Durham Wants Us To Build

[00:00:00]Now that we've kind of established that, you know, there's a national supply shortage of housing, which we all know.

[00:00:04]Specifically, the Southeast is a little bit more urgent to solve. And in this area in particular, there's no reason to think it's going to slow down. Right now, that the onus is on the cities, Durham, Raleigh, Chapel Hill, to solve that issue. Durham specifically, they haven't really quite figured out single family housing, but when it comes to urban apartments, Durham in the last two to three years has actually had a decrease in rent. So, all these people out there who try to pretend that supply and demand is in somehow related to to pricing of rents and housing, like Durham has kind of had the proof in the pudding here when they put up hundreds of these apartments close to downtown and got rent to decrease by just building more housing supply of that particular type. The problem they're they're seeing now is like, "Great, we've got all these apartments. What about anything else?" Like when those people have children and want to live in a single family house and have just a little bit more space and a yard.
