[00:00:06]That's something that I don't deal with too much in the west, but what about you, Dan, you know, for stuff you're doing in the southeast? Well, it's funny cuz actually what brought this to mind was the same Colorado parcel I've been referencing for the major subdivision.

[00:00:20]And you're right, there aren't a lot of flood plains and people think of the west, it's dry, but you're still down the hill from the mountains and the mountains are covered in snow, the snow melts, it runs off, it forms rivers and flood plains, and that goes over dry desert land.
