So, you're saving quite a bit. Then it jumps up to 4,200.

[00:27:12]>> All right, so let's start off right here. This is the business side of the property. Nice work space. You've got two windows right here. These floors, these wooden floors are all throughout, even upstairs except for in the bedroom.

[00:27:28]>> I don't know if I get much work done though with that view over there, you know.

[00:27:32]>> Yeah, that'd be pretty nice.

[00:27:34]And then you've got a bedroom down here.

[00:27:38]It says it's a four bedroomedroom, but I think it's five. But you know what? It could be four bedrooms. And then there's an interesting room upstairs that doesn't have like a bathroom attached to it or anything. So maybe that is like a little flex room maybe.

[00:27:51]>> Oh, interesting. Yeah.

[00:27:52]>> Yeah. But you got this downstairs.

[00:27:59]Come through here. This is going to be your kind of coat closet, junk closet.

[00:28:06]And then look at this. For all you people that love formal dining, there's your formal dining space. I like the three picture windows right here.

[00:28:18]>> Yeah, this is nice. I like their upgraded lighting package they have throughout. Got some interesting lights, which is fun.

[00:28:25]>> Mhm. And you do have access to your kind of butler's pantry kitchen area, but we'll attack that from the other side.

[00:28:33]You got your nice stairs. Look at the stairs are all wood.

[00:28:37]all the way up. And then on this other side here is your half bath.

[00:28:45]You've got your laundry room right here that I think connects to >> It does. It does. Connects to the primary closet. You've got a sink and tons and tons of cabinet space in there.

[00:28:58]>> And then you've got your fourc car garage. Again, it's just like that first house. I love again this workspace.

[00:29:24]>> I know >> you're speaking my love language right here. Look at this. It's corner. Not my, you know, if I had my brothers, it'd be in the center, but I don't mind it since I have two. Right. You've got the tile that goes all the way up. Got a nice spot for your TV. You definitely want that because you don't have a downstairs media in this one. But >> ah, yes, >> you do have a media room upstairs. What do you think of this, Patrice? You've got your bare wood stained island, and then it has the hood that matches. Oh, I think that's really interesting. It's actually very pretty.

[00:30:04]>> Now, you do have a pot filler on this.

[00:30:07]Being that it's on the exterior wall, sometimes, you know, every decade or so when we have those really deep freezes, we have heard of some of these if they're on the exterior wall having some plumbing issues. So, just something to keep in mind. It doesn't happen all the time, but uh six burner cooktop. You've got your nice drawers. All everything is topnotch.

[00:30:29]Double ovens, microwave, and then I love all this counter space. Again, it's dual functional because you can hide your curig and your air fryer and all that good stuff, but dual purpose because if you do have like kind of those entertaining days, you can put out some buffet stuff right here and utilize that easy access to your dining space. And then you've got a Costco approved snack closet. So, >> what more could one want?

[00:31:00]>> I know. Well, I'll tell you what. I could want a fireplace in this little area, >> a breakfast area or a sitting area. I would kind of make this maybe a reading area.

[00:31:10]>> You know how much I love to read, >> but you know, but I wouldn't mind sitting here with a cup of coffee in the morning.

[00:31:17]>> Yeah, this is very nice.

[00:31:19]>> Right. Got nice cast fireplace. They do have it set up as a dining area because of the chandelier, but you can make it whatever you want.

[00:31:28]>> Yeah, absolutely.

[00:31:29]>> Got these very tall ceiling here.

[00:31:33]>> Yes, I love it. I love how this brick color, too. It's really nice.

[00:31:37]>> I do too. It's something different, which is nice to see.

[00:31:40]>> And then look at this. Looks like a little deeper. It's 125 ft deep lot by 70, so plenty of space. It's not overly big. I mean, you can it's manageable and yet it's big enough to you feel like you've got some privacy. Look at cuz you've got the 6ft board on board fence on top of that what 3 and 1/2 4 ft uh retaining wall which is really good.

