But I want to make sure that everybody understands that the the the new flood models coming out hasn't changed anybody's real risk. If you you're in exactly the same risk of flooding as you were before. It's just now that you have more information about what that risk is. It's intended to reflect those higher rainfalls. Uh changes in the in the landscape itself. So when you put concrete over you know land that makes the water run off faster which you know floods the people that are downstream from that. So modeling in the changes to that landscape. And then the third is the models keep improving and getting better over time. There are more properties at risk of flooding than we previously thought. Quite a few more.
So, there are literally going to be hundreds of thousands of families that are going to have to now go buy flood insurance that didn't have to buy it
