Right now in North Texas, builders are slashing prices on luxury homes while offering interest rates we haven't seen in years. Today, we're touring three discounted tradition homes in Salena.
And once we ran the numbers, the monthly payments honestly shocked us. Some of these incentives could save buyers over $100,000 in interest compared to resale homes at today's rates, especially when combined with our 1.5% family giveback program. So, today we're touring all three homes, comparing the floor plans, and breaking down why new construction may be the best deal in North Texas right now. All right. So, here is house number one. And this guy is just under 4,000 square ft at 39.48.
So, looking forward to seeing this. This is four bedrooms, four full baths, and one half bath. So, on a good size lot, about a quarter of an acre or so.

You've got these nice high cabinets all the way to Oh, not all the way to the top because of the >> I couldn't even imagine it being all the way to the top. You'd have to have a really tall ladder to get there.
>> And then I love this area over here over by your snack closet, which is Costco approved, by the way.

Yeah, you just hide all your junk, you know, your coffee maker, all that stuff, air fryer or whatnot.

With their incentives that they are offering on year 1, you're talking about 3,540, which is considerable savings, almost $2,000 >> a month. That's $24,000 savings in the first year. Then it jumps up on year two to $4,000.
Year three is $4,500. And then year 4 and on would be that 5,030.
And remember with our 1.5% give back, you can buy that down even more perhaps or what I find is better for our clients is to use that during their closing cost and reduce that closing cost cash to close by almost $16,000. So, this one would be mine. Again, you got the solid core doors. Um, this is all I would do for sure. All right, so let's talk numbers. With their their incentive program that first year, you're at a 2.99% interest rate. Uh, that is going to be about 3910 for your PNI compared to today's rate would be 5560. So, you're saving quite a bit. Then it jumps up to 4,200.
Year 3, 4720.
And then years 4 and onward is 5,260.
Our giveback program is going to be about 16,498 given right back to you guys to use to reduce those closing costs and all that good stuff, which is really nice. And then overall, you're saving over $106,000 in interest by going with this program over the course of 30 years on this particular house. That's incredible savings that you're getting right back, you know, by utilizing what's going on right now. And right now is a great time to buy because people are willing to negotiate. And when you couple that with these buy downs, it's an absolute no-brainer, especially with our 1.5 family get back program.

>> Beautiful. Yeah, they really did some nice hardscape. And then I love the pavers here are very nice. Now, all all three houses that we've seen have been reduced drastically. So, really good value right now. And this thing is no different. It's priced at 1.1499.

Being that it's on the exterior wall, sometimes, you know, every decade or so when we have those really deep freezes, we have heard of some of these if they're on the exterior wall having some plumbing issues. So, just something to keep in mind. It doesn't happen all the time, but uh six burner cooktop. You've got your nice drawers. All everything is topnotch.
Double ovens, microwave, and then I love all this counter space. Again, it's dual functional because you can hide your curig and your air fryer and all that good stuff, but dual purpose because if you do have like kind of those entertaining days, you can put out some buffet stuff right here and utilize that easy access to your dining space. And then you've got a Costco approved snack closet. So, >> what more could one want?

I mean, you can it's manageable and yet it's big enough to you feel like you've got some privacy. Look at cuz you've got the 6ft board on board fence on top of that what 3 and 1/2 4 ft uh retaining wall which is really good.

>> Now, let's go check out that primary and then we got upstairs and then we can go over all the savings.
>> All right, so here we go with the windows and the seating area. Tall ceilings in here again.
And then there all three of these houses we've seen all have about the same size primary.
>> Yeah, they're all very similar.
>> And that what you would expect in a million-doll home.
>> Absolutely.
>> Right. Got the nice bench right there. I almost wish they had like maybe four windows.
>> Feels like you could do that, but I'll take the three. Then you've got split vanities.
>> That cabinet color is really pretty.
Then you've got your nice soaking tub.
You've got a nice big closet right here.
>> I like that the showers kind of off to the side a little so you don't feel like you're so on display.
>> Your jewel box shower.
>> Yeah. Which is great. But I like how it's kind of to this side and then you've got this whole area here.
>> Yeah. You're kind of hidden back here.
>> Mhm.
>> Yeah. That is nice.
>> I think that's nice. And then you've got your closet right here, which has lots of space. And as we said, it goes into the laundry room. You've got all that space over there. So, this is a great size closet. All right. Now, let's go check out the upstairs. This is a large space.
>> Yeah. Nice big large game room, you know, that you can outfit however you want. and then it flows right into this big upstairs media room. Now, that's the thing with these upstairs media rooms.
They're so much bigger usually than the downstairs media rooms, but personally, you know, going upstairs, I have an upstairs media room and it's I don't use it as much as I would, but it's this is a huge space. So, this is perfect for like those young executive families, you know, three three kids or so. This is perfect for that. Then you come down here and you've got nice big room, but you've got a full bath right here with a bathtub. And look at this room. I like how it has like a entryway and then it overlooks. Look at this. Can you imagine being this kid and having appreciate it? You think?
>> No, absolutely not.
>> So, here's the view. Pretty nice view there.
>> Yeah. You got your walk-in closet. You got your bathroom right off your bedroom.
Then you come down here. Here is bedroom number >> four. Yeah, it's got the two windows. I wish you had the those two windows. You can't see the view.
>> Yeah, that's that's true.
>> But you have your own private bath.
>> So you >> So those kids that aren't going to appreciate it anyway can >> Yeah. One kid gets the view, one gets its own private bath.
>> Yeah.
>> All right.
>> And then you have like this mystery room.
It could be used as a bedroom.
Obviously, this goes to attic space.
>> Oh, so it's not even a closet.
>> So, this could be maybe even a another secondary office.
>> Absolutely. Or like a kids area where if you have little kids, you put all their toys right in here and it's a whole playroom.
>> Maybe even a homechool like if you like a dedicated classroom or something like that. So, >> there's so much you could do in here.
>> Yeah. Let's go over the numbers. Patrice with their 2.99 that they're giving away. Your PNI on something like this would be starting out at 38.80. Year number two, it jumps up to 43.90. Year three, 49.40 and then years four and on, it's 5510.
Now, you compare that to today's rate, your payment would be 5810.
So, you're saving, you know, well over $100,000 over the course of the lifetime of a loan.
