Property buyers in the Valencian Community of Spain can save money on property purchases due to a reduction in the Property Transfer Tax (ITP) from 10% to 9% for resale homes under €1 million, effective from June 1st. Paradise World videos. We're in Torrevieja Monday morning and we got some fantastic news for you. Really good news. If you're coming to Spain and you're buying property, because as from next month, there's something amazing going to happen, as well as the weather.
Because if you're on your way this week to Spain, well, we're in for a scorcher, and I mean a scorcher. We're looking around 30° for the rest of the week. As you can see, clear blue skies here on the Playa de Cura beach. And uh just up there, you're going to see this is the weather we're expected to get for the rest of the week. And I did say May and June will be above average temperatures.
Even though we've still got a little breeze, I suppose we need the breeze, don't we?
But the other good news we've got, and they've been talking about it a while, and it's actually going to happen.
As from the 1st of June, uh this tax on Spanish property, you normally have to pay 10% in the Valencia region, uh they're actually being reduced to 9%.
So that could be a reason why a few people might be holding back to complete that sale, because that's a big difference. That 1% always adds up.
And of course uh if you've got that Currency Direct card as well, you're going to be saving more.
And that is why a lot of people are getting the Currency Direct card, because they're transferring money, you're getting a good rate. And with this 9% as from the 1st of June, you're going to be saving yourself a few quid.
But, remember, all different parts of Spain have different taxes. And when you buy a property I mentioned, you have normally pay between 12 or 14% on top of the property.
And you course you've got your original property tax, which is going to be reduced to 9%, and then you've got your solicitor fees, which you have to pay on top for all those solicitor work he has to do, check all the property out details. Also, he has to check all the debts on the property and all the legal work and the registering of the property as well in your name.
But, yeah, that 1% is going to make a big difference. So, that is cracking news, just like the weather out this morning.
It's literally creeping up to 11:00, and of course it was a lot busier yesterday in the national Norwegian day.
It was absolutely buzzing along here.
This we did do a video of and the brass bands blowing their trumpets all along here. Yeah, it was uh big big turnout.
And I've got some great news as well because Shawn's over and we helped buy a apartment near right on the front, and he's had some people in renovating the apartment, which obviously we recommended cuz people come to Spain and of course you in a different country, you don't know the builders and you don't know how to get by, and some of these places do need renovation.
And we helped Shawn with everything basically, helping with the property and we helped him make the property modern.
And while he's been away, he's had the people in there and done a complete refurb.
And yeah, he's well happy, and of course we're going to go and do the video and update it, which is right at the other end of the beach, right on the corner there, iconic building here in Torrevieja.
And that'll be uh the end of the week.
We will update you on that. Of course, we've had a lot of people come through uh as bought property, and we've helped them with all kind of uh renovations done on their property.
Good, trusted workers at reasonable price. As you know, we work with a lot of people, and uh we help with everything. People with their NIEs. Of course, people buying property that need a mortgage, we can arrange that for you as well.
A lot of people applying for the debt properties at the moment. Uh we'll do some follow-up videos on that, uh it's all gone through with the people we've been doing interviews with, and uh show you the process.
Uh that is coming up very shortly. We'll have the updates on the property videos people have actually purchased.

And uh yeah, some of them have got us some cracking cracking bargains.
So, if you haven't seen them debt properties, uh check them out because uh a lot of people saying it's too good to be true.
Why aren't everybody doing it? Well, these debt properties have been around for a long, long time.
They're bank-owned properties where they try to contact the owners, and uh the owners just not bother replying, and there's debts owed to the organization, debts with a mortgage company, and all things like that.
And it gets to the stage where uh it goes and gets sold off, and then you have private investor funds that come and buy the debts off the bank, and they don't just buy 10, they buy hundreds of them. Of course, they negotiate the debts with the bank, and they got all this property. So, they want to offload the property, and uh basically, that's what happens.
The property goes to auction.
So, some of the debt properties you can get before they go to auction, and it could be up to 12 months, even more, before they reach the auction.
And uh you go to the auction. As I said, you got to be registered.
And then you got to um put down the right amount before you can start bidding.
And uh you got to have funds when the auction's completed to pay off.
And a lot of people do lose their money because they don't know how the system works.
And they end up losing the property they actually bid it on.
So, you got to be careful. You got to know what you're doing. And we work with professionals. We do the homework. We check these properties out. We'll check the worth. We'll check the accurate debts owed on it. We'll check if anyone's living in the properties, how long they've been empty.
So, they're safe investments.
And [snorts] when people say, "Ah, why ain't everybody doing it?" Because not everyone knows the process. You got to know what you're doing, like anything.
If you don't know what you're doing, you lose money.
And uh you work with professionals, and it's all done properly. Of course, if you did want one of these debt properties, you do have to have the money ready once the auction finishes.
And uh you got to be able to transfer the cash over. You can't have you know, a mortgage or a loan to do it.
It's got to be cash. It all gets transferred into the proper auction, the government auction. So, it doesn't go to the agency. It goes straight to the government. So, it goes into their account.
So, you do need a bank account and a NIE and the cash if you are interested in purchasing a debt property.
I could say some of these debt properties don't go to auction straight away.
It could be a long while. So, in the process, you [snorts] become the owner of this property until it gets bid in the auction. And while you're already owner, you you can rent the property out and do what you want with it, basically.
And uh when it gets to the auction, if you wanted to keep the property, you can actually uh bid on it.
Or you can just have a nice investment from it. So, if you bought the debt for 50,000 and it goes for 100, the property, you will make literally the difference minus uh the commission.
So, it's a good little earner.
Some people do choose to actually before it goes to auction, try and negotiate with the people doing the debt before it it's the final stages and try and uh get it uh reduce the price and become the owner.
But, everything's done kosher.
And uh that property does become your name once it goes in the auction and then as soon as you take possession of it and you've won the auction, basically, you can do what you want with it. You can keep it or you can flip the property and uh sell it and cha-ching.
So, yeah, great things. If you haven't got a lot of money and uh at the moment we are dealing with property that are already in the auction and for the next couple of weeks we've been showing you um properties that are at all kind of prices. Some really nice apartments on urbanization.
And uh just uh apartments dotted around.
We had one the other day just by the the old Prinal. So, yeah, there are nice little bargains.
And some of them don't even get bidded on. And if they don't get bidded in the auction and you bought the debt, you can actually still negotiate with the the people, the private funds that have got the debt and um work out what they will set for it.
Some properties, of course, you'll have good few amount of bidders. So, you'll be advised what to bid on, how much to go, and what's left with profit to be made.
So, they are the debt properties because, as you know, the property here on the Costa Blanca, people are shocked and amazed how much they've gone up and they are going up and they're going to continue to rise.
And uh that is all because of the investment going on and people escaping from all around the world coming to live the Spanish culture.
Not just the weather.
Cheap affordable living.
And it's pushed the property prices up.
And they just keep going up because um they're not stopped building.
And as soon as it's built, they're in.
So, yeah. Property on the Costa Blanca is booming.
And if you do want to buy, you need to buy now. It's no good wasting time renting.
Because um the time you waste renting and when you do buy you'll end up paying another 10, 20,000 on top.
