After a year in your unit, your landlord must state a valid just cause to remove you. Vague claims, sudden renovations, or pressure to leave so they can raise the rent are exactly what the law was built to stop.
The exemption trick. Some owners claim they are exempt from AB 1482. Single family homes and condos can only qualify when the corporate owner sends you specific written notice. Large institutional portfolios almost never meet that test.
If they never gave you that exact notice, the exemption may not apply at all.
What to do today? Save every notice, email, and text. Photograph your unit.
Do not move out just because a notice arrived. An improperly served or baseless notice can be challenged and many fall apart in court. You are not powerless against a corporation.
