Gap financing is a real estate financing strategy that allows buyers to assume a seller's existing mortgage with a lower interest rate while covering the difference between the purchase price and the assumed loan amount through additional financing, typically requiring about 10% down payment, which can save buyers thousands of dollars by locking in lower historical interest rates.

Gap financing strategy for assumable loans Añadido:
I keep seeing listings that show an interest rate that's available that's through an assumption. So, for example, let's say the listing says the seller has a 3% interest rate available, you just have to take over their mortgage.
If the purchase price is 699, but the loan is only 300,000, how do you cover that gap? I have a solution for this.
It's called gap financing. It'll allow the buyer to assume that loan that is the in per the first lien that they're going to take over from the current uh seller. Then they're going to get gap financing for the difference. Generally, [music] you're going to have to put about 10% down if you use this strategy.
That can actually save you thousands of dollars because you're taking over a mortgage when rates were a lot [music] lower. So, it can save you thousands.
Hey, if you're a buyer out there looking for a lower rate on this and maybe a assumption could be really worthwhile for you, please DM me.
