>> I think it's going to be a new thing >> and uh people were asking me when we are still planning this and I was talking about the swimming pool. This is only >> 17 decimals.

>> Like yeah, will it fit? Will it fit? But I already had it in my mind that this time I'm going to introduce the swimming pool >> with a That's really good cuz most apartments may not have a swimming pool.
Actually, most of them don't have swimming pool.
>> Yeah, most of them. I think it's a new thing we need to introduce.
>> Uh I've been going to Ghana for the last 2 years and the few things actually I picked up.
>> When you look at it here, >> we are not serious when it comes to real estate. We are not. We together [laughter] >> we are not. I told you I was taken to Ghana by a friend of mine after >> uh watching me on Wire >> and they took me as an expert in construction and when I reached there it was a totally different story. You were humbled.
>> Yeah, I was humbled but you know I I had to keep face.
>> I had to be the guy who who is the expert you know telling them what to do.
But uh uh I used to get out of my hotel and I had a friend of mine I had worked with in London.
>> They took me around. I was studying at night and then in the morning I become the expert.
>> Literally I went in there the underdog but in the morning I had to put up the face like that's a good strategy.
>> Yeah. Yeah. I knew everything and uh I managed to get a few contracts.
>> That's really good.
>> You should take us to Ghana one of these days. I I need to >> You should bring the camera crew [laughter] and record something for the people cuz you've been telling us about Ghana. Ghana Ghana.
>> I've done six projects.
>> Oh, really?
>> Six project. There's a lady who gave me three [clears throat] projects.
>> You should take us and you see something in Ghana. You know, >> we filmed something and come and show us.
>> You need to you need to see how I was fighting to have it done.
>> Yeah.
>> I didn't know the costings. I didn't know the human behavior of people around that side but I had to do it and >> I I went to to China to to to buy my stuff from the other side. I think that is what excited the client you know I had to put on you know things that I knew what I was doing about but I was losing it completely but after finishing I'll give you the videos.
>> Yes, >> it came out bal.
>> Yes, [laughter] I'm waiting. I'm waiting >> and while I come to Uganda >> especially at night and when people see my lighting >> they can see that it's a bit different.
>> It is not >> uh something I just have by birthight it is exposure.
>> Yes.
>> And as I said earlier on no one can do anything above their exposure.
>> Yes. We need to go about even to my fellow developers. We need to change as we go out to travel. It's not a matter of traveling and coming back. As you go around, try to copy, come back and paste.
>> Ah, >> even do better.
>> Yeah. Even do better. [clears throat] >> Yeah. Many people are wondering what what's with this guy. And some of them like he's not an engineer, but let me tell you when someone is >> into something, passion can beat talent.
They also say experience is the best teacher. The more you do something, the more you become good at it.
>> Yeah. And actually I've done real estate 25 years [screaming] now.
>> 25 years.
>> Yeah. 25.
>> That's a lot of experience.
>> Actually, I can say all of my life.
>> All your life.
>> Because my 19.
>> Yeah. Yeah. Since since I was 19.
>> So h let me ask you cuz I know most of the viewers know about your story. So when you left for CHO to work in the UK, >> at what point did you decide to start investing back in Uganda? Was it immediately or >> are you okay standing here or you want to take a seat? Are you okay standing?
>> I'm okay standing or we can move around.
>> All right. No, no, you I just I was bothered about you. But for for myself, I'm all right. I was an ascar so I'm okay.
>> Okay. [laughter] >> I used to stand for 12 hours. I can do that. M >> uh actually um this dream was even before I went to the UK.
>> Okay.
>> So from my first paycheck >> the savings were were already there.
>> Ah >> for the construction.
>> Interesting.
>> I bought my first plot uh after a year.
>> Oh wow.
>> On a Yeah. So that that means that I was already into.
>> So you went with a plan with a vision.
>> Of course, of course. And by then we could get plots here for like 3 million.
>> And I'm talking about places like Chas.
