Now smart investors we already know that this coaster road is a federal government project and this project is almost at its completion stage from Lagos Axis and smart investors I'm also here to inform you that downtown Lagos phase 2 is still selling. Welcome back viewers. So this is the coaster road and this is the T junction that leads you down to downtown Lagos.
Now smart investors there is an appropriate setback that the government gave for every real estate developer that will be acquiring an estate here and this developer actually gave the actual setback the government required.
Now this is the coastal road and from the look of things you can tell that the government is almost done from the road construction. Now smart investors not to waste much of a time let's quickly go inside. Now, there's a video I made here. The last time I came here, I drove all the way from this estate down to the free trade zone because this direction leads you to the free trade zone. Why this direction leads you to the Victoria Island. Now, from this particular estate to Victoria Island is about 45 minutes or less than 45 minutes depending on how fast you can drive. Now, from here to the free trade zone to Dangut refinery and Dixie port is about less than 15 minutes drive. Okay. Okay, so smart investors that means you are well positioned right at the heart of the coastal road. Okay, so smart investors currently currently work is still going on here.
The government is still working here.
They are not done. Okay, but very soon we should have the coastal road set.
Okay, and this is why investors are still rushing into this estate. Okay.
So, walking into this estate, you can notice that the developer has done a temporary road leading into the estate which is very good for investors.
Okay, it means that the developer is actually working here. So, this is a good one and once again congratulations to everybody who has skied into this project. Last month, sometime last month, we launched this estate and it was the talk of the town in Lagos. Okay.
and some smart investors quickly invested here and got some plots. Okay.
And if you miss out on that, I am here to inform you that this is still the best time because there is no better time to own a property than the time you are seeing it for the first time because as much as downtown is still selling now, the price is yet to increase. I always mention this in my videos that whenever you go to a property and you notice that the property is still at the beginning stage, it means that that property must appreciate. And from the area view I gave you here, you can tell that this location is still growing. And that means whoever that owns land as early as now is going to still make massive profit. Okay, just look around you. There are a lot of bushes which means this location is still untapped.
Remember the Dangot refinery has started. The deep sea port has started.
The free trade zone is currently in function. Though there are no much companies in there but it is currently functioning. Okay. And these are the prospects that makes the juni axis thrive and that is why every investor needs to position themselves right at the heart of the coastal road.
Okay. Now I always mention this. In fact, the last time I came I mentioned that that do you know what it means to own a land beside the Le Expressway which is the state government road.
Go and search how much lands are worth there especially commercial lands from down to Victoria Island. Go check how much commercial lands are selling there.
That is state government road. Now compare how much lands will be sold in the federal government road because the coastal road is the federal government road while the le expressway is the state government road. If the state government road can make a massive impact in Lagos Nigeria what more will this particular coastal road give and remember this road leads you down to calaba and it's going to cut across five major states. Now, smart investors, imagine owning a commercial land here.
I always mention this. You don't need to be a business owner to own a property.
You can buy for investment purpose. If you decide to buy now, imagine how much this land will be worth in the next few years to come.
Smart investors, today's video, I'm not here to give you the advantages of buying a land here because we already know that owning a land to start with is profitable. not to talk of owning a commercial land not just any commercial land in the heart of IUI just a sen coaster road every smart investor should jump into this place now smart investors currently I'm at the beginning of the estate I am here to show you that work is still going on here the perimeter fence in front is almost done okay so what's left here is to use some protector to just beautify the front they've plastered Here they yet to plaster these ones. Okay. I love what this developer did. Developer casted the foundation for the fence so that the fence will be firm. Okay. And they've started their major work for drainage.
The gate house will be mounted in front here. Okay. And the gate house is yet to be done. Now currently what they are doing now is to get the drainage ready and also they've started interlocking.
And you know the major part in construction especially road construction is the drainage and that is why the developer is giving you a major drainage. Now we're not just having one drainage here. We're having two major drainages which is by your left hand side and by your right hand side. Okay.
So they are almost done with this sets.
I'll show you where they've stopped so far and now they are starting the left hand side. Okay. And you saw workers in front trying to cast the drainage. Okay.
So, let's quickly go inside and see more work going on here. I love the road. The road is wide enough to take two lanes, okay? Because this will be a major lane that cars can actually drive in and drive out, okay? And the reason is because this is a commercial estate, so we'll be having a lot of big trucks, major cars moving in and out of this place. So, the road needs to be solid enough. And I love the fact that this developer elevated this estate. Okay. So that it can suit or fit the topography of the coastal road. Okay. So that means the level of this estate is the same level with the coastal road. Okay. So the last time I came here we only saw interlock stones. We didn't see drainages. Today we can see this set of drainage almost done. Why this they've done the foundation of the will I call it foundation or let me call it um the flooring okay that's the right word the flooring of the drainage so you know they need to cast this so it to be firm then these are the reinforcement and this reinforcement is going to make the drainage firm okay so they currently casting in front once they are done casting this then they can cover it meanwhile for this Let's see this. Meanwhile, for this they are done casting. Okay, they are done casting this and you can see. Okay, the level they are done casting it. Okay, they yet to cast the internal of that side. Okay, but they done with the sides. Okay. So, and I love the fact that this drainage is wide enough and the depth is deep enough. Okay. So, smart investors, we had heavy rainfall yesterday. We had heavy rainfall today. Okay. I think for the past 2 three days now we'll be experiencing rainfall in Lagos and you can see that this developer elevated here. So, we have a good road to work on. Okay. And that's why we need a good drainage especially in a commercial estate like this. Okay. So work is still going on and what is currently happening today is the drainage. Okay. I noticed that they also piled up sands there. Let me zoom in. Okay. So the last time I came I saw few sands but today I can see major sands here. Okay. So remember today we just want to see the update.
