[00:00:01]They are one bedrooms in Docklands. They are the absolute nightmare properties that you could ever buy. I'll show you.

[00:00:07]This one in particular was bought for $927,000 in 2020. It just sold for $821,000.

[00:00:15]It means it sold at a loss. They They made no money out of it. It went backwards. It was held for 6 years and that loss was $106,000.

[00:00:24]I checked through and at the moment within that block there are 12 of those apartments currently for sale. And then last year I checked it out, over 20 of those apartments sold in the 12-month period. There are so many of those apartments and there are so many super blocks in Melbourne. There is a massive oversupply and there's not enough take-up on the demand side of things.

[00:00:43]Fundamentals of those one-bed, one-bath apartments in Docklands or in Melbourne CBD just absolutely don't work for me. I think the fundamentals on the Gold Coast are way better. You've got a massive supply restriction. It's landlocked. If you go to the east is the beach. If you go to the west it's already hitting the hitting the hinterland. And you've got this massive population boom.