>> Just imagine getting a plot of land at 3 million. This was in 2002.
>> Oh wow. That's a long time ago.
>> Yeah. I think you were still a baby by then.
>> Still [laughter] a baby. Yeah. Still young. People have seen my videos and when I talk about myself uh starting real estate in 2001, >> they ask themselves how old is this guy?
>> How old is he? But let me tell you, it it was passion >> from a very young age. And my dad being a landlord all of my life, all I knew was real estate.
>> You took inspiration.
>> Yeah. Yeah. And I took it so personal because I saw how my dad enjoyed life.
He never worked for anyone. He never lacked. He never begged.
>> Nothing.
>> He He was certainly an arrogant guy.
>> Yeah. [laughter] Yeah. He had his money.
So for you as a child, there's nothing he wanted from you. And his income was guaranteed throughout his life.
>> And I said, "Come on, what can be better than this?" Especially in Uganda's economy. What can be better than that?
>> And it's the best. Obviously, >> it is the best. It is the best. Uh only that here in Uganda, we don't look at the best.
>> We don't learn from history. But I've seen many people who have had uh their businesses here in Uganda and how it has ended for them. Most of the rich guys, they have this dayto-day business, but after 10 or 20 years, such businesses uh fed out.
when you go and you try to investigate their lives, where they stop is always real estate.
>> Okay?
>> Always real. Look at the big guys here.
Try to look, you know, I remember uh the likes of Chirum. What they used to do in the '90s. I think Chili was called Bali, something like that. He had a business which was going on. But when you look at him, he's considered just a landlord >> and that is it. the guy. Yeah, he will never lack. He's just busy there going around enjoying himself. The chairman of Guagana. But come on, what is he doing?
>> And that's the power.
>> I want after 30 years >> uh to to make an interview and I'll be somewhere in the village. Remember where we went the other time?
>> Yes, I remember.
>> I'm doing nothing but I'm just waiting for money from my >> your tenants.
>> That is it. [laughter] >> Oh wow. This is really good. That is the story of real estate. It is hard >> it is hard to >> and uh I've heard many people actually >> and capital intensive as well for a beginner.
>> Yeah, for a beginner and uh >> I've held I've held some classes about real estate. Uh there's something we need to teach this generation >> and that is patience. There's no way we can force it.
>> But people have got to understand that if you want to go in real estate, it is something you have to be very intentional about. You have to be very patient. And for those who already have other businesses, you don't get all of your capital and pour it into real estate. You concentrate first on what you know best.
>> Real estate is too much of investing.
investing and after a long time you can turn it into the returns.
>> Yeah. Come on. Where are you going to tell someone to get half a billion >> in this today's economy?
>> No way.
>> But they have to do it over time.
>> Yeah. They have to understand the compounding effect. It it's got to take time.
>> So give us a quick lesson Haj a starting point for you paying for that [laughter] >> for the goodness of your viewers. I know you like your audience. You like your fans a lot.
>> All right. Okay.
>> So, if someone is a beginner, >> let's say someone is here in Uganda and they're earning maybe a small salary, maybe 2 million a month. Maybe someone is in the UK, US, they working very hard like the same position you were.
>> What is a good beginning point? Should they buy lunch? Should they buy an apartment?
>> What should they invest in?
>> Actually, buying an apartment has never been the first point, the first step. M >> how much are you going to buy the apartment? You need hundreds of millions and that is going to send you into the bank.
>> And with real estate, I will never advise anyone to go to the bank in the first place.
>> In 2005, >> uh I went to a bank in London and I bought myself an apartment.
>> Uh remember it 159 Nightingle S26. M >> and uh after paying for that accommodation for a year, I spoke to a guy called Samuel. I asked him, you know, what is the equity? You know, what what is my standing when it comes to payment?
>> And after him [clears throat] checking for me, I almost fainted. I had done almost nothing in terms of payment. It dawned on me that I had to take 25 years >> Oh wow. of payment and I wasn't that patient.
