The Biggest shift in Florida's housing market in a decade just happenedAdded:
Florida's housing market downturn is getting so bad that we're starting to see something we haven't seen in decades. So sellers are now deciding to take their ball and go home. With Dell listings across Florida surging as frustrated sellers pull back. Inventory on Florida's housing market is actually now down 12% year-over-year. This is leading to a combination where some people think Florida's housing market is now recovering. However, these people are missing the bigger picture. The sellers pulling listings from Florida's market today are simply delaying the inevitable. Property taxes are through the roof. Insurance is through the roof.
And prices, despite their initial correction, are still near the most overvalued they've been since the last downturn. You can see the markets with the biggest drop on new listings across the state are Tampa, Puntaorta, Naples, Lakeland, and Palm Bay. While some owners in Florida might be taking a break from selling if they don't have to, others are now in default, short sale, and foreclosure, and taking big losses. Because of this, our 2027 forecast at Reenture still show major price downside in many different parts of Florida. However, certain pockets are starting to stabilize.
