[00:00:05]You're in from Florida, I understand. Is this your first time in New York? Your first time at the gala? I grew up in Bergen County, but it's my first time at the gala, yeah. Great. And so, I understand you're based in South Florida. How are How is the market in your opinion looking for 2026? We're hopeful.

[00:00:22]We're hopeful. It's been a very very painful couple of years. You know, a lot of stress in the market. Buyers trying to steal properties, basically. So, managing kind of stress on both ends.

[00:00:36]All right, so what's giving you confidence that things will improve going forward this year?

[00:00:40]Um things are going under contract now, you know, I think things are looking up.

[00:00:45]I think you know, there's a correction that's happening now, but I think it's largely at the bottom of it. So, it seems like deals are going to start going under contract for fair prices, and then supply and demand will start to elevate prices back up again. Okay, and within the submarkets within Southern Florida, where are you seeing the most activity?

[00:01:05]>> I mean, our focus is peripheral urban core. So, we like to sort of plant a flag in a a bit of like an emerging sort of neighborhood and corridor. So, that's you know, where our business is, but Miami is always active.