>> I couldn't take it and I spoke to my MS. I said I don't think we are taking the right turn when it comes to this.
>> Uh I had seen my dad getting something out of his rentals from here.
>> My Saturday wasn't that good.
>> I convinced her. I said, "We need to get rid of this unit. It's not going to help us."
>> Oh, wow. I sold it off the next year and I think I only got like 15,000 uh that is in pounds.
>> I came back here and I bought a piece of land around Bu >> near near the church.
>> How did I call that church? I've forgotten the church but I think it is pastor sea's church. And that is where it all kicked off. I looked at it and I wasn't going to be that patient.
>> So to me when it comes to loan you're speaking to a very wrong person. I don't believe in that. But >> one thing I understand when it comes to money >> is to understand that at least we have three stages.
>> We have told people about saving money.
Saving money is very vital but saving money will never make you rich. But it is a starting point. It is crawling not running.
>> Yes.
>> Right. You save. Now after saving money, the next step is enlarging your money.
>> That is where most of the guys who go to CH make the mistake. The guys who especially who go to those Asian countries, you know, uh in in in Saudi Arabia, Qatar, >> they start constructing their small houses straight away. That is a very big blunder.
>> Mhm. you get like 30 40 million, you're already investing it. What are you going to do with that? When it comes to real estate, there'sn't that much. But at least get a business you can understand.
Then come on, I have many classes where I teach people how how to get customers, how to position yourself, you know, how to be seen, how to brand themselves.
Only that Ugandans don't want to learn.
They they just want you to tell them what can I do to get money. They just want the quick way out.
>> To me, it doesn't matter. It is a process.
>> It is a process. Now, the next step is enlarging your money.
>> What do you want to do? I've had guys who do saloon uh who do security companies. It depends. For instance, me as a guy who was in security. If I came in here and I wasn't uh having enough capital, I'll be trying to see how I can start maybe a security company >> with one or two guards and the next stage will be how I'm going to market that. How can I get you know customers you know customer relations you know how to to to build my own company. So in that way I'm trying to to to kickstart like to enlarge my own income before I can invest it. Now >> understood >> for anyone who starts something like uh uh like a saloon you get from one point then to the other point maybe like three points mulch.
>> Okay. when it starts coming in and you can see that it has real kicked off that's when you get something and start putting in into real estate and with real estate you don't start with prime areas >> they're not for you cannot manage now a place like here to get of land you need like 500 million >> where are you going to get that >> I started from actually my first one was 6.2 two >> million >> 6.2 your first plot.
>> Yeah, my first plot >> and I think the next one was like seven.
>> But come on, with time >> everything changed.
>> I remember in 2016 I sold off the property which I had >> bought for 6.2. Uh I sold it for 160 million.
>> In which year?
>> That was 2016.
>> Oh wow.
You had I had >> appreciated all these years.
>> I had built a few rentals but they were not that good.
>> Now just look at the difference.
>> Yes.
>> What changed?
>> So time time factor.
>> It was time.
>> Yes.
>> Time factor is very fundamental when it comes to real estate. But in today's generation whom are you going to convince to wait for 10 years?
>> Just a few. [laughter] to >> actually that's why I tell you that real estate is for the very few selected.
>> It's not like you wake up and you just hit the jackpot just like that. You have to follow the process.
>> Yeah. It's time.
>> Time.
>> Okay.
>> The moment you get your first property >> to that value 10 years afterwards >> you are good to go.
>> Understood that. [laughter] >> You've given us a quick master class.
the master classes are always there only that uh uh we don't have music around there we don't have comed we we don't have ways of enticing Ugandans on how to attend >> they they we never respect information here but we respect the results >> but s there are few people who actually listen to you >> and go by what you're teaching them so I don't think the efforts are in vain majority may not >> I I have a club of but there are people who actually listen I think I think I have more than [snorts] 500 people now I know >> by registration who have changed their lives and uh they have done so well in real estates and uh >> it can't be for everyone because if everyone is going to do it at the end of the day who's going to be >> coming for the services >> that's true >> we just looking for the 5% the 95% >> just yeah yeah yeah who will serve them they'll bring the Understand?
