Why 3 Roommates Can Never Split Rent Fairly
Added:Three of you sign a lease. One master bedroom, two smaller ones. Rent $3,000.
Simple, right? Split it three ways, $1,000 each. Except the master bedroom has a private bathroom and a walk-in closet and windows on two sides. One of the small rooms barely fits a bed. No windows. Right next to the street.
Nobody wants to pay the same $1,000 for that room. So, you try to negotiate.
Person with the big room offers to pay more. $1,300.
The rest split what's left. person in the bedroom still isn't happy. Now they're paying $850 for a closet with a bed in it. You go back and forth.
Numbers shift. Feelings get hurt.
Someone brings up a spreadsheet. Here's the uncomfortable truth. You can spend all night negotiating and there's still a real chance no split makes everyone happy. Not because you're bad at negotiating, because for years, mathematicians thought a perfectly fair rent split might not even exist. This is the rent division problem. And the answer hiding inside it is stranger than you'd think. Let's define fair, not equal, fair. Equal means everyone pays the same amount. Fair means something completely different. Fair means envy-free. Nobody looks at anyone else's room and their price and wishes they had that deal instead. That's it. That's the whole bar. Not happiness, not perfection. Just nobody wants to trade.
Sounds achievable. It's actually brutally hard. Here's why. Every time you shift the price of one room, you change how everyone feels about every other room. Lower the price on the bad room and suddenly the person in the mid room starts eyeing it. Raise the price on the good room and the person paying for it starts wondering if the mid room is actually the better deal. Now, you're not solving one problem. You're solving three overlapping problems at the exact same time, where fixing one breaks another. For a long time, nobody could prove a fair split always exists. Then in 1980, an economist named David Gail asked a mathematician for help. The mathematician's name was Francis Sue.
And decades later, he solved it using a tool that had nothing to do with money.
A 100-year-old geometry proof called Spurner's lema. Draw a triangle. Three corners. Corner one means give me the big room for free. If the other two rooms cost the entire rent, corner two means the same thing, but for the mid room. Corner three means the same thing, but for the small room. So, the corners represent three extreme ridiculous splits. Someone gets a free room, someone else pays everything. Now, here's the part that matters. Every single point inside that triangle, not just the corners, represents a different possible way to split the rent. Move a little toward corner one, the big room gets cheaper. Move toward corner three, the small room gets cheaper. Every spot inside the triangle is one specific price for all three rooms that adds up to $3,000. There are infinite points inside a triangle, which means infinite possible rent splits. Now, take one of those points. Ask all three roommates the same question. At these prices, which room would you pick? Whichever room they choose, give them a colored sticker. Red for room one, blue for room two, green for room three. Do that at thousands of points scattered all across the triangle. Here's the rule. Nobody breaks no matter what. If you're standing exactly on corner one where the big room is free, everybody picks the big room. Everybody gets a red sticker.
Same for the other two corners. Along the edges of the triangle, only two colors ever show up because the edges represent splits where one room is so expensive, nobody would ever pick it.
Now, zoom into the middle of the triangle. This is where it gets interesting. Some points are all red, some are all blue, some are all green.
But right where those zones bump into each other, you get points where all three colors show up close together.
Spurner's lema is just this. If you color a triangle following that simple rule, corners match their own color.
Edges only use two colors. There is guaranteed to be at least one tiny spot where all three colors meet. Not maybe, not probably, guaranteed. Every single time, no matter how the roommates actually feel about the rooms, and that one tiny spot where red, blue, and green all touch, that's your answer. It's one specific rent split where roommate one picks room one, roommate two picks room two, and roommate three picks room three. All at the exact same time, all at that exact same set of prices.
Nobody's stuck with their least favorite room. Nobody wants to trade. You're not guessing a fair split. You're not negotiating one into existence. You're just hunting for the one point on a triangle where three different colors happen to collide. And this isn't just a cute proof on paper. It got turned into a real tool. The New York Times built a rent calculator based on Sue's method back in 2014. You type in the total rent and how each person ranks the rooms. It spits out a split, provably envy-free every time. Not equal, fair. The person in the big room might pay $1,400.
The person in the small room might pay $700. But mathematically, none of them would trade places with anyone else, even for that price difference. That's the trick nobody tells you about fairness. Fair isn't about the numbers looking balanced. It's about nobody wanting what somebody else has. And this isn't just useful for a lease. Sue's method scales, divorce settlements, splitting assets, international border disputes, dividing disputed land into pieces nobody would trade for the other sides, business partnerships, splitting ownership stakes.