[00:32:04]>> Now, let's go check out that primary and then we got upstairs and then we can go over all the savings.

[00:32:10]>> All right, so here we go with the windows and the seating area. Tall ceilings in here again.

[00:32:19]And then there all three of these houses we've seen all have about the same size primary.

[00:32:25]>> Yeah, they're all very similar.

[00:32:28]>> And that what you would expect in a million-doll home.

[00:32:31]>> Absolutely.

[00:32:32]>> Right. Got the nice bench right there. I almost wish they had like maybe four windows.

[00:32:38]>> Feels like you could do that, but I'll take the three. Then you've got split vanities.

[00:32:45]>> That cabinet color is really pretty.

[00:32:48]Then you've got your nice soaking tub.

[00:32:52]You've got a nice big closet right here.

[00:32:55]>> I like that the showers kind of off to the side a little so you don't feel like you're so on display.

[00:33:02]>> Your jewel box shower.

[00:33:04]>> Yeah. Which is great. But I like how it's kind of to this side and then you've got this whole area here.

[00:33:10]>> Yeah. You're kind of hidden back here.

[00:33:12]>> Mhm.

[00:33:13]>> Yeah. That is nice.

[00:33:14]>> I think that's nice. And then you've got your closet right here, which has lots of space. And as we said, it goes into the laundry room. You've got all that space over there. So, this is a great size closet. All right. Now, let's go check out the upstairs. This is a large space.

[00:33:34]>> Yeah. Nice big large game room, you know, that you can outfit however you want. and then it flows right into this big upstairs media room. Now, that's the thing with these upstairs media rooms.

[00:33:47]They're so much bigger usually than the downstairs media rooms, but personally, you know, going upstairs, I have an upstairs media room and it's I don't use it as much as I would, but it's this is a huge space. So, this is perfect for like those young executive families, you know, three three kids or so. This is perfect for that. Then you come down here and you've got nice big room, but you've got a full bath right here with a bathtub. And look at this room. I like how it has like a entryway and then it overlooks. Look at this. Can you imagine being this kid and having appreciate it? You think?

[00:34:27]>> So, here's the view. Pretty nice view there.

[00:34:32]>> Yeah. You got your walk-in closet. You got your bathroom right off your bedroom.

[00:34:38]Then you come down here. Here is bedroom number >> four. Yeah, it's got the two windows. I wish you had the those two windows. You can't see the view.

[00:34:47]>> Yeah, that's that's true.

[00:34:49]>> But you have your own private bath.

[00:34:54]>> So you >> So those kids that aren't going to appreciate it anyway can >> Yeah. One kid gets the view, one gets its own private bath.

[00:35:01]>> Yeah.

[00:35:02]>> All right.

[00:35:02]>> And then you have like this mystery room.

[00:35:06]It could be used as a bedroom.

[00:35:07]Obviously, this goes to attic space.

[00:35:10]>> Oh, so it's not even a closet.

[00:35:12]>> So, this could be maybe even a another secondary office.

[00:35:17]>> Absolutely. Or like a kids area where if you have little kids, you put all their toys right in here and it's a whole playroom.

[00:35:25]>> Maybe even a homechool like if you like a dedicated classroom or something like that. So, >> there's so much you could do in here.

[00:35:32]>> Yeah. Let's go over the numbers. Patrice with their 2.99 that they're giving away. Your PNI on something like this would be starting out at 38.80. Year number two, it jumps up to 43.90. Year three, 49.40 and then years four and on, it's 5510.

[00:35:49]Now, you compare that to today's rate, your payment would be 5810.

[00:35:54]So, you're saving, you know, well over $100,000 over the course of the lifetime of a loan. And then you couple that with the $17,248.50 that we would get back to you to help you with your closing cost or however you want to utilize that, even buy down the rate even more, whatever. There's all ways that we could structure this thing. You're talking about a home run slam dunk. This is the time to buy.