>> Don't forget the master classes. When we tell you about the master classes and you want to be among us the 5%, >> they should sign up.
>> They should sign up. [laughter] They should sign up.
>> All right. So, here >> we have our small swimming pool >> and the rest area here.
>> Come on, let us show the guys around.
>> Yes, >> we tried to create some privacy. M >> there's something I was telling uh people about real estate nowadays. I told them that actually real estate nowadays is too psychological.
>> You just don't construct for the sake of constructing. [music] You need to look at >> the needs >> of your clients.
>> In today's generation, it's all about social media.
>> People are going around in restaurants taking pictures, [music] taking their videos. Why?
>> They cannot video their own homes. The homes are not that good.
>> When we build something like this, >> this is your rental. Imagine now waking up on the apartments where you can come outside here with your cup of tea and your phone.
>> And your phone >> and you start making life. I'm taking my life right from home. So, we think about our clients.
>> Yes, I see that.
>> Imagine a young couple coming in here.
It will be so easy for them to make a decision just because of this small area.
>> That's true. That's >> only this small area here. They can bring their friends here in the evening and they have a cuper.
>> That's true.
>> We think about you girls especially >> in this young generation. I'm talking about girls because here the people I'm talking about they shouldn't be about 35. They shouldn't be above that.
>> We are enticing the young generation.
That is our target market. These are the guys who have just gotten work and they want to live in a good space.
>> So to them when they come in here before they go >> it has got to be Instagram, it has got to be Tik Tok >> lounging by the pool.
>> That is it. You cater for them and uh >> what like who makes the decision >> when it comes to uh which unit you're going to be renting? If you look at it critically, it is always the ladies.
That's true.
>> So you have to look after that. You know, you need to get the flowers.
>> Yes.
>> You get the water here. And uh I I realized because many brokers were calling me and told them, "All right, have they decided, have they paid?" Oh, the guy said that the unit is very good, but they need to ask >> the the other half.
>> Yes.
>> And I realize that it is always the women. Yes.
>> So when you're constructing, >> you think about them.
>> Think about them. Actually women control 80% of the world's check. Do you know that? [laughter] >> Have you ever thought about that?
>> No, I have not.
>> If I wanted to construct like if I wanted to to buy uh a plot, >> there's no way I'll buy it without my MS knowing.
>> Mhm.
>> I'll go and get the money, >> but when it comes to making the final decision, >> I'll bring in my MS as we are talking.
I'll be looking at her like to see whether she approves or not. And if people really understood business, they'll always be leaning >> towards the women.
>> Interesting.
>> Yeah. Yeah. They will be the ones to decide the schools, the hospital we go to, it is always the women. So >> the moment you learn the psychology of women, >> you are good to go.
>> That that that is a that is a secret I've let out today. So the viewers at least can go with that.
>> Yeah. Yeah. That's a nice lesson.
>> And when it comes important one actually.
>> Yeah. 70%. I learned that from Steve Harvey. He's my mentor.
>> Oh yes.
>> He said it. I went around.
>> I googled about it >> and I took it in my client. She >> kept it in >> for anything. Once a woman shows up, you know that you have business.
>> Once she approves. Even my clients, you know, when it comes to construction, >> if it is the woman who's contacting you first before the husband, you just know that you are going to have a deal.
>> Oh, really?
>> Yeah. She will go back home. She She will make you decide slowly by slowly.
The moment the woman is hesitant, you know that you just know that you don't have a deal. No [laughter] deal.
>> No deal. I know that.
>> Actually, when you think about it, it's actually very >> I know. Come on. Look at politicians here.
>> You can mess about maybe with the president.
>> Try to mess up with the uh uh with the with the first lady and see what will happen to you.
