All right, so we are heading to downtown Philadelphia, South Philadelphia with Linda. We have a new listing. It's a triplex in South Philly. Gentleman is a follower of ours on our social media. Uh so he made access for us to get into I think two of the three units today.
We're going to check them out, [music] meet the seller, establish a price, and I get on the market. So that's uh stop one of a day in the life with Linda Montebello today.
What's up, man? This is it? I didn't know you were meeting us until Linda told me.
>> Yeah.
All right, so this one's the empty one, okay.
So this is the studio. And well, they're all one bedroom. Well, this is really a studio though, right?
>> bedroom.
Oh, so we're going to >> getting for the rent of this unit? Oh.
Uh this unit was getting 1350. You want to see the kitchen? Keep going.
How many square feet is that about?
What? 600, 700 square feet?
>> say 700, 720.
Okay. So you're getting 1300 for this one. Correct. Full bath. And it has access to the courtyard. Oh, okay.
Then you should charge more for it. Uh yeah, but the work is not that great right now. Cuz I'm sure you guys You ever think about conning it out or no?
Explain that. What do you mean? Like >> Like I have a building like this. I have five units, and I basically was like this, like individual rentals, and then I basically conned it out, established a condo association. And now each one I have, they are separately deeded. Ooh.
Separate taxes, too. It's more expensive, but if I want to sell it off individually, I can. I've never really considered that. Obviously, I rehabbed this unit and the second floor.
Uh the third floor just got like a new window and some new flooring. Cool.
>> Do you guys want to go outside or no?
No, it's cool. We can go Yeah, that's fine. I got the gist of it. So this one you're getting 1300 a month.
>> Yeah, 1300.
Uh upstairs fluctuates anywhere from 1500 to 1700, depending on the tenant.
>> Uh-huh. Um so my prior tenant, it was at 1500, but the tenant before that, it was at 1700. Got you. Cool.
>> So that's all building old building material from the rehabs. It's like a couple years old. You can check the dates if you like. These are all fairly new. I I changed them when I bought the property.
That's it. Dedicated laundry. Yeah.
>> So one washer and dryer for all three units? Correct. Okay. Never been an issue. They Okay. It's a little more >> When I show it, this is the one that catches everybody's attention.
Uh my issue is here in the flooring downstairs. Okay. So uh not a not a big leak, but a leak that's been pestering me. I have a new roof. I have new gutters.
>> know where it's coming from? No, that's the issue.
>> So I'm going to I'm going to have my property manager call you. She can have this fixed within She does all the properties here. I just don't want I disclosed it in the seller's disclosure cuz I want to be forthright, and I'm sure they can fix that and all that. Um I just don't know the cost, and is it worth just selling the building as it is to a wholesaler versus What do you What do you I mean I I I would definitely fix it.
Um wholesaler's going to take advantage.
So this is really the only issue, and it's a recent issue, and it only really happens with like heavy wind-driven rain. So this one you get 1,300 1,500? I got 1,700 at one point. There was two people living in there, so I squeezed them a little more, but >> Okay. So there's So realistically you can get between 1,300 and 1,500, maybe even 1,700, but as a median say 1,300 and 1,500 between the two units, right? And then the upstairs is paying The upstairs is paying 1,150. Okay, we're not going to go in there today, are we? We can go up.
Okay. Okay. Same floor plan, right? Uh similar, but not quite the same, but yes. Okay. 1,150 you said?
Uh upstairs, correct.
So configurations are a different here.
A little bit, yeah.
And then you have one bathroom here. No, she's on All my leases are annual. She's been here for a third year, but she Her lease ends at the end of June, and she's going back to California, so So they'll all be empty. They'll all be empty.
Okay, are you actively trying to rent any of these or no?
>> So, that's another thing I wanted to discuss with you. Is it going to hurt if I have a rental listing out or not? I think if you Well, yes. Cuz I'd like to supplement some income while we sit on >> Cuz what happens is that unfortunately Zillow fights for the platform when it's for sale and for rent simultaneously.
>> Okay. Either some people don't see it for rent, some people don't see it for sale. So, I think it's going to say it's going to hurt you better than what So, I'd say I would get it listed for sale ASAP. And, you know, if we want to I can let Marina know who I who manages all these properties. If you have a tenant for this, we can like try to rent it for you off market.
>> I see. You know what I mean? What do you think of this? All right, so we're good.
All right, so we finished up with the triplex. I mean, it's I think it's it's a money cash cow. I mean, if you buy it right and you get it rented, I think you're going to get 4,000 a month. So, if you do the math, you buy it for like in the upper fours, after expenses, you got a 7 or 8% cap. So, if you're looking to park your money and have an investment property, I don't think it's a bad investment depending what you buy it for. Plus, if you're looking to get your feet wet with an investment property, this is a good place to do it. Let's see what happens. You know, we're listing it at 499. We'll see what kind of activity we get, if we get any showings, and if we get a consistent offers that are going to be in that low four range, then that's where we should be. All right, so we are back in Wynnewood. We are meeting the developer. We just got the banners in that he's going to be hanging at the construction site. Little rainy today, so I don't think we're going to walk the actual site, but we're going to meet him at another community that he just finished. And this is the site right here actually we're driving by as we speak. So, this is the future site.
The banner will be here our newest community 21 luxury condos, which we will be representing, and looking forward to it. And now we will check out our friend Jay. Have a couple conversations with him, make sure we're good, and then head to Conshohocken for another listing that Pulte is giving us. Let's submit our I guess the banner will be up you let us know and as soon as the banner goes up do we want to do something like very you know on a Friday 4 to 6 6 to 8 5 to 7 and just maybe have something where we're starting to more market the coming soon the walking traffic giving away maybe like cocktails champagne people walking by introduce seeing it maybe do like a 5 to 7 happy hour you know free drinks will take care of the drinks and have like life-size like posters renderings of the property maybe the floor plans maybe some sort of chachkies what would I give away people like you know some sort of they like brand it with the name of the community we'll make it happen no I'm good you good cool cool all right man all right buddy take care thank you all right so we are back in Conshohocken we're going to be checking out that unit we got the listing and it's a Pulte community they're luxury condominiums and they're giving us an opportunity to sell one and if we're successful there's a lot more to sell here so we're pulling up to this beautiful community it's called the Conshohocken chapter Washington Place Pulte we're going to walk through one of the units that they're giving us to sell and then we got to sell it I guess we I looked at the other unit before when you were when you were not here but we can look at the model and then we can look at the one that we're getting amazing perfect okay cool all right so I guess I'll follow your leader and how many you have left 16 no 14 now 14 yeah oh 14 left in this building okay we have four buildings okay so there's 14 in this building and then there's a we're currently selling some in building two got you got you wow nice nice and clean all right so this is the study this is the main living area.

This whole area here just exudes openness, airiness and and I love the fact you can see the water from this window, from that window. So a lots of natural light. But let's do the actual walk-through so you guys see what this unit really encompasses. So obviously come through the front door. The boom, you come in here.
