And the housing economy it produced now consumes a third to half of working Americans' paychecks. The cognitive scientist Daniel Kahneman spent decades proving that the way a problem is framed determines the answer people give before any conscious reasoning kicks in.

And it says that housing scarcity is how that wealth grows, which means that existing homeowners have a right to police what gets built near their equity. Japan installed a different frame entirely. Housing depreciates over [music] its useful life. A Japanese house loses essentially all of its value within 30 years with only the land retaining its value. What housing does get built is a national-scale technical question, not a local political one.

[00:01:15]Most Americans who hear about eliminating single-family zoning will reject it on instinct. That instinct is the frame, and the frame was installed by people who benefited from it. Tokyo is what the world looks like when that frame was never installed in the first place.