>> That's a much bigger problem.
>> You touch the woman, you're dead.
[laughter] >> So, you know who has the power. Only that women don't understand how powerful they are. They are.
>> All right. Come on in, guys.
>> Okay. This is our first unit. This is the second one.
>> Okay.
>> Uh on this side here. M >> we have the one bedroom.
>> Oh wow. One bedroom.
>> Yeah, one bedroom. We just left it as simple as this.
>> Yes.
>> Not too much decoration. It's just plain >> sitting room.
>> And then on this side you have your kitchen.
>> Oh wow. This is nice.
>> Same as that.
>> Modern kitchen. Yeah. This is beautiful actually. This is nice.

>> And anytime you're [laughter] looking for a construction company, you want >> I need one. I need one.
>> All right. Then this side here, >> what we have done, this is only one bedroom, but we gave you two bathrooms.
>> Oh.
>> So when your visitors come in, they do not need to go to your bedroom.
>> Okay.
>> Simply come.
>> So they guest bathroom. And I think you can see the quality as well.
>> Yes. Very nice.
>> There's a video I shot here and people were quarreling. They're like that is too much. That is too much. Look at that. Look at that tile.
>> This is what people want.
>> People no longer want the old style of things.
>> People actually people don't respect tenants good enough.
>> Yeah. They do not do that. They you know we had that mentality. It's it's for the for the tenants. M >> don't waste much of your money until they started constructing and all of their buildings were empty.
>> But I'm telling you with this quality of work >> for other landlords to have tenants, >> yours has to be full.
>> Yes.
>> Why has to be full?
>> It is the quality.
>> Yeah. It's very nice.
>> The the competition is too high when it comes to real estate. If you're wasting your time thinking that you know you can give them rubbish, forget about it.
>> Not anymore. Not anymore. No, not animal.
>> So, here >> is the bathroom.
>> And this is another bathroom.
>> And this is the modern deal.
>> Oh, [laughter] yes. A modern deal. Yes.
>> Modern deal.
>> Yes. Not the old style of >> Yeah. Not the old one. Sometimes I pass by my first rental units I made.
>> Mhm.
>> And I'm just like, what a transition I've made in life.
>> Progress. And I remember how happy my dad used to be. The first units I built.
Oh my god. He bought for me the gate.
>> Oh wow.
>> Yeah, he was proud of you.
>> He was proud. I was 21 years by then.
>> Oh wow.
[laughter] >> You are very focused. 21 years. Yeah, you're 21.
>> You're already building rentals.
>> Uh-huh. Uh-huh.
>> You are really focused.
>> And my first project was of eight units.
>> Wow.
>> Eight units. for a check that you are really focused on.
>> This was 2003 and uh 2000 just imagine getting 800,000 in 2003 because each one was 100. It was a lot of money.
>> Yeah.
>> And uh that acted as my passive income.
>> I was reading rich dad poor dad by that was that was giving me all the information. Come on, just imagine saving almost a million >> in 2003.
>> That is a lot. That was >> and by then >> were like 3 4 million.
>> Wow.
>> I p people who still doubt my journey.
>> It was so easy for me. I I wasn't feeding on that money.
>> I was getting everything putting it in tropical bank >> then rushing rushing off to London to do my ascar job. By the time I come back here, maybe after year, I have 10 million.
>> Easy for me to buy like two other plots.
>> Plus what I had accumulated. Come on.
>> And then you invest it back.
>> The math is nothing.
>> The [laughter] math is nothing. The math is nothing.
>> Now this is the second unit.
>> This is a nice kitchen. Very nice. Yeah.
>> Thank you. So this is the second unit here. And uh actually this side here there's somewhere >> Mhm.
>> you can put your washing machine.
>> Yes.
>> And you do your laundry side. If you want to cook locally, you always have this sign.
>> You can even put a cigar.
Yeah. Even on the other side they have it as well. So each tenant has got one like this one as well.
