[00:00:11]This is Kane. He's 17 years old. And right now, he's driving a Lamborghini in Dubai. But only one month ago, he had no money, no business, and no GCSEs. I've helped thousands of people make tens of millions of pounds, but this is my biggest challenge yet. This is how we got here.

Now it was time to show up for our bookings. But the only problem was what Kane was wearing.

Rentto rent is when you take a long-term lease through a company guaranteeing the landlord rent every month. Then you rent that property out again. You subleasase it on Booking.com, Airbnb for a much higher nightly rate.

[00:03:34]On average, per rent to rent deal that you get, you should make between 1,000 and £2,000 cash flow per month. And is one of the several strategies that I teach on my free online training. This was Kane's first viewing and it didn't quite go to plan.

[00:06:49]>> We then had a little bit of free time, so we decided to go inside some estate agents and try and secure some deals that way. Kane's only 17, so he didn't know what to say. So, I decided to give him an earpiece and then I could tell him exactly what to say while he was talking to the agent. As if they've got any rundown properties that need work.

[00:08:40]However, we've still got more viewings from the previous day. The next day, we started by looking at this really juicy deal that Kane had found. This house here was valued at 180. This house is on the market at 100. So if we get this at about 80 90 grand, >> spend 4050 on it, >> you can then refinance, pull all your money out, investors like this.

[00:09:00]>> Oh my. This just looks like money, doesn't it?

[00:09:09]>> We've only got we've only got a few minutes, >> mate. This is actually perfect. And it's not it doesn't seem to have any structural issues or anything. Yeah, this is a really And you know what as I wonder if this would class as um uninhabitable for stamp duty might I speak to my sister because it's pretty >> well you want to live in it. So you reckon if this was done up nice you're talking about 180?

[00:09:31]>> I look at a few comparable depending on standard I reckon 180 at least probably top top end 190.

[00:09:40]>> I mean in terms of the the refurb we're probably talking in my mind probably about 40kish.

[00:10:17]As soon as this offer that he put down is accepted, Kane can then present that to an investor as a packaged deal and sell the opportunity on to an investor for anywhere between £3 and $5,000.

[00:10:29]Crazy thing is that Kane is only 17.

[00:10:31]He's not old enough to buy alcohol. He's definitely not old enough to buy a property, but he's taking so much action. He's doing more during this week than most adults do during the space of a year. And like everybody, he's got loads to learn. He only just learned after the last viewing what a cash offer actually meant.

[00:10:50]>> I mean about like cash and like a cash offer. Where are we going to get that cash from? Because if you went into the bank, surely they wouldn't just let you take like £92,000 out.

[00:10:58]>> So when you say a cash offer, you don't mean I'm not I'm not talking about physical actual like paper money.

[00:11:05]>> It just means no mortgage.

[00:11:08]>> Make sense?

[00:11:09]>> Okay. Yeah.

[00:11:12]>> No, no physical. You just say cash offer. You don't mean you're going to go over a suitcase.

[00:11:17]>> The person who views the most houses wins. This is a numbers game. The people that I'm mentoring that are making 10 to50,000 profit per month are out there on the road viewing houses talking to people cuz that's what you got to do. Today was just viewing after viewing putting forward offers that were so low that we were embarrassed and seeing what offers were accepted. Now, it's day three, and while we're waiting to see which offers we've put forward already are accepted, we decided to head to Blackpool. Now, a lot of people think Blackpool is really, really rough, really cheap, and a bit of a ghost town, a bit dead. But actually, there's a lot of opportunities there if you know what you're looking for and know how to do your due diligence on the area. The prices are so low in Blackpool and the agents and sellers are open to do creative deals like vendor financing, option agreements and the tourism. It's not too bad on the weekends especially.

[00:12:15]There's a lot of contractors there as well. So, this tactic here is to find guest houses and hotels that aren't really performing very well. Maybe they're a little bit rundown, they're shabby, they've got a tired owner, or they're just marketed really badly.

[00:12:28]They're not even listed on Booking.com and things properly and then to agree to buy them, but down the line. So, we fix the price now. We have an option to pay for it later, but in the meantime, take control, run the property well and efficiently and make a lot of monthly cash flow, which we then use that cash flow to save up to buy the property with the option that we've got and we've got it all registered on land registry. So, that is the plan here. This is the exact strategy that I use to build my portfolio and I started when I was 17 as well. And I think that Kane can buy a bunch of properties this way using the exact same strategy. So, we viewed a bunch of hotels and some of them were just way too run down. They were too much work, too much of a project. Have a look at the roof. So, how long has this been like this for? Has the problem been fixed?

