Added:They're like, "Can I ask? Can I ask for him to fix this?" We were actually able to get $22,000 off the price of this home. You don't realize it till you get in this situation of how stressed you can get as a buyer.
>> I want to educate people that might be shopping for, whether it's a new home or a resale home, and they're really focused on their monthly payment over many different things.
Obviously, you can shop for areas, schools, uh floor plans, but this particular subscriber of ours was really focusing on how do I get the best monthly payment here? So, you've helped them out. You've helped a lot of our subscribers out, so I'm going to let you take the mic here. Go for it.
>> Yeah, so one of the things we do when you first reach out to us is we're going to schedule a consultation call with you. And we want to find out everything we can about you and what you're looking for. Takes about 30 minutes, uh give or take. And so, a lot of times people really don't know, if they haven't gotten pre-qualified yet, how much house they can afford, but they can tell you how much monthly payment they're comfortable with. So, this couple, when they first reached out to me, they thought that they would be able to achieve the size home that they wanted with this possible short sale they wanted to go and see. But when it came down to it, you're not getting all the incentives and the warranties and the things that you need as well. So, I suggested a few other neighborhoods where I thought we could work with them budget-wise and get the size home that they wanted. Both of them work from home and needed separate home offices. They had one child that they needed room for, so ideally a four-bedroom home or three with a flex or something like that. So, right away, you know, just with our involvement in the area, I know where these numbers are going to work. There was a little bit of a job change. Um so, a little period of time where we didn't shop while they figured that out. So, what happened is finally got them out to this neighborhood I had been suggesting and we had three or four homes that worked for the budget that the wife was saying but when it came down to it they fell in love with the home we're about to show you beautiful corner lot got the you know four bedroom and three bathrooms instead of like a three two and the husband's like yeah we can make this one work it's a little bit bigger just a little bit more than what we were discussing but it's going to be fine so we were actually able to get $22,000 off the price of this home >> I don't know if everybody saw if you don't follow us on Instagram and Tik Tok make sure you do that but just released a video I was like everything is negotiable price is always negotiable now with us cap strategy we focus on price last and we focus on most of the things that you're going to bring up right now what are some of the other things that we got >> yeah we were able to concessions you know they were offering certain things but we were able to get the washer and dryer and the blinds added to the home because it's not something that this builder always does we were also able to minimize the closing costs to them because we got a discount on the price of the home and the home was able to appraise for more than what it was worth then some of those closing costs can get rolled into the loan and they don't come out of your pocket right at closing so sometimes if the builder isn't going to pay all the closing costs we can work that out by negotiating the price so we also were able to negotiate the terms of the deal and get them a little bit extended closing giving them more time than what the builder would normally allow for a closing because they had changed jobs and needed a little bit of time to establish the pay stubs and the information there that the lender needed so we were able to get all that in at contract and just know, "Hey, this is when we're closing."
Not have to struggle at the last minute to negotiate those things for them. So, yeah.
>> Love that.
>> Conventional rate?
>> Go for it.
>> 4.99%.
>> That is major. I mean, we're seeing rates on the resale side, just the national average go up, up, and up. 4.99 fixed conventional. Conventional's typically slightly higher than your FHA's and your VA's. So, that is that's really, really big. Now, I would say this, we always talk to everybody about the CAP strategy. If you're looking to buy a home and maybe you're a little new to this information here, it's not like we waved the magic wand and we get everything off of the home. It's really based off of how that consultation goes, your needs, your desires, your situation financially, then we put together the CAP strategy. And most importantly, you can't just go into a model home and start asking for XYZ. Working with the right rep matters. We like to work with the reps that will push our offers up to management, right? So, they have this wall. Most reps will say, "My manager said I can't do that. My manager said I can't do that." We like to work with the ones that's going to that that say, "Hey, Crystal's coming back with another person. I know you're asking for this because of a particular situation. Let me push it up to management." And do they always get accepted? Not always. to negotiate from there, but you have one opportunity to construct that deal properly. So, great job on that.