>> So it is modernity mixed with locality.
>> Yes. Cuz people need their luo. They need to make their nice food.
>> That is something I'll never run away from.
>> Yes. So you have to get a for that as well.
>> The the food at home, >> the cooker doesn't work.
>> Yeah, it doesn't work.
>> I just want that charcoal thing. I just want the smell. I just want to feel like I'm back in.
>> The meat has to first be roasted a little bit on that.
>> That is it. That is it.
>> So here we have >> the common bathroom.

>> Mhm. This is a bedroom.

>> So, you said this is a two-bedroom unit.

>> I tried not to go with the too many colors. I don't like too many colors.

>> That's your test. I've I've noticed >> strange thing. Sometimes you go into a house and someone has got like >> uh >> yeah like five tile colors they they they just don't make it for me. They don't they you know it's too much.
>> It's too much.
>> It's too much. Plain is the new thing.
So this is the master bedroom >> and uh you have your your your bathroom here as well.
>> Yes. When we go right at the top, I'll be showing you around in inside different ones, but it is all the same layout.
>> So, two bedrooms this side, one bedroom this side, >> one bedroom on the other side.
>> So, Haj for someone who is watching >> uh this is Muya. How are the rental prices for example like for this unit and the other unit? Someone I'm sure someone would like to know what are the rental prices.
>> Do they want to faint or they they okay?
>> They're okay. [laughter] Actually for a quick lesson, >> it may look it it may be the same structure, >> but location matters.
>> Yes. And the quality as well.
>> And the quality as well. The finishing.
>> Yeah. Those are the two factors. Now, for a unit like this one in Muyang is going to cost you $700.
>> Oh, wow. Unfinished.

M >> I eat my food >> you know I take the shower >> m >> just going straight to bed at times I can stay for like 2 3 months without reaching in certain places of my own home >> of your own house >> but women are everywhere >> wow that's interesting [laughter] >> women are everywhere if you look at how much we use in terms of occupying the places at home >> it's just like 10% we just want somewhere to live just to breathe that's all [laughter] >> that's interesting But when you think about it, cuz when we were kids, like your dad would have a special chair.

>> His own chair. And we all know that's the dad's chair.

By now, >> for me, when I go home, >> anyway nowadays, I tend to, you know, to change a lot. But, uh, >> the life in the UK, I remember I used to have my uniform like you have your suit, your security suit. M >> I come with it. There's the hanger there where you get the jacket, >> you know, the trousers, you put them there. Normally on a daily, you'll be just be changing the shirt cuz the shirts used to be white. But you bring in >> you you you your your blazer, you put it somewhere. The shoes, it's like they they have to be in that particular spot.
M >> even my wallet the keys everything had to be somewhere >> to me you wake me up anytime I know where my wallet is I know where my keys even in darkness and when I come in I the routine is already set I come in I sit on the bed as I change I go take a shower go downstairs have food from there go to sleep in the morning put on your uniform go to work, nothing changes. So, literally, you can queue me anytime you want to and you won't even have to ask my position. You just know at 8:30, I'll think he will be seated in the sitting room in this particular spot.
>> And that is a man, >> a pure man. But here, anyway, things have changed a little bit. You know, you change clothes every day. The privilege we did have before.

>> The life of a typical man.

>> Yeah. There's something actually I want us to change when it comes to real estate nowadays. You see what guys are doing nowadays. Mhm.
>> something comes in and all the developers will be doing the same thing.

>> The same thing. Uh I remember like two years ago uh we came up with that that lighting >> where you see that strip.
>> Yes. The strip light. Yes.
>> Oh me. People need to give it a rest. Oh my >> god. Let people be inspired.
>> Oh it is too much.

The way we are doing it, you might think you are somewhere there trying to to light to light up for the grasshoppers to come. [laughter] >> The people be inspired.
>> You need to be here at night. You might look at this place. It will be brightened up.