[00:13:36]>> The one that Kane decided to go for himself was the final property that we viewed. He managed to get a purchase lease option, buy now, pay later on a really nice 8bedroom hotel that had a lot of potential to be improved and make a lot more cash flow. You're selling the business, is that correct?

[00:13:54]>> That's correct.

[00:13:54]>> Yeah. How long have you run the business for?

[00:13:56]>> 15 and a bit years.

[00:13:58]>> Oh wow. Would we be taking over the lease or would we be getting a brand new lease?

[00:14:01]>> Brand new one from the day you sign.

[00:14:02]>> And you pay £800 a month?

[00:14:04]>> Uh we do. Yes.

[00:14:05]>> What was the price that you were asking for the business?

[00:14:35]>> Thank you so much. It was at this point that we had an idea. Sure. Kane running a hotel and buying it in 5 years time would be cool. But really, what would be even cooler is if Kane would actually be able to buy something in his own name now as part of this challenge. if he could genuinely get on the property ladder with title deeds in his hand and say, "I own that. Yes, I'm just 17, but I own it." Now, you might have heard me say earlier that you can't buy a property below the age of 18. And yeah, that is true. However, we found a loophole. In Scotland, still part of the UK, you can actually buy a property at the age of just 16 years old. See that house just past that sign? That's in England. Guess what? How old are you?

[00:15:22]>> He can't buy that house in England because in England you need to be 18 to buy a house. But right here, we're now in Scotland. So, guess what? This house is for sale. And in Scottish law, how old you have to be to buy a house in Scotland?

[00:15:35]>> You have to be 16 to buy a house in Scotland.

[00:15:36]>> So, what are you going to do right now?

[00:15:37]>> I'm going to buy a HOUSE IN SCOTLAND >> RIGHT NOW. LET'S GO. WE LOVE YOU, SCOTLAND.

[00:15:41]>> NOW, THERE IS A PROBLEM THOUGH. While this is written in the law that technically you can own property at 16 in Scotland, we couldn't find any evidence that anyone has ever done it.

[00:15:51]There seemed to be no case law and all of the lawyers in Scotland that we were speaking with said that they'd never seen it. And even though technically it might be legal, they were refusing to be instructed to carry out the conveyancing for someone who wasn't 18. So in theory it seemed possible, but is it actually?

[00:16:10]We spent hours ringing lawyers. First I was ringing lawyers, then Kane was ringing lawyers. Everybody was saying no. And at the end I put a post up to my academy members and all of my clients and said, "Does anybody know any lawyers?" And we got recommended one particular lawyer by a guy called Suck.

[00:16:28]And this lawyer said that they would happily act on Kane's behalf even though he was not 18.

[00:16:34]>> That you can buy a property in Scotland at 17.

[00:16:38]>> Yeah. Um, I mean, there's nothing to um stop that from happening at all. Uh, that's that's absolutely fine. You're more than welcome to have a good day.

[00:16:52]>> We found so was a lawyer. So, >> that's a lawyer, bro.

[00:16:57]>> And he's in Scotland.

[00:17:00]Another massive advantage to being in Scotland was there were so many parts of Scotland where house prices were way cheaper than they are in England. We were literally looking at houses that were like 3040 50,000 to buy cash. See the picture of that property I just sent you? How much do you reckon that's for sale for?

[00:17:17]>> Yeah. You're thinking about England, bro. See here in Scotland the asking price is 50 grand.

[00:17:23]>> They want to sell quick. They've said if we come in cash 45 grand. 45 grand. The thing is in Scotland, do you remember years ago in England? You probably do remember this now. Years ago, you could buy a property in England for 50 grand, rent it out for 500 pound a month, make a really good 12, 13, 14% yield. Buy was brilliant. Now, Blet's dead. However, in this area in Scotland, it's not. You can literally buy these types of properties for like 4550 grand, rent them out, £500 a month, make a good yield, and some of that is in a high street. That could work on Airbnb, you So, we viewed lots of different properties and they're okay. But then Kane found this one particular property that really excited him. Upon seeing the property, I just thought, "Yes, yes, he has to buy this one." So, I taught him one of my favorite negotiation tactics that I've learned in property. What do you want to do? Ring them up and say this. I know it's on 50, but I've only got 45 grand.