Okay. Let's see what is happening on site. So most times I like coming back to properties I've sold especially most of the thriving properties when they launch it you know most realtors will make noise about it and once the sales start dropping most of them abandon the project but I always give my clients their value okay so that's one of the advantage you get when you buy from E properties okay you should be rest assured that we will always come back to site and show you what your estate is currently turning into. Okay. And today we can see downtown Lagos is still experiencing development. Okay. So they've dug this part. They've not done the flooring.
They've not done the flooring, but they've done the reinforcement up to that level. We're going to see that.
Okay. So I believe before we come back here next they should be done casting the drainage and after casting the drainage especially the beginning part then we can have a good and smooth road. Okay.
Now I tell people even if this developer completes this project, there are some businesses you can start making use of or commercial businesses that can start driving immediately. And those commercial businesses do not require electricity.
You can use a solar panel. Okay? And one of the businesses I can comfortably mention right now is a warehouse. Right?
Imagine if you own a warehouse here. You bought the land and you own a warehouse here. You can comfortably start your warehouse business without waiting for EJI to experience major transformation.
Hope you know that, right? Because all you have to do is once your goods arrive Lagos, you bring it down to your warehouse and you store them.
You need solar panels, few lights to just give the way out light for your workers to maybe offload and you know bring in goods. So commercial business is still one of the best business you can do. Okay, you do not need here to turn to a mega city for you to start making money. Like I said, if you own here and you decide to start your warehouse business, you can start making money immediately.
This developer is done with the road network. You can move to site, construct your warehouse and start making money.
Okay. So, smart investor. Another thing you can also do here is you can own a trailer garage. Okay. I mentioned there's a video I made sometime I think in the phase one I mentioned some businesses investors can do in the commercial estate and a garage is one thing I mentioned. I mentioned garage. I mentioned car park.
Now car park here might not really drive because the major companies are not fully in function here. Okay, but a trailer park can actually drive. Okay, if you own a large space here, some of these major trucks you see that offload and you know offload sands, you know, some of these big trucks that lift petrol from Dangote refinery. Okay.
Some of them will need a place to park when the roads are congested. They can come into your estate here, park in your compound and you make money from them.
Okay. There are other trailers that always pass here. Those going to the deep sea port, those coming to bed to supply maybe sand or whatever.
If you start your trailer park, you can make money. So these two business can actually start driving right now. But if you also decide to just buy for investment, your money has started counting. Okay, the first day you made your payment, that day starts your appreciation. Okay, so there are some businesses you can do. Okay, and you are rest assured that it will still make money. So smart investors, this part is yet to be done. Okay, the beginning part is where we have the major construction. Okay, there are some other development going on at the roundabout. Okay, so we'll be having a helipad here and we are yet to complete the construction. Okay, but there's a roundabout here that link all the clusters. Okay, because I didn't mention that to my new subscribers. So this estate will be divided in clusters. That means there will be sections where you will find schools. There will be a section where you find hotels. There will be a section where you find warehouses. There will be a section where you'll find shortlet apartments.
There will be section where you find office spaces. Okay. So, this developer is going to plan this estate in a way that when you drive in here, you are going to be wowed. Okay. Now, the last time I came here, this roundabout was not filled. Today, I noticed they've some filled it. Okay. So this is where I stopped the last time. Let me just quickly walk you down there and show you. So this is lands. That side is land. Behind there are lands. And over there there are lands. So let's just quickly walk and see. Last time I came I didn't get up to this point. So let's just go around and see.
So we have L over there too. Smart investors, is downtown Lagos still the best investment to make? Of course. I tell people if 500 square meters right now is selling for 60 million. Ask yourself, this is still bush right now. There is nothing happening here. Just construction. Now fast forward to the point where this place will be well constructed.
Everything is now in place. Ask yourself, how much will the land worth here? See, I tell people if Ley E expressway, you can go and check out some of my videos I made in Le Expressway. Do you know there are some estates right there in Le Expressway?
Let me use one estate as an example.
Leia aviation town is a residential and commercial estate in Leia Expressway close to the airport. Now that estate the developer is still building we have no resident in that estate yet but the estate developer is heavily working in that estate. There are major construction going on there. Guess how much a 1,000 square meter commercial property is selling there. It is sold for 150 million NRA. as smart investors.
It is like I said it is directly adjacent le expressway and people are not living in that estate yet though the developer is working but a land is worth 150 million.
That is Leia Expressway and what is making that property drive more is the fact that there is an airport coming around here. Now back to this location.
This is still IEKI, right? And this part of IEKI is where the federal government road is, which is the coastal road. And this road leads you down to Calaba. is going to cut across five states.
A commercial land right now 500 square meters is selling for 60 million.
A 1,000 square m is selling for 100 million NRA. National investors ask yourself this estate and the estate in the le expressway which of the commercial land will experience higher appreciation. It is obvious this estate is going to appreciate faster and more than the one in Le Expressway. now because the one in Leed Expressway is limited to the amount of major companies that will be coming but this particular place is open to every company because you'll be having not just commercial you'll be having industries coming here to site their companies. So there are no restrictions in this particular place but in the commercial estates in lake expressway there are limitations. There are some industries you can't side there because of pollution and because of residents.
But in this estate where every land here is commercial. There is nothing you can do here. If you decide to build a plastic company where they produce plastic it's fine. Nobody's going to question you because everybody coming here knows that this is strictly a commercial estate and also because this estate developer is going to plan this estate in a way that if you are having industry it will be in a cluster so that the pollution will not circulate to every other persons. Okay, smart investors. What I'm trying to say in SS is if you already have a land here, a super congratulations because you bought one of the best real estate investment in Lagos.