>> We'll show them the light >> but it will be calm. It will have the hotel feel. I mean the light may be there even the light may look like it's small but it is just gentle.
It is good for your wellbeing as well.
When you come in, you chill. Like in hotels, they're all well lit up, but you can feel the calmness. But the way these so-called designers, the interior designers of Uganda doing it, you go into an apartment and it's just like it's like they're selling gold. It's so pure white. No, no, no, no, no, no. We need to stop at, you know, certain things. You make something. It It looks like a shop.
>> Yes.
>> Rather than just a home.
>> Oh, yes. I get that.
>> You It may look nice for the camera, >> but it's not for daily living. No, not daily living. So, the lights here, you may look at them. They're many, but you have to be here physically. You feel that they're not so heavy on your eyes.
I think that is how it >> understood. Oh, okay. Understood.
>> Many people might not like my submission, but >> No, no, no. You actually have a point.
Yes. Cuz for daily living you can't manage that flashiness.
>> Yeah. That flashiness. Myself I like white color >> a lot.
>> But when you go into my home you realize that the places I live most they don't have white color. They're different colors >> just for the calmness of myself. So to me a home is too personal. You know I do it considering my health as well. nice living not for for the visitors to come in and I show them that I have the brightness [laughter] >> this is the last question for the young people. So you've told us your target markets on these uh beautiful apartments who are actually like young people, young couples, but then you've also advised young people to actually start by saving some of their income towards maybe buying a cheaper piece of land because real estate you can't enter in big. It's more about entering in at small level and then grow it over the years. So where can people find a balance between let me not be excited and enter a beautiful apartment like this $700 a month maybe let me save a little bit and maybe go somewhere like in char [laughter] and put that money into some color and somewhere in Gaza I don't know so where is the balance >> you see myself I am a businessman >> and business if you look at it deeper it is all about manipulation.
>> Mhm.
>> People who get at the top, they know how to manipulate. But myself, my conscience cannot let me do that.
>> I can try but not 100%.
>> All right. That's why at times I come out as a father or as a brother and I will still tell you the truth.
>> With such apartments, we are targeting you know the youth.
>> They'll come, they'll spend here all of their money. But I'll still tell them the truth. When you are coming to rent out something beautiful like this, just make sure that the percentage is very reasonable compared to your income.
>> Do not come in into this too much convenience when you are still young. It is so easy for you to come in here and never want to go.
>> Not many people when it comes to business can say this. So I expect someone to come in here and let this at least be 30% >> of your salary of your income >> of your income.
>> That's still a lot.
>> No, no, no. 30% should be fine. [snorts] [laughter] >> All right.
>> It it it should be fine. It should be fine. But there are people who waste like 70% almost 70% of their own income giving it to landlords. Just imagine.
>> So what are you working for? So essentially you are just working for someone.
>> There was no room for you to develop.
>> Look at it.
>> I said it in a video some years ago and everyone was coming after me. I was telling them I think someone who earns a million >> should be sleeping in something like 250 to 300 and everyone came from where where those houses where >> I [laughter] feel like that's even a lot cuz living expenses are quite high. But that is that is discipline.
>> That is discipline which many of us do not have.
>> Uh delayed the gratification in life has to be exercised but not in this modern era.
>> People don't appreciate it. Especially this world we >> live once.
>> We live once. They have all gotten that attitude and the world has opened up so much >> that people do not need to visit your home to know how you sleep.
>> That's true. So the pressure is too much.
>> It's too much.
>> So it's up to you to choose between your future and where you are right now. But trust me, what you're doing right now has gotten so much to do with how and where you're going to be tomorrow.
>> That's very true.
>> Not many people think about that. I lived at uh uh number 69 Elmadin Road and I was telling a story about those houses. Someone in London went >> drove went to that place, took a picture and sent it to me.
>> The that structure is still there.
>> The years I lived in there, it was a condemned house. A condemned house. But I lived there for like 3 years.
>> Mhm.