[00:18:17]I don't want to waste time or anything, but is it worth booking a view in or not?

[00:18:21]>> And then what if they say, "Oh, no. uh there's no point booking a view in cuz if you ring up and say what's the lowest that accept if you ring up and say what's the low that accept they won't tell you but if you ring up and say look I know it's on for 50 but I could only offer 45 that's all I got is it worth booking the viewing or not yeah >> and if they say you know what it probably is they are motivated then book a viewing that way we're saving time we're making the most time >> hi I've seen your property on right move is up for 50,000 offers a region of it's >> I'm I'm interested in it I was just wondering I've got a cash budget of around4,000. So, I would be looking at making like an offer on it. Is it worth me? Is it worth me um you know, knowing that I've only got that much money, is it worth me coming in and and taking a look at the property?

[00:19:06]>> Yeah, I would say so. Our client is is keen to sell. So, he he has mentioned previously that he would be willing to consider an offer less than price. So, yeah.

[00:20:56]>> And in the moment, he didn't go away and say, "I need to sleep on it. I need to think about it." He took action. He went straight to the agent's office and he put forward a formal offer. And in Scotland, when you put forward an offer, unlike in England where people put forward offers and then pull out all the time, it's very frowned upon and culturally unacceptable to do that in Scotland. And once you've signed the misses, you can't pull out legally. It's completely forbidden. So this was quite a courageous thing for him to put forward this offer in Scotland, especially considering he's 17 and he doesn't really have any money. Now, I've got my own finance company, Samuel Leads Finance, where I write the checks for my clients on their deals. And I said to Ken, I'll happily finance this, but you need some skin in the game. You need to put £10,000 in yourself. And that was £10,000 that he didn't have. when you step out and take action, everything just seems to fall into place. And it's at this point when Kane started to get a lot of phone calls from the previous estate agents where he'd put offers forward saying they'd accepted his offer. Meaning that Kane could now potentially package these previous deals, find investors, sell these deals, which would make his £10,000, which he could use as the deposit to be get on the property ladder by buying this property in Scotland himself. The only problem is Kane doesn't have any investors. He doesn't know any investors. How is he going to sell these deals? Now, I run an academy where we have networking events every month. In fact, we have over 50 meetups across the country every single month. So, we went to the nearest networking event in Liverpool, which was the Academy in a Circle. These types of networking events where people have paid a lot of money to be in the room. You got all different types of people with one thing in common. They're interested in making money and they're interested in property. If you can get in these types of networks, suddenly you'll realize it's not just what you know, it's actually who you know. During this networking event, Kane was really trying bless him to try and sell some deals.

[00:22:50]And he was trying his best and it was going okay until this one awkward moment happened.

[00:22:58]>> That's the one.

[00:22:59]>> Hello. Please can I get a Crawling B?

[00:23:03]>> It's for him.

[00:23:10]Can we can we get two packs of water, please? And it's card only, isn't it?

[00:23:13]So, I can't even give him the All right, I'll meet you at the table. I'll meet you at the table. I I want to get away from this part.

[00:23:17]>> Yeah, he was too young to order a drink.

[00:23:19]There he is buying houses and packaging and selling deals, but then he's getting IDed at the bar. Kind of awkward, but Kane kept going. Now, it's day five, and I was really hoping that Kane would say, "Thank you, Samuel, for introducing me to loads of investors. Yep. I've managed to sell a couple deals and I made £10,000. Did that happen? No. How much had sold? Nothing. He hadn't made a single sale. So, this is where we had to hit the phones and hit the phones hard.

[00:23:44]I gave him a little bit of coaching, put him in the right mindset, told him what to say, gave him a list of some investors to call, plus the people that we'd met last night. But at this point, I think the pressure got to him bad because everything was relying on him making this 10 grand. I'm not going to back the whole deal. I'm not giving him 100% finance. I'm not giving him anything. He's got to do it himself. And I think he was close to cracking under the pressure. At one point, we were going from room to room, changing environment, and I was just telling Kane, just everyone that you can possibly think of, every single person that you met last night, just pick up the phone and call them.