They have equity built into their home already. That's awesome.
>> Yes, yes. As you can tell, this is a builder that doesn't skimp on the quality, even though the price is affordable. There's stone countertops in, you know, the bathrooms and the kitchen. Sometimes you don't get that in the bathrooms with different builders in this price range.
Um beautiful covered lanai. It's a little bit larger than a lot of homes in this price range and style of home.
So, they're very, very happy. They had a really clean inspection, too. I would say with this builder. Of course, we make sure that you're working with top-notch inspectors. Uh we have our approved inspectors list that we know that the builders are going to approve and not cause a lot of headache and struggle for you. Um and really there wasn't a lot of issues to work through on this. I think the sliding glass door was closing funny. The lock wasn't lining up right. Um one of the things I would say is they definitely had one of those construction managers that wanted to be like, "Ah, it's not that big of deal." Or "Gosh, you see that little mark there? You want that fixed, for real?" kind of attitude. I'm like, "Yeah. Yeah, and let's let's fix it.
Let's get it done." So, >> Those are all things >> when you're Yeah, where I I I a lot of times I'm in that walk-through with our buyers and I'm like, they're like, "Can I ask? Can I ask for him to fix this?" I'm like, "Yes, let's ask." And they're a little shy. I'm like, "Hey, >> [laughter] >> look at this right here. We want to get this fixed. It's It's kind of banged up down here in this corner or whatever."
So, little things like that that you don't realize it till you get in the situation of how stressed you can get as a buyer and you're just ready to move and you're just ready to get it done and the builder's ready to get it done. So, they're going to gloss over things and we're just there to be in your corner to make sure the little things aren't missed and everything is done exactly how you want it done and that you don't get ignored. So, >> I mean I mean [clears throat] a few things. Like, we have a standard on our team. Like, if when you close on your home, we want you to get the home that you set out to purchase, right? And it's a brand new freaking construction home and if miscellaneous things, even if it's nicks and dings and scratches, like, yes, we want those corrected.
Going straight to the builder, you are going to be teamed up with that construction manager. He is now on your team. Versus working with Ms. Crystal here. By the way, best way to reach us, send us an email, [email protected].
Working with Ms. Crystal, you have Ms. Crystal on your side, not the construction manager, and we're working with the construction manager to get these things done. That is the difference between the two. One of them is your representative, the other is the home that you're purchasing, and we're trying to get it to our standard, which should be your standard as well. By the way, it didn't cost our clients a dime to use our services. Now, were they in town most of the time? Did you have to do any video shots for them while they were gone?
>> No, they were actually able to come visit in person, which is great. Um they were able to be there at the walk-throughs. So, we just kind of went through together, and they're to coach and support and point out anything that I find, and um this was this was a great neighborhood for for them, and I kind of knew it from the beginning when they first started looking. It took us a while to get around there, but um you know, of course I want to take you to see everything that you want to see so that you have peace of mind, but we're we're getting pretty good at matchmaking.
>> Sure.
>> People in their homes.
>> Naturally, it happens, you know, and uh I I can imagine during the consultation calls you're bringing up a community, and some people are just so fixated on what they see. Like, "No, I'm thinking these two." Um at by the end of the day, like we want to find you some genuine alternatives. Even if you're really fixated on a particular community, it's going to help us with negotiation, and you you actually hit the nail on the head. Peace of mind. Like, you want to make sure you've turned over every stone for them. Imagine moving into a home, and then you're driving around month or two later, and you're like, "I never saw this community, or I never knew this could have worked for me." So, you know, uh genuine alternatives is uh what gives you peace of mind and gives us some good negotiation powder uh power in the world.
>> what else do you have for them? You have anything else before we hop off?
>> I would say just make sure you reach out to us first. It doesn't matter if you're a year out from purchasing. We've had people that are even 2 years out from purchasing reach out to us. We want to get, you know, a buyer agreement with you and get working for you so that you have full access to us through the whole process. Any questions or anything that comes up, if we have updates on things we think you'll love, we can go ahead and send those to you and you never know, like a perfect deal might pop up, your situation might change and you need to move sooner than you thought. So, we want to be ready for you when you are.

>> I guess.

>> They do. They're pretty much used to this Florida heat and humidity, man, but you may find me out there in a ponytail quite a bit when it's hot like this.
