I'm getting this parcel of land under contract for $15,000 and I'm going to sell it for $55,000 in less than 90 days and I'm going to show you how. Today is day 66 of my 100-day challenge to make over half a million dollars buying and selling land just like this, rural recreational land, and I'm never going to see this parcel. I'm never going to walk it and I didn't get it under contract and I'm still going [music] to make $40,000 on it. I'm going to show you why. We buy and sell rural recreational land. We go directly to sellers. We have [music] conversations with sellers, get deals under contract.
We improve them, which in this case what we're going to do with this parcel is we're going to mulch a little road.
We're going to perk the lot so that you can put a septic tank on it and get it prepped for an end [music] buyer, which will allow us to sell it somewhere between 10 to 11,000 an acre where comps in the area are at about 15,000 an acre or $75,000. We're going to price below market so we can sell the property much quicker. Utilities are at the road so we can just pull utilities right in to the lot and sell to an end retail buyer. The one thing that I'll tell you is this uh deal is a reminder of uh when you have an amazing team, you can scale so much faster. I'm going to make $40,000 approximately on this deal. I'm not involved in the day-to-day of actually executing the deal. When you build a machine like that, you can scale so much faster cuz as a CEO, you can focus on things that allow your business [music] to scale like getting better capital, bringing on better people, training, managing, and mentoring them. We'll see tomorrow for day 67 of my 100-day challenge.
