Good morning, Colorado. I'm Jamie Clark with Colorado Construction and Design Magazine, bringing you your Monday morning minute. We're in Golden, Colorado today at 81714th Street, across from Calvary Church and near the Colorado School of Mines campus. What was formerly known as Calvary Flats will soon be a 40-unit affordable housing project known as the Prosper at Golden. This is a forale condominium project intended to help meet what official described as an urgent need for affordable homeownership opportunities in the city. Before demolition of Calvary Flats, the GC on the project, Alliance Construction Solutions partnered with the Golden Fire Department to allow the crews to conduct fire and rescue training exercises. The Prosper at Golden will be a three-story building with 23 one-bedroom units and 17 two-bedroom units, all of which will be sold to incomequalified and mortgage qualified buyers. Construction began on April 1st and is expected to be completed next year with applications for home buyers opening as early as next summer. This project represents a milestone for the city. When it opens, it will become Golden's first deedrestricted for sale affordable housing development. Currently, all deedrestricted affordable housing units in Golden are rentals. Several years ago, Calvary Church purchased the property, which included a single family home, as you can see behind me here.
Rather than redeveloping it for private use, the church partnered with Shanahan Development and Habitat for Humanity of Metro Denver to transform the site into a project with broader community benefit. In October, officials say they were excited to see the city expand affordable homeownership options, particularly in a high-cost market like Golden. While the land itself will be exempt from property taxes because it's owned by a nonprofit, residents will pay property taxes on their individual units, providing additional revenue for the city.
