Getting out there going about I think these go like 100 km an hour. So, we'll go see some sites. I'll point out some properties as well from the water. We'll probably hit the Burj Alarab, Royal Atlantis, and maybe the World Islands as well. So, stay tuned to see some cool sites.

>> And there we go, guys. Back out on the sea again behind me. Beautiful bird allarab. Honestly, there is no better way to start the day. It's unbelievable.
But what's exciting as well is we're actually just pulled upside these villas here. Now, there's nine villas here. Um, and they're ranging anywhere from 300 to 400 million. One day, we're going to do a vlog in one of them. Probably some of the most exclusive real estate that exists in Dubai. Literally sitting right on the water beside the Marca Allar Hotel, which is one of the best hotels out here. So, super super unique. And then the island over there, if you want to just pan over and have a look at it now, that is where um the casino was rumored to be in Dubai. not got the license yet, but that's going to be MGM Island. So, when Dubai eventually gets a casino, if it gets casino, which I'm pretty sure it will, that's where it's going to go, which will be super iconic.
You know, casino on the water, then super high-end real estate and hotels and the Burj Allarab. It's going to be absolutely insane. This view is only going to get better with the addition of all these new um new buildings. Also, the Burj Allar is actually closed for 18 months for renovations. Um it's been needing to do that for ages cuz it's been open for so long. So obviously given all the everything that's happening in the region just now, it made sense for them to do it now. So I'm excited to see what that's going to be like, but I've got to wait a year and a half for that. Anyway, let's get back to some jet skiing.

It's a hard life.
If you watched the previous vlog, we actually got to tour one of the penthouse suites in there that was like $125,000 a night. But the biggest one, which someone was staying in at the time, is right in the middle. It's a big bar across the middle, duplex, and it's $175,000 a night. like unbelievable. He was paying that kind of money for one night in a hotel. I remember I asked the member of staff that said, um, do they stay for one night? Do they stay for a week? She was like, usually it's minimum a week. Spending over a million dollars to stay at a hotel. But yeah, unbelievable. What do you think of the jet skiis, Chris? You like it?
>> Yep. Just my grip dies.
>> Yeah. Oh, does it? Forearms. Once you do it a lot, you get used to it and you learn to sort of just go with the waves.
But at first, when you when you've not done it in a while, you're holding on so hard.
>> Yeah. But it's so much fun. I think this is like the best way to start the day because you get that adrenaline makes you really sharp. I always notice after I've started the day on the jet ski, the rest of the day my mind's sharp and everything because you've been like going all morning, you know. But it's amazing. You can literally come out in the jet ski for an hour in the morning.
You see every single Dubai icon, you know, you pass the Burj Khalifa as we're coming out. Then you see the Burj Alarav. Now we're at the Royal Atlantis.
You can see the uh normal Atlantis over over there. You see the Marina skyline.
It's just unbelievable. And the World Islands. The World Islands. Yeah. I don't think we're going to make it out there because we've spent a lot of time filming. But the world islands, I mean, there's not much to see out there to be fair because you don't get to actually go in the bathroom. It's cool though. If you do it in the morning as well, it's the best time because it's super still.
Last time I came out here, the guy let me have a go of his uh that's a stunt jet ski that can do like wheelies with.

>> You guys remember this from the uh when I stayed at the Atlantis. I asked if I could have one. They gave it to me kindly. This is the This is the problem with having long hair. A lot of maintenance. You don't need to worry about that, Chris, do you?
>> Do you usually stay in Dubai for the summer?
>> Probably on and off. The last three years I've been here pretty much throughout the summer but then maybe headed back to Glasgow or went to London a couple of times. Just depends. The dream ideally is to spend the summer elsewhere, you know, maybe do like the Euro tour, hit Monaco, South France, can stuff like that, you know. But actually, I'm going to Cypress on Saturday for a golfing trip. So me and a few of the boys going to go to Cypress for a week, which will be nice cuz I've not had a holiday in actually years to be honest.
Last time I was in Europe in the sun, 2019. So that's seven years ago. Seven years. Damn.

