20 mins to DALLAS?! | $339k New constructionAdded:
For $339,000, family, this is going to be one of the beautiful two-story homes that we're going to be able to get you just 20 minutes east of Dallas, Texas. It's going to be a beautiful, beautiful house. It looks like a $500,000 house, but it's only 341,000.
It's kind of hard to believe, but these deals are nice.
Um take a look at this beautiful porch.
This home is going to give you pretty much this nice porch. It's going to be a four-bed, two and a half bath.
And let's check this one out.
So, this home is going to come with some smart features such as the the doorbell has a nice camera there.
And this is going to be a smart lock as well, so you can open and and lock it from your from your from your phone.
All right. So, here this one we're going to have two bedrooms down. So, this is going to be one of the bedrooms, which could be used as an office, and you would have a nice little view to your front to your front um little porch. This one has actually been sold. They're just letting us record the floor plan for the next coming ones. They have two more coming up. One is 339, the other one is 341,000. It's going to be the same floor plan. This one right here you're going to have a uh pretty much the half uh the full bath, which would be for your guest.
And for you to get an idea of what the down payment could look like for something like this, price 339, minimum down payment is 0.35%.
Down payment could be close to that $12,000 for your down payment.
Take a look at how nice this floor plan is.
Beautiful open floor plan. You're going to have your nice living room here.
Nice kitchen and your little dining area here.
So, really really nice. Has a nice um back patio, really good sized yard.
And one thing I do like about this space, you have enough space to do like a little dining, maybe a little dining table, maybe for like four or five people.
And then you will still have a a really nice view to your backyard. These backyards are actually really good sized backyard. So, a space you're going to have a lot of space when it comes to these homes.
Nice colors on the on the on the kitchen. Y'all let me know what y'all think about this colors, but these this builder doesn't let you pick and choose. It's more of semi spec home of what they call spec. So, basically their their whole thing is they pre-select the packages and each house comes with the different package.
So, this is the package that this home has. They are already upgraded. A lot of builders for this price point they don't give you the door handles. So, if you watch my video my yeah, if you watch my channel, I post a lot of homes from a lot of different builders in a lot of communities. Some builders give you different stuff, but this builder right here, they give you pretty much the extra upgrades, taller cabinets. Right now, they're also doing the washer, dryer, and fridge. So, right [snorts] now if you get the fridge, this is pretty much what it will look like. It's about $1,600 retail. So, really good savings there.
And here we're going to have the pantry space.
So, not so bad for $339,000, right?

All right. So, this is a two-car garage.
Pretty spacious. So, if you guys are in an apartment, I mean, you know how stressful it is with the parking. You always have to carry those grocery bags in and out apartments. That can be really stressful, but here your two-car garage come in and then right into the kitchen.
So, really really nice.
Across from here, we're going to have the primary bedroom, which I wanted to show you.
So, for three for this price point, right? For this price point, my clients actually bought one that was a little bit bigger than this one. They went under contract and their monthly payment came out to around 2,700. So, for something like this, like this style of home, your monthly payment, if you use the FHA loan with the minimum down payment, could be anywhere from 2,600 to 2,700 dollars a month for over 2,000 square feet. And they're like my clients as well, they're also getting the appliance all the appliances, so washer and dryer. And this is this is this is pretty much what it looks like. Retail value is about 1,600 dollars, but then, you know, taxes and you also have to pay for the installation. That could go up to closer to 2,000 once you're all in.
But, that's the cool thing about it.
Some of these builders are throwing in they're throwing these in there for you, so that way you can get an idea So, yeah, and I just call it out so that way you can get an idea of the savings there as well.
So, primary bedroom, two windows to the backyard.
And this is going to be the main bathroom. So, we're going to have the shower. We're going to have two sinks.
We're going to have a little closet here. This is the toilet room.
And this is going to be pretty much the closet space.
Closet space on this is going to be a little bit limited, so it might not be the biggest, but it still gives you some more space uh for your family. So, really really good. Now, [snorts] just like I said, this one they have some really good promotions right right 4.99% rate and they cover some of the closing costs. So, I right now I have a lot of people that are always in the pre-existing market looking but having issues finding a home on the pre-existing market. And that's where they reach out to me, right? Usually, I'm able to help them with the new construction.
Most of these builders have lower rates, so that right there usually gives you a lower monthly payment. But for something like this for around 2600 or 2700 a month, that is really really hard to find nowadays. This one, in terms of location, changing the Yeah, changing the conversation to location, this is going to be 20 minutes east, which is on the Seagoville side.
Seagoville, it's a smaller town. It has been developed for years.
But they right now they're buying all the land that they can, building as much as they can, and they're finishing out Seagoville.
So, Seagoville it's been an older town, but they're just buying out whatever it's left. And this is one of the only communities that is left. So, just like I said, that is going to be the really nice size game room that you get here.
Really nice spacious game room. And here, do you get a little a little niche where you can actually put a little desk. So, if you have kids, they can come and do their homework here.
Which would be really really nice.
And this is going to be the the third full bathroom. So, this one's going to be four beds, three full baths.
How cool is that?
This is going to be bedroom number three. And these bedrooms, they're a lot bigger than the average size.
The closet might not be the biggest, but at least the bedroom is.
So, this is bedroom number three. Let's take a look at bedroom number four.