[00:24:13]>> Can we go? Can we sit for 5 minutes and come back?

[00:24:15]>> Well, how's that going to help?

[00:24:17]>> I don't know.

[00:24:18]>> Well, time is of the essence, my brother. We've got like 2 hours before we need to get money in the [ __ ] bank. How's sitting down for 5 minutes going to help?

[00:24:27]>> Go take a minute.

[00:24:30]I feel like I'm I'm I'm just telling him what to do and it's like he doesn't want it. He's he's he's going from a boy to a man. That's what I'm saying.

[00:24:42]>> I just start storing. I can't even say my own name without stirring.

[00:24:50]We get in the car, we're in a different environment. I'm telling him, just hit the phone. Hit the phone. Hit the phone.

[00:24:54]When the going gets tough, most people quit. But often it's when it gets really tough when success is about to happen.

[00:25:00]>> Just say if I send you the payment link now, >> how soon can you get that payment?

[00:25:04]>> That's all you need to out. You understand?

[00:25:38]He's just paid. The investor's just paid.

[00:25:39]>> No, he hasn't.

[00:25:40]>> Yes, he has.

[00:25:49]>> Okay. A little bit of light at the end of the tunnel. Hopefully now that's Is that giving you confidence?

[00:25:55]>> Do you feel now like you can just boss these calls now and just be like, "Look, man, one guy just paid me. I just got five grand. So, what do you want to do?"

[00:26:04]>> Yeah. Yeah. I'll send you the payment link. If I send that to you now, are you in a position to pay that now?

[00:26:40]Basically, we can we can loan you 35 grand.

[00:26:44]>> Which means you only technically need 10 grand.

[00:26:49]>> Well, it's not coming yet. And you still need to pay your legals. Well, it has >> just paid.

[00:27:04]Five grand. Another five grand in the bank. Again, when you've got a specific clear target, when there's a reason why you need the money, when there's pressure on you, suddenly things come into place. He made £10,000 in the space of 25 minutes. But this was my favorite part of the week personally cuz I knew that he was going to be successful. I'd got a little gift for Kane lined up on the basis that I would hold it back and see how he performed, but he's only 17.

[00:27:27]I knew he was going to try his hardest, but ultimately it's all about viewing houses and he was really struggling with getting to viewings while he was with me was fine cuz he was in my car, but I knew that really Kane to have complete freedom. I knew that Kane needed his own car and that was the gift I'd lined up for him. I've got a little gift for you as well. Come with me. So, most important thing is your freedom. Wait.

[00:28:35]>> This is a proper get around vehicle. And if things couldn't get any better for Kane right now. He's got a car. He's buying a house. He's made 10 grand. He then got an unexpected call. call was from the estate agent in Blackpool.

[00:28:51]>> Oh. Um, about the lease option.

[00:28:52]>> Yeah. So, I've spoken to the landlord and he's happy to grant you a 5year lease with an option to buy.

[00:28:58]>> Okay.

[00:28:59]>> Within those five years.

[00:29:01]>> Okay. Perfect.

[00:29:02]>> Come on.

[00:29:05]>> What an ending to the week.

[00:29:06]>> I feel like I'm, you know, when you watch them videos where they've just had like five good things happen to them. I feel that moment in person. That's crazy. a purchase option agreement, buy now pay later on the eight bed hotel.

[00:29:18]Guess what they said? Yes. They said he could have a hotel and pay for it in seven years time, but take complete control now. Kane is now not just a homeowner, he has his own hotel. Fast forward to today. This happened a few months ago now. Kane has gone from strength to strength and now he's making over £10,000 profit per month. He has three hotels.

[00:29:39]He's used all of these creative strategies. He's got a joint venture with a guy that he met on the financial freedom challenge who's also part of the academy. He's packaging and selling deals. The property that he secured in Scotland, he managed to complete on. He got the keys. He has the title deeds.

[00:29:56]He's got a tenant in there right now paying in passive income and he's a teenager. He became the youngest landlord in the UK, which meant that he actually got had a conversation with the Guinness Book of Records who reached out to discuss his property ownership. She's just madness. And the truth is, I mean, I've helped a lot of people make money in property. I've made a lot of money myself. I've made many millions.