>> That's mad actually. Long long overdue.
I think especially in this job as well, it's hard sometimes to allow yourself to take time off because it is so full on and you work 24/7. It's typical. I'm taking a week off going to Cyprus and all of a sudden I'm getting super busy just before I go. I've got people wanting to do viewings next week that I can't do because I'm going to be away.
Going to have to get my colleagues to do them for me. All this sort of stuff. It always happens. you're hesitant to take time off and step away from it because it is so 24/7. Nevertheless, you need to do it right. You need to have some fun and enjoy yourself. So, >> do you feel like you miss out on deals when you're off?
>> 100%. You're looking at like the development stuff, you know, let's say there was a big launch, a new development or a new project then and I'm away, I'm not there, you know, I could be missing out on it. And the amount of times I've had deals where they've came up last minute. Someone's messaged me two days before the launch and I've ran around to get them the unit and get them secure, get the EOI in and then they book a unit on the launch. So, you know, a lot of this is last minute.
So, if you're not there and you're away and you're taking time off, you do miss these things. Yeah. 100% you miss deals if you're not around. And as well, because you're not there, you're not doing content, you're not doing the outreach, you're not putting yourself out there. Ultimately, if there's a buyer wanting something, they'll go through another broker if you're not here. So that's the dilemma you have being in real estate. Wouldn't have it any other way, you know.
Oh my god. So I've had this car actually I got it like 3 months into me moving here. My first ever car I bought here.
That's why I've not got rid of it. It's got a sentimental place in my heart. I had this like three years and so it's obviously been through three summers almost four now as going into the summer here. Yeah. Every summer it starts to melt like the leather and everything.

I won't just tell you what you want to hear. This is a job that is really quite hard behind the scenes. Um, it can look all glitz and glamorous, but it's actually takes a lot of leg work. You know, 95% of the stuff is what you don't see. Pretty uh pretty tough mental battle for to do this job.

>> And it's interesting, right? I remember when we first started, I had no idea what I was doing. And we're only what, 2 and 1/2 months in. This will be the 12th vlog. And now things are running much smoother. I'm getting better at it. You know, me and the team are working very well together and it's just becoming more streamlined and more smooth. So, it just shows you can never expect yourself to be a professional or an expert at something new on day one. You need to just put yourself out there, trial and error, get the feedback and change it.
You know, 12 videos in and getting great feedback on the videos, getting good compliments. People seem to be liking the sort of cinematic vlogs that we're putting out. And then we can tweak each time to adhere to that feedback that we're getting. So, I think we're doing pretty well. Chris, what do you think?

Beautiful, beautiful house. And from my videos on Instagram, I've had a lot of people reach out um who are interested in the property. So, we're going to go and do a viewing with one of them just now. And then once I do that, I need to do a virtual viewing with someone who's in Switzerland just now. Um, and then after that, um, I can show you the property. And it's, uh, it's amazing.
So, I'm excited for you guys to see this one. And then hopefully, fingers crossed, inshallah, we, uh, we sell a thing.

