Dallas is hosting nine FIFA World Cup matches, more than any US city, but that's not all we're seeing around here in 2026. So, today I'm going to break down why the summer of 2026 in Dallas is one of the most packed seasons we've ever seen and why buyers and sellers need to pay close attention right now.
So, nine FIFA World Cup matches, more than any other US city that is hosting.
And if you think that's just about uh soccer fans kind of filling up AT&T Stadium for a few weekends, uh you're kind of missing what is actually happening to Dallas and the infrastructure right now. I mean, we're talking about matches between June 14th and July 14th. We got Argentina with Lionel Messi. He's going to play here multiple times, so they say. England plays twice. The Netherlands has multiple group stage matches. And July 14th, we're hosting one of the semi-finals. So, we're expecting millions of visitors across Dallas Fort Worth throughout the entire uh tournament. And then uh AT&T Stadium gets rebranded as Dallas Stadium for FIFA, configured for around uh 94,000 people per match. And now the K Bailey Hutchinson, uh the convention center downtown, that becomes the international broadcast center with around 2,000 media professionals working out of downtown Dallas during the tournament. But here's what you really need to kind of understand before we get to the real estate numbers a little bit later on is that this global media presence is actually a permanent visibility that shifts how investors view Dallas long term. And then you got Fair Park, which hosts the FIFA Fan Festival for 39 days running June 11th through July 9th. I mean, giant screens showing all 98 matches, live music, food vendors, cultural programming. I mean, all of that. I mean, it's basically a massive gathering point for fans who don't have tickets to the actual games and it's free. And the fan festival at Dose Pavilion has a capacity of about 35,000 people daily. So, Fair Park neighborhood, South Dallas, Oak Cliff, are going to see sustained foot traffic all the way through mid July, especially if you've got uh short-term rentals. The hotels across DFW are booking months in advance already. Dallas leads the nation with 197 hotel projects and over 24,000 rooms in the pipeline going into the World Cup cycle. So, the city has been discussing some proposed downtown street closures along Main Street and Acard Street on certain summer weekends. So, those uh details are still kind of being finalized, but we want to keep an eye on the official city updates, but the idea is pedestrian zones with vendors and events, which could actually make downtown walkable and car-free on on some of those weekends. First time in a long time, right? But before we move on, here's a quick tip. I mean, if you're driving to the games, avoid probably I30 to Arlington on match days, unless you're actually going to the stadium.
Expect road closures on the weekends and security checkpoints. Also, parking at AT&T will be limited due to security fencing. So, you got the dark light rail is going to be maybe one of your best friends. So, you know, if so, if you work downtown, a lot of employers are expected to encourage remote work on match days. So, so you want to plan ahead for that. I mean, the World Cup dominates headlines right now. But here's what most uh locals don't even realize is that even more big and interesting things are happening every single weekend this summer starting in May. And of course, we got to start with Cinco de Mayo. You know, for instance, the Dallas Cinco de Mayo parade that usually draws tens of thousands of people. So, it's happening the first Saturday of May along uh West Jefferson Boulevard in Oak Cliff. You've got free admission, 20,000 plus attendance, a mileong parade, over 200 local businesses activated. I mean, it's actually the largest Cinco de Mayo parade in North Texas. So, it's pretty cool. Uh you've also got Fair Park Festival with live music, Carpenter Park with the 50 plus vendors, uh and a lot more. So, Oak Cliff kind of becomes the center of activity for the whole weekend. I mean, it's a great opportunity to support the local businesses, too. And this is becoming a major annual draw. I mean, neighborhood property values are responding to that.
But before we jump into the real estate portion, I want to check out some of the other events before uh we do that. So, if you're trying to figure out how all of this uh spring activity affects your specific neighborhood and your home, uh especially on timing, if you're thinking about selling your home, go ahead and fill out the free home evaluation down below. So, uh, but you're not seeing that with a lot of other homes on the market right now, but I'll get to more of that here in just a minute. And then we've got Junth coming up. So, uh, you got the Fair Park Junth Festival of Service, uh, which takes place mid June, of course, with, uh, some free admission and a community service day in South Dallas.
So, it's usually a full day of, uh, live music, they got food, they got programming, everything you need. Uh the Dallas MLK 4K Freedom Walk is also an annual tradition which is uh last year was followed by the free festival at the MLK Junior Community Center. So you've got the the food festival on June 15th.
All right. And uh you want to keep your eyes out for the actual 2026 schedule when it comes out. But what makes it different is that Fair Park is hosting Junth and the FIFA Fan Festival simultaneously through June. So you'll have a lot going on. on. I mean, South Dallas neighborhoods are getting major visibility this summer. And if you've uh never made it out to one of the Junth celebrations, I I hear they're uh they're a lot of fun and this is the time to go. All right, but then you got July 4th. You know, already a big deal, but this year probably going to be even better because Fair Park 4th is free admission with the State Fair Midway open for $5, live music from the Dallas Wind Symphony, and uh the Beatles Tribute Band. All right, so the fireworks uh start at 9:45 p.m. viewable from the Cotton Bowl or anywhere in Fair Park. And what's different for that Fair Park 4th happens [music] right again in the middle of the FIFA Fan Festival. So July 4th falls on the opening day of round 16. Uh so you could be uh looking at over 35,000 people with FIFA tourist mixed in. And so it's going to be a global vibe, you know, plus a traditional Dallas celebration all at once. Uh, so if you'd rather skip the crowds, I mean, you got Fort Worth Panther Island Pavilion has one of the largest fireworks displays in Dallas Fort Worth. Addison Kaboom Town is always a good option. Top of that, if you're looking at some summer concerts, then well, we're not maxed out there either. But between all of this, you've got a pretty good concert schedule coming up. American Airlines Center is running back-to-back shows all summer.
