Smart Bytes | May 2026: Investment lending is shifting. Here’s where to focusAjouté :
Hi everyone, it's Siobhan here. Welcome to this month's Smart Bites. As you've likely seen, the federal budget has proposed changes to property investment tax settings, expected to take effect from 2027 if legislation is passed.
These include limiting negative gearing to new builds and shifting the capital gains tax discount to an inflation-adjusted approach and minimum tax rate.
So, what does that actually mean in practice?
Right now, the market is adjusting.
Lenders, brokers, advisors, and clients are all working through how these proposed changes could play out in real-world scenarios.
>> [music] >> And one thing is clear, the role of the broker has never been more important.
Clients are leaning more heavily on brokers and advisors to help them understand the landscape, to think through different structures, and to move forward with confidence.
In the near term, for clients still investing in their own name, new builds and construction are likely to come sharper into focus.
That brings construction finance firmly back into the spotlight.
You may see more conversations around house and land packages, off-the-plan purchases, and developer-led opportunities.
Alongside that, there's a growing need [music] for clear explanations around how lending works in these types of scenarios.
From progress payment timing through to cash flow, this is a real opportunity to sharpen your knowledge of available options and to feel confident leading [music] these discussions.
As the market evolves, we're continuing to strengthen our construction lending offering.
Today, we support flexible construction solutions across vacant land and construction with full doc and alt doc options, [music] as well as LVRs up to 95% from multiple dwellings to near prime credit and no debt to income limits. Our policies are built to keep deals moving.
We're also seeing growing interest in areas like commercial property, SMSF lending, >> [music] >> SPVs, and company or other trust structures, as clients rethink how they invest.
This isn't new territory for us. For many years, we've supported brokers across these structures and product types, often in scenarios where getting it right makes a difference.
It's been great to see brokers already getting out on the front foot, talking to clients, and repositioning how they think about property investment.
This is a genuine opportunity to add value, and we're keen to support you.
And if you're still working through what this all means, you're not alone.
That's why we're focused on making it easier for you to get fast answers, to test scenarios, and move with confidence when opportunities arise.
Whether it's structure, new builds, or something a bit more complex, >> [music] >> we'll work through it with you.
