This Desert Town Refuses to Die
Added:I posted a video about Primm 8-months [music] ago where I showed how the town was in decline. At that time, Buffalo Bill's had shut down regular operations.
Whiskey Pete's was already closed and Primm Valley was the only casino still running full-time. The outlet mall was empty and it looked like the whole area was slowly fading out and becoming a ghost [music] town. But then everything changed. Just a few weeks ago, the previous operator, Affinity Gaming, announced plans to close Primm Valley Resort and related businesses by July 4th, 2026. [music] That would have meant more than 300 jobs lost and left travelers without a major stop right at the California-Nevada border. The shutdown notice created a lot of uncertainty for workers and people who rely on the area for gas, food, [music] and a break on the long drive. Then, on June 9th, the Primm family announced a new agreement with Terrible's, a Las Vegas-based company.
[music] The same people who let their hotel and casino in Jean close down. Under the deal, Terrible's will take over operations of Primm Valley Casino Resort, the Oasis Apartments, the Lotto Store, >> [music] >> and other properties. This partnership keeps everything open and avoids the July 4th closure. Corey Clementon, grandson of founder Ernie Primm and president of Primm South Real [music] Estate, said the family is delighted with the partnership. Both the Primm and Herbst families have long histories in Nevada [music] and share the same goals for the area. Tim Herbst, president of Terrible's, called Primm one of the state's most recognizable destinations.
He said the partnership will preserve its legacy while bringing [music] new growth and investment. Workers and travelers have shared relief after the announcement. Employees were worried about losing their jobs [music] and supporting their families. Truck drivers and regular visitors said the stop is important for safety [music] on the desert stretch of I-15. Terrible's plans to make improvements to the properties.
They want to upgrade traveler amenities, [music] add better food and beverage options, and invest in infrastructure.
The company also expects to bring more stability and possibly expand operations in the future, [music] including reopening parts of Buffalo Bill's for regular use. Hopefully, we will see the roller coaster operating again soon. As of today, the agreement is still moving [music] forward. The Nevada Gaming Control Board has a special meeting scheduled for June 25th to consider the licensing needed for Terrible's to take over. A Nevada Gaming Commission meeting [music] is also set for the same day.
Both families say they are doing everything possible to keep the properties open during the transition.
Right next to Primm is the Primm Valley Golf Course.
>> [music] >> It has been closed for the foreseeable future. The owners have reserved the land until the planned Jean Airport opens. The long-term [music] future for Primm and the nearby Jean area is tied to the Southern Nevada Supplemental Airport. This proposed second airport for the Las Vegas region would sit in the valley between Jean [music] and Primm.
The Federal Aviation Administration and Bureau of Land Management are currently doing environmental reviews.
Construction could begin around 2029 [music] with a possible opening in 2035 to 2037 or later.
The airport is meant to handle extra passenger and cargo traffic [music] as Las Vegas continues to grow.
For Primm, it could bring more visitors, new roads, and business opportunities.
[music] The location along I-15 makes the area attractive for logistics [music] and warehouse development, too, especially for freight coming from California ports. For now, Primm Valley Casino Resort continues >> [music] >> to operate. It offers slots, table games, hotel rooms, and the Star of the Desert Arena next door for events. The Flying J truck stop nearby is also staying open and has supported the transition. The focus is on keeping daily operations smooth during the changeover to Terrible's.
>> [music] >> The recent agreement gives Primm some breathing room. However, the town still faces challenges. Competition from California tribal casinos and the pull of Las Vegas itself have hurt business for years. But, the location right on the interstate means thousands of cars and trucks still pass through every day.
With new operators, planned upgrades, and the airport on the horizon, there is a chance for a turnaround. The Primm family has owned the land since the 1950s.
They see this deal as a way to protect the area they built. Terrible's brings decades of experience running gas stations, convenience stores, [music] and gaming properties that serve highway travelers. Together, the two families want to restore Primm as a reliable and welcoming stop on I-15. Looking ahead, the new operators will likely focus on steady, practical changes that fit the location. [music] They could start by fixing up hotel rooms, updating the casino floor with newer machines, and adding more reliable food options like better restaurants or expanded [music] quick service spots for truckers and families. The Star of the Desert arena might host more regular events to pull in visitors from both sides of the [music] border. Reopening Buffalo Bill's on a fuller schedule would bring back some of the old energy without trying to compete directly with Las Vegas. With the Southern Nevada supplemental airport moving forward, Primm could see real growth in the 2030s. [music] New roads and exits tied to the airport would make the area easier to reach.
That could support new hotels, larger truck facilities, or service businesses.
[music] The land around Primm and Jean is good for warehouses and distribution centers because it is close to California ports, but away from big city traffic and costs. [music] More industrial development could bring steady jobs that are not just tied to gambling. The Primm Valley golf course might reopen once the airport brings more people and money into the area.
>> [music] >> It could become part of a larger plan for recreation that mixes golf with other outdoor activities in the desert.
Terrible's already runs gas stations [music] and convenience stores, so they might expand those services with bigger truck stops, EV charging stations, or even small retail spots to serve airport workers and travelers. [music] Over the next 5 to 10 years, Primm probably will not turn into a big resort destination.
Instead, I see it becoming more of a stronger service [music] hub. Something offering cleaner facilities, more consistent hours, and better marketing to highway drivers [music] who need a safe, quick stop. The combination of gaming, fuel, food, and future airport traffic gives it a [music] solid base.
Success will depend on keeping costs reasonable and focusing on what people actually need when they are driving through the desert. I'd like to see them bring back the rides that made Primm fun for [music] families. That means reopening the Desperado roller coaster at Buffalo Bill's and the old log flume, if possible. Those attractions drew people [music] in for years, and getting them running again could bring back some of that energy. It would also help to keep the unique theme [music] at each property. The western cowboy feel at Buffalo Bill's, the castle vibe at Whiskey Pete's, [music] and the overall fun border town look. Changing too much of that could make it feel like any other stop. A lot of people online have been talking about bringing in a Buc-ee's. They see the big empty spaces and the heavy truck traffic as a perfect spot for one of those giant travel centers. It has come up every time Primm has made the news, but it does not look very likely under Terrible's. Terrible's already runs its own chain of gas stations and convenience [music] stores across Nevada, and they focus on their own brand. Buc-ee's has been expanding, but their growth in the [music] west seems limited for now, and there is no sign that they are part of these new plans. Terrible's will probably stick with [music] upgrading what they know, instead of handing over space to a big competitor. It is still early, and these are possibilities [music] based on the location and current trends. But, the partnership buys time to test what [music] works.
If the airport stays on track and the upgrades deliver, Primm could settle into a more stable future, instead of continuing the decline many expected [music] just a month ago. No one knows exactly how things will look in a few years, but as of today, the lights are staying [music] on, jobs are protected, and there are concrete plans for improvements. For travelers heading to or from Las Vegas, Primm remains a practical place to stop for fuel, food, or a short break. Thanks for watching.
