Happy Tuesday everyone. We're back with your weekly Tuesday talk market update for Hunt County. We've got some interesting shifts in the market this week, especially for our buyers out there. So, let's dive right into the 7-day market watch. Over the last week in Hunt County, we've seen a significant amount of activity. 82 new listings hit the market, giving us some fresh inventory to look at. We saw 73 price decreases. This is a big number that shows sellers are adjusting to the current pace of the market. There are 27 active option contracts and 36 pending sales, showing that homes are still moving steadily and there were 26 closed sales. Lastly, we have three coming soon listings to keep an eye out on for later this week. Taking a broader look at our monthly trends, the data confirms what we've been feeling on the ground. It's currently a buyer market. We are looking at 6.5 months of supply, which gives buyers a lot more leverage than we've seen in years past. Here's a breakdown of those values. The median sales price is at $275,000, while the average sales price is at $324,117.
The median days on market is 62 days, and the average days on market is 86 days. With homes staying on the market a bit longer, buyers have more time to breathe, negotiate, and find the perfect fit.
