When selling a primary residence that has been owned for at least two out of the last five years, the profit is generally tax-free up to $500,000 for married couples or $250,000 for single individuals, making it a tax-efficient strategy to use the proceeds for new real estate investments.

What is the tax rate in this scenario? | The Funding Fathers PodcastAjouté :
How much taxes do you pay on the profit when you sell your house if it's been your primary residence two out of the last 5 years? What's the tax rate?
>> If you're married, it's half. You don't pay anything on half a million. So, it' be anything above that.
>> 750.
>> They change it.
>> Yeah. 750. But regardless, it's zero. My point is most people if they sold their primary residence, the taxes are zero.
But you're going to go put down 5% or 10%. You're going to liquidate your savings. You're going to have no money.
You're going to go in with debt because you want to keep this rental property that you might profit $700 a month on.
So, my point >> wanted to be a landlord, >> but be a landlord. Take your $700,000 or $600,000 in cash, pay no taxes, put down a nice down payment on your new one, pay off your debt, and then go buy two rental properties by putting down 20 or 30%.
