As we show my journey with precast I call this Akebono journeys.
Every day I'm somewhere. And because I'm on a renewable energy For me is when I wake up and the battery is charged, it gives me like 500 km range.
So that is me here today. This place is called Mikuyu, Machakos.
But beside this today I'm going to do like three journeys.
Look at these beautiful villages. And in my share Kenya for village smart the greenery.
Anyway, I arrived to this village. My client is building a beautiful bungalow, a three-bedroom bath here.
It's near the river, so the land is sloppy, so that is a precast foundation is done already. By the time I'm here, this is three-day job.
Then >> [music] >> I'm just here to see the progress.
And already loving it, what I'm seeing here. So I want to take you through the journey and then let me see how it goes. Karibu ni sana.
Hey, people. Have you seen my journey?
Hey, you know, I love visiting [music] Kenya. Kenya is beautiful. So I mean I'm in a place called Mikuyu Machakos County where my client is doing a four-bed, no, actually a three-bed [music] 140 square meter area. Hey, look at the slope facing the river.
But, if I were them, [music] I could have put this patio on that side facing the river, so that when you come out of your lounge, patio on the journey out, the freshness, you breathe the fresh air, you look at the most beautiful mountains.
Anyway, so, guys, look, this is the composite raised foundation. Fortunately now, this place doesn't have cotton [music] soils.
But, what is happening here? The ground is sloppy.
Sloppy means uh one side is almost 1.5 m imagine now.
Uh if it was a conventional way, >> [music] >> we could just have that.
Backfilling material, but with these type of raised composite foundation, [music] it becomes cheaper because everything is prefabricated. And on that guys, let me show you something.
Now, in here, I'm always out of getting.
Like you can have a store area.
And not only a store, uh So, all you need is to prepare the ground.
You can get some eggs.
So, this is the lowest part of the sloppy part, [music] but the highest part is always low. It's not raised like this.
So, one thing guys, you got to know, this type of foundation is really strong, very popular in countries like the US.
>> [music] >> The edge block on this side because it's almost 1.6 1.8 m is reinforced inside of course, B12 concrete. So, this is a column. This is a pre-stressed T beam sitting on top.
And this is what we call the mother beam, and this is a primary [music] beam. And the primary beam are stretching all the way up to 4 m without any support.
And the 1 m panel infill fill up the spacing left by the T-beam >> [music] >> to give us the composite action, the floor.
>> [music] >> You walk on it.
And we're going to pour concrete not at this stage, but the new way that we do this nowadays is to assemble the foundation pre-assembled.
I love just my mission for the partition of the What are the additional will be fitted to be locking with the walls.
And we're going to have our house ready.
Hopefully, in the next 5 days this will be done.
And >> [music] >> I love So, the lowest part is very low uh because of the slopiness.
You know what used to happen?
We used to put a step inside the house.
So, when you put a step in the inside the house is for you to avoid that level that is when that high in the backfilling. So, step in the way I could use the backfilling material.
Uh but with using this technology, you're good to go. So, always follow my videos to learn more about the way to build bungalow. We are affordable. [music] And I always tell you it's 15,000 shillings per square meter for a shell structure. Shell structure in the meaning composite race foundation, pickers walls, >> [music] >> windows and door metallic, the U channels and the roof.
And then, the second phase, which also cost money, almost another 15,000 shillings, >> [music] >> is the finishes.
And the flooring, accessories of kitchen, bathroom, and all that stuff. But, second phase can be done in phases.
This place is very hot. You don't want to encounter the hotness in the house.

So, after this site, that is me headed to Kantafu. You need to go to my engine that goes to Machakos town through Kangundo road and takes you to Kangundo, Tala, and finally you arrive at Kantafu.
I'm loving the roads. Once the roads Kenya is very, very nice, well maintained.
It's unbelievable that these roads exist.
So, that is me arrive at the Kantafu site. This is another huge site. This is 201 sq m.
Three bed, two bath. Man, look at the goldenish evening lighting.
Beautiful.
The house is big.
Uh I'm just going through it. It was a half. This is ready for roofing. Hey, what's up, people? Ekibaru here.

Three bed, two bath, spacious. 201 sq m.
7 days done.
Look at all these guys.
It's beautiful house.
Pre-casted everything here. Raised foundation.
The walls and the windows click and lock together. And in 7 days you have this structure, as you can see. So, let's go around and see how it's coming up.
Uh they use your signature cross face there.
This area has black cotton soil. You can see it. No excavation.
Beautiful concept.
Guys, look at all these. Look, look, look.
This is a side of the unit.
Two windows. The slim windows for the master bedroom.
Uh the whole section here is a bathroom and a and a closet.
This other side here, woah, woah, woah.
This is um the backyard of the kitchen with its own porch or a patio.
So, you can decide to have an outdoor kitchen over this place and it can be a chill place.
These designs are designed by Peter of Architect.
Um we recommend all our customers to them because they are the architects.
[music] They come to your ground, they measure, you agree on whatever you need and they design for you. Our work as Flordeco is to pre-manufacture the house for you >> [music] >> in a factory. We set parameters and I want to take you more round. So, let's see the nature H block and the pre-stress mother beam and the pre-stress primary beam and the 1-m infill makes the raised foundation a simple thing to build. Return the foundation to become very expensive.