Absolutely stunning. Look at this travertine marble everywhere all the way from the steps in the driveway right through to the garden.
I love how bright it feels. I always think it's so important with these houses in the palm to let in as much light as possible. Let the water be feel like it's part of the villa. It becomes a main feature. You can see um the you know the the ocean as soon as you come out here. Big floor to ceiling height windows.
Unbelievable.
>> What you notice straight away when you walk into this villa is you've got the wraparound swimming pool.
>> So, it's a big L shape right along the side of the house and along the garden side here. But it's a really really nice feature.
>> Look at how seamless that's just flows from the indoor and the outdoor space.
You could be sitting chilling in the swimming pool chatting to someone sitting on the sofa inside. I love that.
This would be an amazing house to entertain in. And you've got the barbecue area over here. Look, you can imagine this. It's a nice summer's evening. Come over here. Barbecue in full swing. All the food laid out here, the bits and bobs, the rolls, the butter, the cheese, the salad. Everyone over here sitting down enjoying the beautifully cooked meat. or you want a more formal dining. Nice dining table here with the swimming pool as a feature and obviously the beautiful water that you get on the Pjiro. Oh, and another thing I missed. Follow me. Now, I'm a sucker for a swim up bar. It's not quite a swim up bar. This is like you've got kind of submerged dining area.
You're sitting in the pool cooling off having your food and drinks on the table. And then when the sun's around this side as well, you've also got a cabana sunbait here as if you're at your own beach pub. And if that's not enough, careful you don't fall in the in the swimming pool. Walk this way. You also have one, two cabanas on the beach and three tables and chairs. So you can really have your own beach club in your own home.

>> Anyway, filming a pair. Okay. Um you'll be happy to know that the viewing went very well actually. Um I think we could get an offer. Um lovely family looking for a home and this ticks all their boxes. They love the finishing. They like the location. really really happy with the quality of the product which is great. We've viewed like maybe five or six villas in the palm. Three of them they viewed with me and this is their favorite by far. And they did have a cheaper option available to them but it's nowhere near the standard of this of this villa. And I said that to him. I went if you if you go and buy the cheaper option every time you're in it you're going to be comparing it to this and wishing you bought this and you're going to have to end up spending money on that um to get it to the standard that you want. You know, when you walk into a house, you need to fall in love with it because you're going to be spending every single day there. Could be raising a family there, whatever. So, you know, you don't want to be looking at something in the house thinking, "Ah, I wish that was better or I noticed the finishing isn't good here." Whatever. It needs to be like 10 out of 10.
Otherwise, don't buy it. You know, you need to fall in love with it. Let's go upstairs. Cool.

>> Or a loss. out. So, we've got one bedroom downstairs and four upstairs.
Every single bedroom's been designed really, really beautifully. This one here, you have it's like a semi-open plan sort of layout, but you've got the uh vanity area here with obviously your uh your closet here. So, it sort of feels like a mini kind of walk-in wardrobe. Then you walk around the other side and it's uh your bed. So, it's been very thoughtfully designed. I like it.
You got the TV here. Beautiful C view.
And a lot of people renovate villas.
They don't put a lot of effort in efforts into the bedroom other than the master. So, it's really nice to see these secondary um and guest bedrooms actually designed with a lot of care.
You know, you got the soundproof paneling, the travertine marble up the sides, and I love the tinted glass with the LED as well for the closets and then through to the master. I love that as you walk in, you see the water straight away. Imagine waking up to that in the morning. Nice travertine marble again for the um TV unit. actual walk-in closet this time. Very big, lots of space. You've got the LED lit shelving here. Lots and lots of storage. A nice suede bench here. And the master bathroom. Look at the size of that bath.
Huge. I like the consistency through this house. They've got traverine marble everywhere. Sometimes you just see owners put like expensive marble in the places that everyone sees, like the living room or the kitchen, but they've done it throughout every bedroom here.
They're really nice attention to detail.
you know, they've not cut any costs.
Refreshing to see because believe me, I walk into a lot of houses that have been renovated and I'm like, "Oh my god, you're going to need to do it again."
So, whereas these guys, they've nailed it. Again, it's another guest bedroom and it's got this sort of semi-walk-in closet, which I really like. And for most people, this will probably be like someone's kids bedroom. Imagine growing up in this, Chris.