>> 3 years. And I was paying 215 uh pounds. That is the cheapest you could ever get. And I was living with the Kosovo guys. M >> the house was broken, >> but I was all right. I was saving my money.
>> I was saving my money. And the people who didn't do what I did, >> they're still there.
>> They are still working. I think when you get the money, the whole idea is to fight is to come up with the idea on how can I stay with this money, >> not to give it away. Because remember the rich the first thing they do is to develop a system which can take away from those who are unaware.
>> So your awareness should be I've gotten this.
>> Is it really worthy letting it out? Is it okay to give it out?
>> I I've seen people come on they go you you see we had music shows here they were all packed up. It is the musician, the promoters, the service providers who are going to go home rich.
>> That's true.
>> When you organize like a seminar where you're going to give information on personal development, people will never turn up.
>> And what happens? They will be seeing the results and they will be fighting against the reality. Why is this person making make it in in life? Look at it all all the circumstances you know compared to other countries here in Uganda there's no way you can do this but how come that this person is making it there's always something you don't know >> and you have to know it you need to look for it and that is something many young people here will never consider. They will never go for information and the rich people will always do beautiful things for you to come and take your money and take your money.
>> So it is better >> buy your property. You cannot go into high-end areas like this one and start off. This is not a starting point. This is an area for the big boys. If you want to start big, you cannot you will never >> That's true.
>> You will never. But you have to trust the process. You have to develop this the the discipline. I was reading about uh discipline uh and it was taught by Jim Ro. Uh I understood essentially what is discipline? Discipline is not a feeling.
It is just the orders you have to follow. How you feel has gotten nothing to do with it. You want to go to the gym, you want to you want to do anything, it's got nothing to do with the feeling. You have to do it. So I'm I'm feeling like this. Oh, our friends are doing are living in such apartments.
They're driving such a car.
>> If if it doesn't push you towards your goal, you don't have to do it. You >> don't have to do it.
>> And reaching a certain point in life where you can give yourself orders and follow them, then that is success.
>> Wow.
>> All right. No one has to police you. It is something you have to believe.
>> Self-driven. You have to be selfdriven and for such >> you know something like this which you have to build over 20 years you can imagine >> how much you have to endure how much you have to say no to it's like seeing people who are celebrating maybe silver jubilee you know you you you you you you just don't call them lucky >> you just have to wonder how many times they had to forgive themselves. Yeah, that's true.
>> And for you, you you want the same. But they do they they just, you know, don't don't give you your food in time and you're already screaming and standing on top of the dining table and you expect to have such results. Come on. Certain things you have to be persistent. You have to understand and you have to delay the gratification. That's the price to pay.
>> That is the price to pay. Many people want the results, but uh when it comes to to to paying for it, they don't want to do that. So real estate is going to take time.
>> And when we teach about those areas at the outskirts where you have to buy, don't think that we are just trying to sell you things. No, you don't necessarily have to buy from me.
>> Go buy that piece of land as a trial.
Trust me, after 10 years, you'll be telling a story and you'll be quoting my name.
>> Yes.
Told you told. Yeah. And I've had many people by the way remember I've done this >> uh like heavily for the last 5 years I've had I've had people who have come to into the movement and they have gone out why they're not seeing the results but the moment you buy like one or two plots and it was engineered by me I'm all right >> I know people may tell you it's not going to work listen look at this and that after 10 years you'll be telling a story and my name will be quoted in the way I'm quoting my own father >> because he corrupted me positively when it comes to this. It doesn't show immediately but after some time it shows.
>> Understood.
>> All right. Pure wealth takes time.
>> Yes.
>> I was watching Muhammad Kashika. He said if someone comes to me and tell me I've gotten this uh business it pays so fast.
If you do this within a year you'll be somewhere here. He said that he turns 360 [laughter] >> and runs >> and runs >> I think it is 18 on the other side.
Yeah. Yeah. And he's on the other side >> because he understands how wealth is built. Wealth is built after a long time.
