Well, folks, it has happened. After more than a decade of reporting HOA horror stories, Georgia has a new law to help.
The governor did not sign the bill, but he didn't veto it, so it automatically became law. Now, advocates would say this is just the foundation for more change, while critics, I'm sure, are already gearing up to find ways to overturn these rules in the next legislative session. But, for the typical HOA following its covenants and doing right by those living in the community, the biggest change is just going to be registration, uploading some documents you should be creating already, and paying that $100 registration fee. Now, some HOAs are going to have to start formalizing their process, actually creating a budget, electing board members, and begin recording minutes. For homeowners, though, you'll have to wait until 2027 to use the Secretary of State's office to help with mediation, but change is coming.
