Solid wood.
Private bathroom.
And this type of design here to save the towels and the rest of your, you know, your private things are very nice, well thought. Now, from here you have access to the terrace, but I want to show you this way.

Now, you see how big this terrace is?
You see? Enough space to add, you know, your tables, couch, a barbecue area, your access to the primary. And over here it will has a pergola. So, you will have, you know, a not under the sun.
Enough space. Now, something particular about these sliding doors is like they have like double crystal. So, it's [music] really powerful, really powerful. And also protecting you about the weather from outside to [music] inside.
And the dining room.
You see? Enough space.
Now, it's very important to mention that this is also part of the furniture package that someone can get as an additional price.
The only thing that is not included is the fridge and the washer and dryer.
However, the rest of the furniture package will be exactly like the video.
Last project is called Aldea Macao and it's located in the Macao area. Now, for this last project Aldea Macao, the developers are called Studio Tres. These guys are well recognized because they have experience in building luxury villas. This is their expertise, but within all their expertise, they decide to create a The Macao with a very authentic concept. In my opinion, this is the only project with this concept.
Really close to that Caribbean vibe that a lot of people are looking for. And as you can appreciate, Macao is still a green area, but with a lot of potential.
Actually, here your neighbors are going to be pretty much the Dreams, which is already there. The Ritz-Carlton is going to be in this area. The Moon Palace, which is located in this area.
So, what you can expect here is also a strong capital gain.
All right. On the flip side, I'm going to show you the distance from the project to multiple places of interest.
So, from here, it's really close to the beach.
It's just right there, less than 1 mile.
Um you can go by bicycle, by driving, and once all of this is already done, for sure, you can walk.
Now, let's say you want to go to the downtown, for example. You are very close by the highway, so that means something. You are well connected to the whole destination. We are talking about 13 miles. This can take you pretty much like 20 minutes driving, more or less.
Now, if you want to continue to the airport, it's just a straight shot.
Pretty much 18 miles, like 45 minutes, more or less. Now, regarding this project, just look at it.
The concept is really unique. The project is almost a reality because they already are in the delivery phase and they are coming other units they are planning to launch. But more than that they project also will have exclusive amenities. You will have this area where you will have like kind of launch area mini market.
I mean when you are in a place like this basically you just have to enjoy it.
Just look at the open concept. This is ideal also for someone who wants to generate income.
Just looking for being what close to the beach for example.
Great to receive multiple families a second vacation home.

Why this? Because remember like the project has all these exclusive amenities that someone needs while on vacation. On the flip side, the location of the project provides you to go by walking distance to the beach, Las Iguanas golf course, and couple restaurants. On the flip side, as a second vacation home, remember you also have access to all those general amenities inside of Cap Cana, such as aquatic parks, restaurants, La Marina, sport areas, horse stable, and on and on and on. And as a retirement place, remember Cap Cana is one of the most exclusive gated communities in the whole country and the Caribbean. So, here it is a place where you can find peace, exclusivity, and a very nice lifestyle.