They've got Romeo Santos, Dilleit Do, I don't know who that is, uh, Pitbull at Doakis. I mean, I do know who Pitbull is. And it looks like in June, you've got Don Toiver, you got Summer Walker, you've got ASAP Rocky back in the the American Airlines Center. Man, who are these people? And now July, you got Dude Perfect. I do know who Dude Perfect is, of course, famous YouTubers. Dude Perfect and Lionel Richie with Earth, Wind, and Fire. That should be interesting. August, you've got Forest Frank. I do know Forest Frank as well, plus Zack Bryant at AT&T Stadium. So, Victory Park is going to be packed out through August with the concerts. Uh, if you live in Uptown or Victory Park, this is probably one of your busiest summers you've seen in years. I mean, Deep Ellum and the Design District venues are running full summer schedules, too. So, you're looking at, you know, entertainment venues that consistently book top tier talent because Dallas has the population uh and the income to support it. So, this is basically uh again more of that infrastructure validation. You know, we can get these major events going. And this ties perfectly into the rankings I'll be showing you a little bit later on when it comes to real estate. But if all that activity works up a little appetite, well, good news. The national and international restaurant groups are are betting big this summer uh in Dallas.
So, we've got some new restaurants opening up. Uh the design district is really completely transforming. Delilah that opened earlier this year, a 1920s style supper club with live dancers in a jazz band. You got Tokco Madero, an elevated Mexican steakhouse that'll be coming to the east quarter. And then you got AM FM, which is a new all day diner with live music and a big backyard. Knox Henderson uh is adding more. You got San Ambrios is opening its first Texas location on Knox Street. And then Uptown has a new Little Rubies location that's like an a Australian style all day cafe.
And then you got Elephante, you know, the coastal Italian concept from LA. So that should be on the rooftop side at Cedar Springs. That's supposed to be over 11,000 square feet. But anyways, on Greenill Avenue, you got Brazar and Tacos. Richie bring that Mexican cuisine from the team behind Chelongos. All right, the design district is adding Oby for uh Roman style pizza and La Lupita for some coastal Mexican. And then the first Texas White Castle is planned for the Grandscape in the colony. There you go. The design district is adding three to four major restaurants this summer.
So, Greenville Avenue is kind of evolving beyond bars and into a real dining destination. I mean, it's amazing. So, if you're a homeowner in any of these areas, I mean, restaurant density like this really supports property values. I mean, it shows your neighborhood that has uh the foot traffic that attracts serious investment. I mean, it's also a major draw for lifestyle. So, speaking of the real estate market, I want to go a little bit deeper into that. So, the median sale price in Dallas is in the high 300s as of uh January 2026. That's down about 4.1% year-over-year. But here's what uh the Dallas metro average is kind of hiding. You know, downtown, Uptown, Fair Park, adjacent Oaklan, uh they're performing differently from the suburban pockets right now. And and the market has completely shifted uh from where it was, you know, a few years ago.
I mean, homes are selling around 66 days, but that is not bad at all. I mean the median price per square foot is roughly in the low 200s. I mean the markets described as somewhat competitive. I mean overpriced homes though they are sitting 90 plus days. Uh pricing discipline matters more now than ever before. Trust me. And at the county level Dallas County's median sale price was in the mid300s in January and that was up about 1.5% from the previous year. Oh and we have an official ranking. I mean, Price Waterhouse Cooper and the Urban Land Institutees emerging trends in real estate 2026 report ranks Dallas Fort Worth as the number one US market to watch for the second consecutive year. And that includes top spots in both commercial real estate and and new construction and and residential. And why is that? Well, regional accessibility, relatively lower cost versus coastal metros. Uh you got a business climate that's attracted around 100 corporate headquarters uh in the last several years. Uh you got CBRE's scoring tech talent 2025 report and that places Dallas Fort Worth eighth in North America for tech talent uh driven a lot by Gen Z workers moving into Texas. I mean mortgage rates are still around sixish uh through 2026 and and inventory is higher than it was during you know 2022 but that gives buyers a lot more negotiating power. So sellers, you need to be able to be uh flexible right now.
But I mean, we got the World Cup coming Junth. We've got the playoff seasons.
You know, all this creates global and national visibility for Dallas infrastructure that can support long-term price appreciation, even a short-term price changes are kind of modest or or even slightly negative. But that really depends on the area you're looking at. I mean, what I'm seeing right now is slightly uh soften prices, a little bit longer days on market, but still strong long-term fundamentals. If homes are priced right, especially the ones that we help sell, you we get them sold within 2 to 3 days. And that combination makes uh spring 2026 the the last normal spring before uh World Cup driven visibility potentially shifts demand. I mean, for local sellers, pricing discipline again is critical. If you're thinking about selling, you need to understand which uh micro market you're actually in. you know, downtown, uptown, Fair Park, Oaklan. I think then you got the North Dallas suburbs, Brisco, Prosper, McKini, Salina, still in very high demand right now. So, we're seeing a lot of activity up there as well. And this is a buyer's window, you know, in terms of negotiating power, uh, but definitely not a crash. I mean, it's it's normalization after years of uncertainty, craziness, I mean, all kinds of fluctuations.