>> You know what I mean? And they've used every inch of space as well. They've not left this space here empty. Put a nice little vanity area here. Again, the gadgets and gizmos as well. You got the uh wireless charging for your phone.
Smart home automations throughout Okay, so this villa didn't always look as beautiful as this. It's been totally gutted, stripped back to the bones, and made into what is now a spectacular home on the Palmira. Um, and the guys that actually did that are called Bond Design and Build. Um, I've been in quite a few of their houses, done stuff in JGE, a couple villas here on the palm. Came close to selling one of their previous villas actually as well. But they always deliver a top top quality standard, which is great for people like me who are want to sell the best uh real estate in the market. You know, when we can uh promote stuff like this and offer this to our buyers who are looking for the best of the best, then it's amazing to be able to work with guys like this, guys that you know and you can trust to deliver quality. So yeah, it's uh it's beautiful. I mean, see for yourself, right? This must be a book about what I'm going to do on holiday next week or needs to have play golf there as well.

This is the downstairs bedroom. Massive.
Really, really good on suite access out to the the garden and obviously a massive space. It's always important, you know, when you have like a five- bedroomedroom villa or something to have a downstairs bedroom. You might have, you know, elderly family members come to visit. So, uh, downstairs bedroom always, uh, always ticks a box for a lot of people, but you don't usually see them this size. This is very impressive.
If I was a guest coming to stay here, I'd be impressed.
This is, uh, interesting. Just seen this on the TV about the contractor bond.
They actually have over 600 people in house that work for them managing and onsite on these renovations, which is cool. And they've actually delivered over 1 billion dirhams of projects. 1 billion dirhams. Impressive. A great feature in this house is all the LED lighting. Now, you'll noticed uh there's not many lights. Obviously, you have the spotlights in the roof, but all the other lighting is sort of hidden away, so it's not going to hit you direct in the eye, which is really nice. It means at night, obviously, when it's dark outside, you don't have these spotlights on. We just use this sort of um the shadow gap LED lighting and the uh underneath the stairs lighting. All that sort of stuff gives it a really really nice sort of ambiance at night. So when you come home, no harsh lighting, it's time to relax. Same thing that they do in hotel rooms. Very rarely will you get any harsh direct light that just makes you feel, you know, at home, feel relaxed, at peace. So it's a it's a nice touch to have that in your own home, you know.
Also, you know why I love the owners of this villa? Because you put water in the fridge, which is important. There you go, Chris.
Because it's 45° outside and we're trying to sell the house. So, I appreciate that. Thank you very much.
Some owners don't even pay the AC bill, so you're walking around a house that's roasting in 45° heat. Treat your agents well and they'll do a good job for you.
So, as you can see, this is the open plan living space here.

I used to drive a little Ford Figo. used to have to park it on the um plot of sand across from the building where I was living. I moved in August um of 2022, peak heat, and I'm going out. The car was roasting in the morning. It was just like, oh, it was ridiculous.
Um but you got to start somewhere, right? That's what I also tell people when they come here. You need to earn your stripes in real estate. You need to be willing to be right at the bottom to eventually start building build it to the point where you do have a career and you do have a client base and you do reap the rewards of this job, which can be incredible. But you need to fit in the hard yards. No two ways about it.

Okay guys, so we got home. We've been sitting here on the rooftop admiring the view. I love this view at night. It's is unbelievable. A nice place to come have a tea at the end of the day and unwind.
Um, but I can't really unwind because one of the hottest launches in Abu Dhabi actually have just announced their payment plan and it's unbelievable. So, right now I'm editing a video to uh to post on Instagram, but actually you can see the payment plan there. 5% on booking and then no more payments until March of the next year when it's another 5%. Um, I won't go into detail on this, but anyway, the point is you're buying um a big property, tiny little payments, very well spread out. So, this is a huge opportunity. I'm going to go crazy with the content on this, get it out to all of my clients because this is one not to miss. And Abu Dhabi, as we know, is a booming market. So, yes, very exciting stuff. I've got a lot of work to do tonight, even though it's 8:00 p.m., um, I need to spend the next 2 hours just focusing on this. Um, that's what happens sometimes in real estate. You need to be able to act immediately and adapt, you know. Um, but anyway, I hope you guys enjoyed the video. It was a a interesting day today. Started out in the jet ski. So, we did.
