Increasing the capital gains exemption can free up housing inventory by allowing homeowners to sell without being locked into their current homes due to tax concerns, thereby increasing market availability and potentially boosting sales in areas with limited housing stock.

CTR.tv presents Weekly Update - 5/26/2026本站添加:
Thank you for watching CTR TV. I'm Christy Olds and this is your weekly update.
N President Kevin Brown recently visited Connecticut. Kevin joined CTR President Alexa Balo for a discussion as part of a Greater Hartford Association event in Farmington. They talked about N's strategic plan and how the focus is on the members and their needs. They also discussed affordability and availability of housing as well as an effort to increase inventory by raising the capital gains exemption.
>> If we can double our capital gains exclusion, there are people right now locked into the housing market because they can't afford to pay the capital gains or don't want to pay it. And if we can free up some of that inventory, it's going to be instant inventory on the market. I'm very excited about that.
>> Kevin says N is very different than it was just a couple years ago and the changes are all positive. Alexa says she appreciates his willingness to come meet with members.
>> It's so great to have Kevin here with us today. So, we're able to hear from him, learn from him, hear how the year's going and what's in store for the rest of 2026.
>> Kevin is from Oakland, California, and says this was his first time visiting Connecticut. It was one of only three states that he had never been to.
>> The latest monthly market report for Connecticut is here from Dr. Lawrence Yun.
>> Next picture. record high home prices.
Home prices keep rising. Uh but due to the lack of inventory, sales are down.
Sales are down 6.8%.
>> N's chief economist breaks down the April market conditions in Connecticut.
Yune also discusses a new lockin effect related to high home prices and the capital gains exemption. Check out the full update and get sharable market graphics at cttors.com/marketupdate.
CT Realtors is proud to be a sponsor each year of the Travelers Championship.
The Travelers is the only PGA Tour event in New England and draws nearly 200,000 golf fans to Cromwell over the tournament's four days. Last year, attendees saw CTR signage and messaging around the course and fan zone. You'll see that again this year. CT Realtors has a limited number of tickets available for members to attend the Travelers Championship on Friday, June 26th, Saturday, June 27th, and Sunday, June 28th. If you're interested in attending, please send an email to [email protected] by Wednesday, June 3rd. Members will be randomly selected to receive two tickets to be used by themsel and a guest.
The National Association of Realtors is accepting applications from members who want to serve on an NR committee in 2027. The deadline to apply is June 24th. There are some changes this year.
N eliminated eight advisory groups and committees as a result of a member survey and audit of the committee structures. There's also an updated application process. It involves two steps. One is to complete the expertise profile, which you must update each year. The second is to submit the application, which includes interview style questions. Members can apply to up to five committees, but can only serve on one. N says the updated process better aligns member expertise with committee opportunities, creating a more targeted and effective approach to volunteer leadership. Go to n.realtor/committee selection to get more information about the process or to access the application. Again, the deadline to submit your N 2027 committee application is June 24th.
That is your weekly update. I'm Christy Olds for CTRTV.
