is active under contract, serves zero purpose for the seller. The seller is monetarily damaged with the change of status in MLS. I'll bet you every dollar I make in 2026 that you can't tell me what is the advantage for the seller to change the status. There is no advantage. There's no advantage for the seller. And then I change it to active under contract and the buyer terminates during the due diligence the first question is, "Oh, well Glenda, was there something on the inspection? What's wrong with the house? Why did the buyer terminate?" The buyer terminated cuz they don't know from shinola. That's why they terminated. They weren't in love with the house. They were going to settle for the house and another house came on the market and they fell in love with that even more. Or their dog got run over by a car on the street and they don't want to live on that street anymore. Or their wife left them. It has nothing to do with my listing. The people didn't even do an inspection. Or they did an inspection there was nothing wrong with it. What does it do for the buyer? It ties up the house. It gives the buyer leverage without money. Did you realize that? And let me tell you where I'm going with that. The buyer puts the house under contract. I've got to change the status. The buyer's agent comes back to me and says, "Okay Glenda, my people want $20,000 or they're going to walk." Well, but there's not $20,000 worth of repairs. Go right ahead, put it back on the market. I'll bet you $5 your people take less for it than my people have it under contract for. The buyer gets to leverage their power in the due diligence without any skin in the game.
So, I'm just telling you right now, active under contract is the biggest bull status ever created. And you're not going to change my mind cuz I'm not losing my money.