We not determine cost. You're there when I tell you to remove a deeper module to measure and all that stuff, but here we leave this crawl space and all we do is thing we do is to cover it up with a wall so that nothing goes under there, nothing grows and your house is always safe. I keep saying the issue of capillary action margin, the up and down movement caused by cotton soil has now been eliminated eliminated totally by this. In our place like Naivasha, we usually have that a florescence in the chalk of a white in the corner of a wall and [music] after some time the walls inside they keep swelling. Paint in the ceiling keep falling down. That also is eliminated by using this form of a foundation. So, let me take you more round here.
Um the kitchen has a big window.
This is the back side of a kitchen.
Uh we have two bedroom on the side and the client want to have a chill space that is with a slab. So, this section is solid slab with a definite with a beam to beam flooring.
It's going to be raised. When I say it's like a gang as you are going to come up here. Again, it can be somewhere you can place your tank. So, that's why you're seeing these columns.
And because this place doesn't have electricity, they're using a generator because we're using power tools. We have the grinder, we have a welding machine to weld these U channels. This is the two bedrooms. Each bedroom is suited with a big window here and a big bath and a and a and a and a toilet.
And this is the other section. There's a panel that is not yet to be fixed that is going to fix it up. This is a signature corner block for the corners.
And guys, this is the main entry of the house.
So, as you show the entry has a big porch or a big patio. You can relax here. You can have a socket there. You can have a projector wall here if you have a portable projector.
And what I like about the design, the main entry is on the side. It's not really at the front. The big window at the front to bring natural light in.
As you show the double doors here. And remember the doors and the windows click and lock [music] the panels. This is going to come brother and sisters. So, this makes the assembly work very fast. And within 7 days at any given uh mugomo over the week, we could have gone within 6 days. So, let's go in guys.
Um once you enter into the house, the the the first thing that you notice is the foundation is still it precast. No floor has been casted here. So, we don't we don't do the way we used to do before where we used to cast the 50 mm topping.
Nowadays, we cast everything in precast format and then after we do the roof, that is when we come and install the 50 mm floor topping. We do that as a final final thing. Before we used to put the 50 mm topping and then then again, you buy more cement to do another job. This here, the moment we do it, we do it correct without coming back. So, this is a lounge area. There is going to be the TV section. The walls are 2.7 m in height.
This height is pretty much the best.
>> [music] >> And when you see the layout here, this layout all the way it flows to the kitchen. The mid section here is the area for the dining area.
And what I love most here, look at all this kitchen.
Big space, big windows. Yeah? Mama akiosha vyombo hapa anajionea the the beautiful mountains of the Machakos areas.
And hey, kitchen. Kitchen is everything. You know, kitchen is the heart of the house.
This is where food is prepared. This is where you have to have best. Don't put a wall.
So, this kitchen has a big big big store. And before I go to the to the store, this section here is going to be the guest toilet.
We no longer doing that. You know, things are changing up. So, this is going to be the toilet for the guest.
Now, there's going to be a door there if the guest want to use the washroom, they're going to use it. And one thing you're going to notice about this washroom, it doesn't have a window.
You don't have to put a window, guys.
So, our electrician is going to install a switch that powers the light in here and we're going to have an extrusion or a a fan. That fan ukiingia inakua kuzunguka.
It collects all the airs and take them out, you know, clear cleaning the air in in the toilets. You don't have You don't need to have a window here. So, the the toilet is in the mid section.
And in this other section here is going to be the laundry area, come the store, the pantry is a big laundry area at the corner, the washing machine. If you need to have a washing machine and a dryer, just in that corner. They buy a very small space.
Here you put upper base cabinets, all of them cabinets here that you can store your food. And there's a big window bringing natural light in my side. And I want to take you outside again.
So, if I take you outside here, um you go to the porch. This is the exterior porch.
Uh, I've shown you this porch. This porch again, um, you can have an outdoor kitchen when you have guests. I'm going to kill you up engine.
And this kitchen again is a place where you can chill and relax and look at the view of Kฤฉrฤฉnyaga mountain.
The grass around here, the savanna grass.
And what more are you asking, guys? So, this is a precast 201 three bed two bath.
I'll not even call it two bath. This is three bath because every room here is an ensuite.
>> [music] >> So, it's three bath um, 201 sq m unit. And a 201 sq m unit, you need to calculate by 15,000 shillings.
The 15,000 shillings means the cost of the shell house. That is the precast raised foundation, the precasted walls coming together with the windows and the doors and the basic skillion roof, not a pitched one. Basic skillion roof will give you the total cost for the shell.
The first two of the project is going to be the interior finishes where the interior guys take over, the ceiling, the glass, the floor, wiring, all these these can be done in phase two. Usually cost about 15,000 shillings per square meter again, but that depends on your level and taste of finishes. And again, don't forget floor decor, we have the power for you. The juice roof will collect all the sunlight and convert it to your energy so you don't need to have extra energy purchased elsewhere.
Generate your own energy here using our ESS system. We have them in various design. We have the 3.6 kW inverter [music] with a lithium ion battery of 7.6.
We have the 6 kW with 16 kW hour lithium ion battery. All ESS. ESS means the box contains the inverter, BMS, and the battery together. Only the solar panels are outside there. Okay? And I'll give you the cost. And also we have bigger ones. You know, energy is the storage. How you store your energy matters.
