Experienced investors should reframe hard money financing from a feared cost to a strategic tool for scaling, by pricing capital around minimum return thresholds (e.g., 20%) and recognizing that the best properties are fast-moving deals requiring hard money to transact, rather than focusing excessively on interest costs.

If You’re Afraid of Hard Money, You’re Afraid of ScalingAjouté :
you're afraid of hard money, then you're really afraid of scaling as an investor.
And I say that because you're too focused on on [music] interest carry and interest rates than you are on the goal, which is to build a portfolio. And if you simply reframe your brain and you say, "Listen, if I really think about it, I'm pricing my capital at a certain minimum number. I'm not going to go invest in a property unless it gives me at least a 20% return." So, you're pricing your capital at 20% and you're thinking bank debt should be X. Well, what is the capital cost that will take you from this as an investor to this?
And to me, as an investor, you're always weighing opportunity costs in the mix.
And when it comes down to it, the best properties that are out there that you should be buying are the ones that are fast-moving and really require hard money to transact.
