[00:00:03]I'll tell you a story. There's a guy who does big real estate seminars. All they talk about is a lot of macro stuff. The areas are growing. Areas are growing.

[00:00:10]Buy, buy, buy. They do all multi-family syndications, this type of thing. And their macro didn't work. A lot of your deals are underwater. And I said, "Well, would you have done anything differently in retrospect?" It's a good question, right? Like you got burned.

[00:00:24]Not everybody's flawless and doesn't ever make a mistake, but did would you at least do something differently? And he said, "Everybody I knew was buying."

[00:00:32]This is the guy I talked to seminars, big seminars on real estate. He said, "Everybody else was buying. My friends at Harvard, everybody was buying." If everyone's doing it and your reason is everyone's doing it, that's an emotional decision. That's most of the people who teach in real estate. It scares me. Just be a little bit wary of this mentality.
