With only a $10,000 down payment, you can be able to get the keys for this beautiful home only 30 minutes from downtown Dallas. All right, so yes, you heard that right. Usually for a lot of the FHA loans, you tend to just need 3.5% for this one. The price is going to be only 282,000 for this beautiful 2,000 sq ft home, four bed, office, plus two bathrooms.
So, $10,000 as your down payment is going to be all you need. So, let me show you the exterior of this one and talk to you more about the numbers.
All right, so here we have the beautiful exterior for this beautiful home.
This is going to be the neighborhood.
A little bit more about the neighborhood. This neighborhood's going to come in with pools, playgrounds, going to come in with everything that you need.
And the taxes, they're not too high, neither. Which a lot of you also care about the property taxes, but on this one, they're not going to be too high, neither. So, this one again, right, it's going to come with four beds, two baths, plus an office for 282,000.
Now, we can always negotiate that price.
Usually these builders, they already give you the lowest price. Maybe they can probably let it go for 279.
All right, so right in the front we're going to have two bedrooms. This is going to be one of those.
And not bad size for these bedrooms.
We're going to have one more bathroom here.
Not a bad size, neither. I'm actually surprised that we're getting this amount of square footage for this price point.
Beautiful 10 These are about 10-ft high ceilings on the main living room. So, I I find that pretty pretty nice. So, we looked at two bedrooms, one bathroom.
This is going to be the laundry room, third bedroom, and the garage.
So, laundry room has I like that it's separate. It's not right attached to the garage. This is going to be bedroom three, which is going to be one of the smallest bedrooms.
Two-car garage already comes with the sprinkler system, tankless water heater as well included with this home.
Now, usually for this price point, you tend to see a lot of three bedrooms, but here we're not just getting three, we're also getting four bedrooms plus an office room. So, here we're going to have the primary bedroom right behind there. We're going to have the office.

Really really nice. You got your little dining area here, living room here, and the kitchen is just the heart of the home.
I'm not sure if you guys realize, but with this one I don't even need to turn on any lights.
The all those bigger windows are giving this home a lot of natural light, which we don't even need to have the light on.
All right, this is the going to be the pantry, not a bad size. A lot of shelving there. Right now, this builder is also only giving the fridge, but they're able to negotiate the the rest of the rest of the incentives. So, nice kitchen. You really can't go wrong with this style of kitchen. I really like that they went away from that granite and started doing more minimalist um quartz, right? So, I really like this quartz that they use here. It's well they stopped using those above-mount sinks. Now they use these nice minimalist sinks which I really really like, but this is another deal. Dining, living room.
Really like that you can just put the TV there as well and make this space really unique while you're washing your dishes, you can look at the at the TV.
Not bad at all.
Oh, this one has a nice covered patio, too. Oh, come on now.
>> [laughter] >> So, um you got a lot of a lot of covered patio here. Now, the backyard's not going to be the biggest.
Usually the biggest thing is because the home is already big enough that usually covers the majority of the home. If the home overall was maybe 1,500 square feet, you probably would have a little bit more more um space on your backyard, but it's still not a bad space. This This home right here for you 282, your monthly payment could could be pretty close to around $2,200 a month with the $10,000 out of pocket, which I find that fascinating since a lot of apartments are going for 1,500 in the area and it's only a one bedroom.
Here we're going to have four beds plus this beautiful flex space. This is the flex space I was talking about. Now they call them flex spaces because you can adjust it to every stage of your life, right? So, if you were maybe if you needed if you work from home and you need to have an office, you can always do that, have that here. If your kids need an extra playroom or game room, that could be it. If you need a little media room, that could be it as well.
So, it's it's a lot of square footage.
I'm really happy for this one. 282 or 279. I mean, they're This one has a lot to offer for that price point.

All right, and the closet, it's also not a bad size. Not a bad size at all. I really like these showers, how big and wide they are.

Not bad at all. But, just like I said, this one right here Excuse me. This one right here is going for $282,000.

With the minimum down payment, your monthly payment on an FHA loan with all the great incentives and great rates that they're giving could be around $2,200 a month.
Yes, and that's not for rent. That's the actual mortgage. To qualify, there is going to be a couple of things that you need to look at. Credit score to be over 600, 2 years of work history, spec- specifically W-2. If you have 2 years of W-2s, that's great.
And one more thing, they're going to they're going to look at debt-to-income, meaning how much money you're making versus how much money you're owned, right? So, usually they would want to combine your monthly debt such as your car payments, credit cards, or anything else that you're finance it that you have finance on your credit report.
They're going to have to comb- combine that plus combine the $2,200 a month on for your mortgage, and then they're going to make you have a required And their requirement's going to be at least for you to make two times the amount of your monthly debt plus your new mortgage payment. So, just to throw a scenario out there, if you have just a monthly debt of around $800 a month, which is car payments, credit cards, all of that, and you want to qualify for this home, they're they're going to add up the 800 plus $2,200 for your mortgage. That's going to give them a total of 3,000. So, the rule of thumb is that they're going to want to see you making two times the amount of everything. So, in this case, you would be possibly needing to make around $6,000 a month combined gross before taxes. So, that's not just one person. That could be two. So, if you if your sell if you just yourself make 2,000 and your partner makes 4,000 gross before taxes, you guys could both use that to get you over that 6,000.
