"Deed Theft Explosion in America: Homes Being Stolen Without Breaking In"Añadido:
the whole area. They got in the house.
They were starting to change the locks.
They locked up.
>> They were stopped.
>> The 82-year-old who had paid off her house, was retired, had paid off all of her debt, is now having to go to court to fight for the house that she owns.
Why? Because she went to go grocery shopping with her son. She leaves her house and when they come back with the groceries, there's a company like people moving into her property. And when she tries to stop them, they call the police and she's like, "I own this house." They now have the title for the house that she paid for. And >> deep death, we got to talk about this. I see it a lot in real estate as a real estate agent. It's getting worse. The problem with it, the wheels of law turned so slow, it's hard to remedy this. There's a lot of conmen out there and they figured out how to digitally sign this stuff and record record it at the clerk of the court. And it seems like the clerk of the court is really slow or the property appraiser is really slow in keeping up and changing their policy, especially small towns. There's still ones out there that are not even digital. So, we we got to talk about this. It's happening everywhere and especially to the elderly and the wheels of justice move very slow.

So now she has to figure out if she was somehow scammed by these people to sign over her title and not realize what she was doing or if they simply forged her signature to get ownership of her house because now they're saying what she's describing as Zionist LLC says they have the title of her house, not her. She reached out to the mortgage company that she had paid off and was like, "What can I do?" And they're like, "There's nothing we can do." So, the LLC makes me a little shaky on this story because I've been I've been monitoring this on multiple Tik Toks, but the abstract of this is is is a real thing where people are getting their properties transferred. A lot of it is fraud. And the thing about it is you got to hire an attorney. You got to get a quiet title action going. You got to do all these things to to try to fight these type of deed frauds. Cost a lot of money. And if you don't know how to defend against it, it's going to take a while, 6 months, a year. And then sometimes you wind up having to pay off these scammers to get them to quit whatever they're trying to do. Either quit the the contract or quit the title.
And uh most of them are not even in the United States, so they're outside the jurisdiction of the law. Sometimes they're completely fake LLC's, not even registered with the state. People think, "Oh, well, you know, how could it be a fake LLC?" It's like they just made the name up and put LLC at the end. and put it on a contract and signed and dated it. And most of the uh recording departments down there will record anything, okay? And it's up to you to fight it and don't do this type of stuff. It's totally illegal. But those scammers are this good. If you're in real estate, you have vacant land somewhere that nobody's paying attention to. If you have an old house somewhere that nobody's paying attention to, if it's paid off, especially if it's paid off, what she's saying is the mortgage company will look for a payoff or they'll look for, you know, something funny going on with the title. They're better at catching this type of stuff. But many property appraisers or clerk of the courts, things like that, they will um have a fraud thing that you can sign up for that if the properties transfer, they'll alert you, but then it's up to you to go to court and fix it. Crazy >> because we don't have a lean on your property. And they tell her that's why you need to always keep a lean out on your home. Even if like you could pay it off outright, always keep even just like a home equity line of credit, like a heliloc loan out on it. But what they're not telling her is she could have put this in a trust, which again still would have cost her money if she went through an attorney to legally put her house in a trust because then people wouldn't have been able to simply forge or get her to sign it over not realizing what she was signing.
>> You still could. I don't think a trust would protect this. You're just kind of putting some anonymity behind it. I'm not a lawyer. I'm just a real estate agent that looks at this stuff all the time. I don't think a trust would have saved it. I don't think putting an LLC would have saved it. It's just you just got to pay attention to your title. And you know, like she said, you could put some debt on it, but you know, who wants to keep debt on a property if you don't have to? That's a whole another topic.
>> And this woman's deed theft happened in Brooklyn, and apparently it's a big thing in New York City. They've even had to pass extra laws to try to protect people. But it's happening all across the US where people who have who own their home, who have paid the mortgage off and own their title free and clear are now having it stolen from them and will simply leave and come home. And there will be people who now own their house and have the title of it living in their house. Meaning that they now have to pay for attorneys to get their house that they have. People like, "How is this legal own?"
>> It's the the system moves real slow. I had a deal not too long ago, almost same situation. It was an older person. This guy called. What they'll do is they'll put a neighborhood on auto dial and they'll just keep calling until they find something like, "Hey, do you want to sell your house?" "Well, how much do you want?" "Yeah, sure. I'll give you that amount. Sign right here. I'll pay earnest money and I'll uh we'll take care of it." So, they sign it digitally and uh they'll say, you know, $3,000 earnest money. They're never going to deposit the earnest money. what they're going to do the moment you sign that that that contract for sale, they're going to record it digitally at the clerk of the court or at the prop, you know, down at the the courthouse and uh it's going to cloudy title. So, when you go to sell that thing, the title insurance underwriter is going to say, "Hey, there's a contract for purchase here. It yeah, it's it's invalid, but it's going to taint the title insurance to the point where we're not going to give you title insurance."
So therefore, if you're closing with a bank or anybody that's got common sense, you're not going to close that property.
If there's another contract for somebody else to purchase this thing, you're not you you always have to have title insurance. Okay? Don't ever not have title insurance. And you're going to have to go through a quiet title action one to get rid of that old contract, right? Let's say that's $10,000 in 6 months. Or the scammer will say, "Well, for $5,000, I'll quit the contract." And you're like, "Well, well, where are you?"
"Well, Bangladesh, $5,000."
And most people are going to pay it because time is the problem, right?
Well, they got to move all in life.
They're older. The house has got to move. You know, somebody's sick. Da da da da. And these scammers know just how to play this game. Deed fraud 101. Don't ever do this. I'm just trying to do this for educational purposes to show you and tell you that this happens to protect yourself, okay? It's just it's happening so much. I've made a lot of videos on how to protect yourself on this. And you know, supposedly this there was a big story about this in New York. I don't want to get into the politics on that.
Y'all can go down that rabbit hole. But it is happening all over the country.
And so let's say you got a call bank somewhere, another country, and they're just calling people in the United States and they're sending a contract for purchase. I I get them in my e mail box all the time because when I'm a real estate agent, you have listings, you get these random contracts for purchase and you're like, they're not real. Most of them are generated by bots and when people sign them and they're just recorded and then what?
You know, it's happening a lot. And I will say this that a lot of times when evictions happen happen and stuff like that, there's not attorneys out there actually going through this. It's just deputy shows up, get out, they got some paperwork. Most of the time people don't even know what it says. They kick them out and you're like, "Well, I just lost my house." And then you've got to spend the next 6 months to a year and 10, 15, $20,000 paying attorneys, fighting getting it back. I saw a case not too long ago where I think it was the um Sunbiz in Florida. Somehow I got hacked or they fabricated the documents and they started selling off a guy's portfolio of properties LLC. It was an LLC. He just started selling them off.
Did about 40 of them. It took him years to wind those back after somebody else had taken possession of all those properties. So if I could say anything, make sure you are monitoring your properties. Make sure you get on those lists with if your county does some type of fraud protection and make sure somebody doesn't sell your house out from underneath you because in the digital world it is happening really f really bad and I hate it because we were going all digital and it was working very simply because now all of a sudden you didn't have to fly in and actually sign a piece of paper. You could do it digitally. Well, looks like we're going to probably have to go back to that back to you know IDs and all this stuff. you being there with a blue wet signature.
But people are faking these IDs. I have seen some spot-on fake IDs lately that AI generated, especially AI generated ones. And I think the states need to go to some kind of tokenization of of IDs because they're too easy to fake. But that's all I got. See you guys in the next video. Don't forget to like and subscribe.
