[00:00:06]From July 2027, negative gearing is restricted to newly constructed dwellings only.

[00:00:13]If you buy an established property, you can no longer offset rental losses against your salary. Those losses get quarantined.

[00:00:22]But there's an exemption buried in the budget papers that almost nobody is talking about. Superannuation funds, including SMSFs, are excluded from these restrictions.

[00:00:35]That means if you buy a property inside your SMSF, the rules that just crushed personal property investors don't apply to you. The government didn't kill property investing.
