$12K DOWN for a NEW HOME in Dallas, TX?! π€― NO HOAAdded:

This is going to be exactly what we can get to in the South part of Dallas.
This is going to be a beautiful farm style home, modern farm style home.
It's going to be only $247,000.
This is a three bed, two bath and has some really beautiful vaulted ceilings.
This video we're going to talk to you about the numbers as well and what that will look like as well and also the down payment. So, this one has a really nice entrance. You're going to have 10-ft ceilings on this home. So, that's going to give you a little bit more of an idea of of the height. Now, this one family you're going to have as soon as you come in, you're going to have this little closet here.
You're going to have the two bedrooms here. So, this neighborhood's pretty much with no HOA. So, that that is also one thing I wanted to throw in there as well. No HOA. So, you're going to have a mix of older homes and newer homes as well. Right across, they're building a two story. That one's on the market for around 500,000. So, that's just to show you kind of what's been going on around the Dallas area. This bedroom could be a good office. They added the nice light fixtures here.
The closet space looks nice as well.
And with this home as well, we're going to have no carpet.
So, no carpet means less mess, especially if you have pets. I know a lot of my pet lovers out there don't like carpet. So, especially even with my house, whenever I remodeled my house, I took out all the carpet, just did LVP.
I have a I have a friend too, so they they they get pretty pretty messy.
So, sometimes they go out in the yard.
Right now, it's raining, so you can just imagine them coming in and messing with your carpet. So, this is the guest bathroom, really nice bathroom. I love the tiles that they used. They usually most of these builders, since they built so many, they do a little bit more custom finishes.
So, as you can see in the showers, they have really nice um They're really nice tiles.
All right, so let's check out this part.
This is going to be the little um laundry area. We got this nice area to hang your coats, your clothes.
And this would be the two-car garage.
Nice space, two-car garage.
They These homes usually don't come with a sprinkler system, so that's why we're not seeing that here. And we do have a tankless water heater.
So, really really nice. Let me know what y'all think about this tile, this tile selection.
They did it all throughout here, so whenever you get off work, you can take off your boots, put them here, and not get the rest of your floors dirty. So, that's That's always good.
And same thing, this area's also good since there is no HOA, you can also do what you want to your backyard. So, if you wanted to add a playground, add a swimming pool, if you wanted to add a pool, you can always do that since there's no HOA.
But, one of the my favorite things here is just this beautiful high ceilings. Love love the high ceilings. You got the nice beam that runs throughout.
It's really nice. This area right here is the dining.
While the kitchen, pretty much same thing, it's really modern.
And the pantry, the pantry's also a good size as well.
347,000.
If we do the math really quick, down payment of something like this could be anywhere from 10 to 15,000 depending on the loan program. And monthly payment for something like this could be anywhere from 28 to $3,300 a month, depending on which program you use. Now, with this home value, we're going to also have a a program for all of our first-time buyers who make less than 120 combined.
There is what we call the 0% down payment program, which basically the city of Dallas covers that down payment for you.
And the rate is around 6%. With that program, you you can pretty much get in with no down payment, and we can always ask the sellers to cover your closing cost. So, that is that could always be an option to bring you out with the least amount of down of money. So, beautiful beautiful backyard. We got this nice uh port Yeah, this nice covered patio that you did the vaulted ceilings as well here. So, this vaulted the vaulted ceilings are running from the covered patio all the way up to the living room.
And I like how they actually put sound all throughout the backyard. There's a lot of builders I just cut it off 10 ft in, but here they actually did it really really nice. And this covered patio is already good, but you can always add more stuff, right? So, kind of that you can get creative. So, there's always room for it.
And also, you would be saving about $700 a year because if somebody told you like a week $700, [clears throat] so they did a lot of custom cabinetry, floating shelves. They did this lovely texture around the fireplace, as you can see.
All the way up to the ceiling.
Really really nice.
Yeah, for 347 in some of the some of the areas in the Dallas area, if you go north, it's really pretty much not going to get you much. A lot of the people that are wanting to be in the house or that work in Dallas, they have to move like 5 to 10 minutes more south.
So, that's where you're going to find areas like this where there's older homes and you just have to and sometimes you drive by and there's multiple new constructions. So, this is pretty much an area like that.
So, I love the windows here. So, they I feel like really this building they try to customize it and use the space wisely. So, obviously since we don't have a new construction home right now they did put those bigger windows. So, they just did this one just to bring more natural light in and have the two windows here to give you that backyard view.
And this is going to be the closet space.
Really nice closet space there.
The bathroom is pretty much going to be the bathroom here.
You're going to have a nice shower and the two sinks. So, we're going to go out so that way you guys can see it more.
But yeah, this one family just like I said it's 10 minutes from downtown Dallas. So, if you work in downtown Dallas or we have a lot of Americans as well as that that want to be closer to the downtown Dallas area.
At that point you would have to move into neighborhoods that are currently being being pretty much constructed more and obviously where they're tearing down the old ones to build the new ones. Just like I said, 347,000 if you're watching this from another state or another city, let me know how much something like this could go for. I always see a lot of you guys that are like, "Hey, I live in Arizona or I live in Florida. This is like 2 3 million." This I'm sure this one could have been at least 1.5 million somewhere else.
